  1. Fire engines and fire trucks may refer to similar-looking red vehicles, but their duties are quite different. Fire engines have hoses with water tanks and pumps for controlling the flames while fire trucks are mostly for search and rescue operations.
  2. As a vintage Gibson owner (as discussed upthread) I feel like I belong here, finally. Anyway, I pulled out my pristine Peavey T60, and I haven't opened that case in a very long time. I went to the googles to learn more, and WTF do I see? Carl Fucking Perkins playing a Peavey
  3. The "Dead Man's Curve" singers? I cannot imagine how a grown-ass man survives in this world without cash (without the world thinking you're an asshole). How the fuck to you tip a valet? A bellman? A cocktail waitress? The fucking hard-working mexican putting armor all on your tires at the car wash? How do you get a room upgrade from the desk clerk at a hotel? How do you grab a quick cup of coffee at the bodega? Do you really pull out a card for a buck and a half cup of coffee at a bodega (or donut shop)? What in the holy fuck do you stick in a strippers thong? When you leave a hotel, you don't leave a 5 or 10 for the maid? I'm carrying a couple hundred at all times, minimum. A hundred as a stashie (between phone and phone case) for emergencies at all times. At least 40 in 5's and 1's. That's on an everyday basis. If I'm going somewhere where I think I'll need more cash, I keep at least a thousand on hand under the proverbial mattress. Are you a cheap fuck? Or is it that where you live (and I know the very desirable community that you live in) it's a deal where everybody has wechat so cash isn't necessary? Fuck, we just had a really rough week for the family... the kind of deal where people send over food and flowers. Those delivery people expect and deserve a tip. Some mofo rings the doorbell with a flower arrangement for the GF, he's getting a 5 spot for sure. Minimum. I'm not asking the motherfucker for his venmo code when he's delivering something. Same for uber and the like. Those cats absolutely prefer greenbacks over some bullshit tip on some bullshit app.
  4. Hey Loan Guys: I have a buyer that's looking at a tenant-occupied home. Out here, a long-term tenant gets 60 day notice. What's the max that my "owner-occupied" buyer can not "owner-occupy" the unit? Will the lender frown on 60 days of tenant occupancy?
  5. Sorry for the self-quote y'all. I went 1 for 2 on the offers. I'll take that anytime, but especially these days. Mr. Old School just called me and told me that they had a higher offer, but the way I structured ours was clean and simple, and he knew from talking to me that I wouldn't jerk him around. This cat's been licensed since 1977, so he's seen some shit, and I will consider it a compliment from him and proudly accept it. It was a good day. This is a small deal...a little under a half mil, but I'm fine with it. Give me 5 more of 'em. And, I'm going to do what I rarely do; hire a "transaction coordinator" for the deal. I'm the only guy in town that pushes all the paperwork on his own deals, but my seller on the listing is also a buyer, and she's consuming a huge amount of my time, and with the personal loss that we've suffered...I'm just going to pass this file off on the paperwork side and let somebody else (we have somebody great) deal with the headache.
  6. Of my two offers out, I got a "thanks but no-thanks" on one of them. "We had 9 offers, many over asking, and the offer the seller's chose waived contingencies". Fuck that...the house was rough.

