  1. I’ve recently started to pay more attention to my investments. I’m 46 and investing for long term growth, not to get rich quick. (I know, fat chance) I’ve had an IRA and 401k following the total market and S&P 500 (FSKAX & FXAIX) for years. I recently opened a brokerage account with a 33% split of QQQM, SCHD and VOO. I also opened a Roth IRA with 60% JEPQ (dividends are reinvested) and 40% QQQM. I don’t know, am I doing it wrong with these choices? What does your “perfect” ETF portfolio look like?

  6. Yes, I belive this is what happened. She had no protection from the appraisal value increase until her 10% cap kicked in.

Yeah, good timing as far as the value of the home doubling, but instead of paying property taxes on say 650,000, she is paying taxes on 1.2 because the value of the property value doubled, before the 10% cap went into effect. According to this link, since she filed for the homestead exemption right when she bought the house in 2021, she had to wait a year for it go into effect. And she gets the 10% cap for 2023 only. That's the way I read it. https://www.trinityoaksmortgage.com/homestead-exemptions-in-texas/ Prior to January 1, 2022, homestead exemptions could not be filed until the year after a home was purchased. As of 2022, homeowners may file for a homestead exemption immediately upon closing on their property, so long as an exemption has not yet been filed for that tax year.
  8. My girlfriend bought her home in July of 2021 in Westlake. She immediately applied for the homestead exemption to receive the 10% cap on yearly property value increases. The 10% cap did not go into affect until January 1st 2023 since you have to be in your home for 12 months for the homestead exemption to go into affect. During this period the price of her home's property value and all the ones in her neighborhood doubled between 2021 and 2022. While her neighbor's homes only increased by 10%, she got no break. Is she just screwed? Poor timing on buying her home? Is it worth talking to a lawyer to see if the 10% property value cap can be retroactively applied for the year 2021-22? She had a formal hearing with Austin's central appraisal district last week and they took off $100,000 from her property value, but could do nothing about the 10% cap that didn't get applied until 2023.

  10. Nice weather this weekend. It was packed. Flight was delayed out of Austin Friday evening 3 hours due to the rain in Vegas, so didn't leave until midnight Austin time. The peking duck at Wing Lei was great. Had a nice lunch at Momofuku.
  11. My American brain is programmed to tip all the time. smh The craziest is at the Moody center for a concert at one of their snack bar kiosks. You grab your own food/ drink and you even check your own self out like at HEB and they ask for a 15-25% tip. Seriously? It needs to stop.

  13. I'm 45 and had mine done last April. My score was 6.65 with a percentile ranking of 50-75%. Cardiologist said it was normal.

Biking distance 58 km elevation gain around 820feet. Highlights: coastal area and cliffs of Korcula island, medieval town of Korcula and Marco Polo birthplace. Night stop: Lumbarda town / Korcula island. Day 4th: Korcula island – Peljesac peninsula Morning ride to ferry port and ferry to Orebic town on Peljesac peninsula. Bike ride along the peninsula in distance of 60 km elevation gain about 850m This morning you leave Korcula island with the ferry, after short sail of 15 min you start bike ride over Peljesac peninsula, this scenic ride takes you by the vineyards, small towns and picturesque bays to historical town Ston, well known by longest city walls in Europe, salt pools and sea shells farms. During afternoon hours, you will be picked up from Ston and transferred by our driver to Dubrovnik. Evening to explore Dubrovnik on your own. Highlights: vineyards and wine cellars, dry stonewalls, picturesque bays and beaches, great wall of Stone town. Night stop: Dubrovnik Day 5th: Day trip from Dubrovnik to Konavle countryside, (With possible ride short part of Montenegro coast.)   15. Biking from Split to Dubrovnik at the end of June for a week. We are cheating and using e-bikes. Looking forward to it!
  16. I tried the free bet blackjack at Cosmo on Sunday, the house will match your bet for you on double downs and splits. The only caveat is if the dealer gets a 22, then it's a push instead of a bust. The dealer got so many 22s. That's bullshit. Caesars also had the free bet tables, but I don't remember the dealer having a "push" when they got a 22. Are the free bet tables a bad choice to play?
  17. Lanikai Beach is great! The Kokohead crater hike is wonderful. Marugame Udon is fantastic and close to Waikiki Beach. Eat lots of poke and Acai bowls. Enjoy!
  18. I was on JV, a sophmore at the time. We had decent teams back then for such a small school, but he got us to state. He was a great coach for us. Very personable, everyone loved him.
  19. Cool story bro opportunity. Coach Terry was the head coach of my high school alma mater, Somerville, TX. Somerville is a small town of about 1,000 people. Coach Terry was there only 2 seasons. Moved up the ranks to college coaching pretty quick after that. He's come a long way, proud of him. 🤘
  20. I think the best sunflower seeds are found at Asian markets. The coconut flavored ones are my go to. The seeds are huge.
  21. Mauna Loa started erupting yesterday for the first time since 1984. This is a pic from this morning of the airbnb (the little white lights) that I was staying at last Monday at this time. Would have been cool to see!