  9. Oh fuck y'all. I've been chasing a nice listing for several weeks. A friend of the GF. She's gonna sell a super-nice condo, downsize a bit, get away from HOA fees, and bank her 250,000 exemption. I got the listing today, just as the summer sales season is winding down and the kids are starting school. Oh well, not much inventory, her unit is super nice, and I can sell it anyway, and probably get a record price for the complex. Meanwhile, I've been looking at replacement units for her. There's an over-55 complex that she likes, so I've been showing her houses in there for a month or so. I usually take Mondays off for yardwork, personal errands, home maintenance, etc. Two Mondays ago, I'm heading to Home Depot, wearing a paint-stained Strickland Propane T Shirt, dirty shorts, and flip flops. I get an alert that there's a new listing in the over 55. I'm heading in that direction, so I decide to go preview it. I pull up, and a woman is peeking through the windows. She sees me and says "are you the owner". Nah, I explain that I'm a sloppy realtor on his day off, apologize for my appearance, and tell her I was heading to Home Depot for mulch. I open the lockbox and invite her in. We look at the home together, she asks me about other neighborhood listings, and says "you're very knowledgeable...may I have your card".. Sure. Fast forward a week. My family suffers a horrible loss; a tragic death of a younger guy that's near and dear to me and nearer and dearer to the GF. It's a kick in the nuts. It's bad. I get a call from the window-peeker. She wants to see another listing. I tell her that I'm living in upside-down land, and tell her the only time I can show her is at 7 AM. She says "fine". We do the showing, she asks me to write at 20k over asking, all cash, and sends bank statements. The seller is a local monastery. The homeowner died Elvis-style, on the shitter, and wasn't found for several days. I've got a copy of the bio-hazard cleanup invoice...15,000. His family donated the home to the monastery. Listing agent puts on the MLS all the shitter death info, and says all offers will be reviewed after day 7 of the listing. I call the dude, and he's straight-up old-school. Says "I will not represent any buyers on this deal". "I'll play it fair and square", and something in his voice makes me believe him So, we get an offer together, I send it over, and the agent responds that I'm offer #9. Shit. I confer with windowpeeker, and we agree to keep looking. This morning I show her another listing that she likes, but not as much as Elvis-shitterdeath unit. We do the showing, crunch some numbers, and, this unit is tenant-occupied by an elderly couple, which complicates matters. We discuss several scenarios, but she tells me that she still prefers the Elvis unit if she can get it. I explain to her that I cannot write on the second deal with the offer out on the first because it's unethical. I tell her I'll call the agent on the Elvis Shitter house and see which way the wind is blowing. I call the guy...Mr. Old School, and say hey, are we in the game here, because if not I'm sending you a withdrawal of offer notice so my client can move on. He says yeah, your offer is very strong and you're very much in the game and very well might win. I call windowpeeker and she says fuck it, I'll buy both, and sends me Proof of Funds that she can buy both. Oh boy. Today I listed $895,000 and have cash offers out totaling over a million. It's the worst week I can imagine personally, and as good as it gets professionally.

  13. Rock & Roll Hall of Famer Joe Walsh of the Eagles and an all-star musical lineup will perform in San Diego this fall to raise money for VetsAid. The Walsh-led nonprofit, which benefits charity organizations that aid U.S. military veterans, has disbursed $3 million in grants since its inception in 2017. The 7th annual VetsAid concert will be held Nov. 12 at North Island Credit Union Amphitheatre in Chula Vista. Besides Walsh, a former Encinitas resident, the lineup includes two other Rock Hall inductees: Jeff Lynne, who will perform with the latest iteration of his string-driven band, ELO; and Stephen Stills, who is billed as a special guest. Also confirmed for the show are Flaming Lips, The War on Drugs and Lucius, the acclaimed indie-pop band co-led by singers Jess Wolfe and Holly Laessig. Apart from special guest Stills, all of the concert’s artists are scheduled to perform full sets at the concert, which has a 5 p.m. starting time. Tickets go on sale 10 a.m. Friday. Walsh, 75, is the son of a former U.S. military officer. His father, a first lieutenant in the U.S. Air Force was killed in a 1949 crash while stationed on Okinawa. His late dad partly inspired Walsh and his wife, Marjorie, to launch VetsAid. This year’s edition of the concert will use the money it raises for grants that will exclusively be given to military veterans-focused charity organizations based in Southern California, or that have operations on the ground in Southern California. Grant applications are open now via the VetsAid website: vetsaid.org/grants. “VetsAid is back for 2023 and we’re taking it outside in beautiful San Diego to support California’s veteran population.” Walsh said in a statement released Monday morning. “My good buddy Jeff is bringing the ELO experience for their first show since 2019. The War on Drugs is one of my favorite bands out there doing it and I’m thrilled to be able to welcome them. The Flaming Lips are a perpetual joy machine that will dazzle our audience; if you know, you know and if you don’t — you will! “Lucius are two spectacular vocal artists and songwriters that will take your breath away. And to top it all off, we have my dear friend and hero, Stephen Stills, joining as a special guest. My friends and I will see you under the stars!” Walsh most recently performed in San Diego on March 3 at SDSU’s Viejas Arena with the Eagles. In July, the band announced that its upcoming tour, which begins in September and is billed as “The Long Goodbye,” will be its last. No West Coast dates have been announced as yet. Tickets for the Nov. 12 San Diego VetsAid concert at North Island Credit Union Amphitheatre go on sale 10 a.m. Friday at ticketmaster.com. They are priced at $39.50 to $249.50 each, plus service charges.
