  1. That's what I think is going to happen. You can't keep printing trillions out of thin air without a hit to your currency. Especially when most of the "stimulus" is going to pet projects that aren't really putting dollars back into the economy. I don't think it's gonna be Weimar Republic bad, but I could see another Great Depression. I have been buying up depreciated assets (tractor, skid steer, and a UTV), all are about bottomed out on depreciation, they have nowhere to go but up. I can use them myself, and could do work for others if need be. Just bought the Kubota tractor about two hours ago. Useable assets are not gonna be any cheaper for a long time, and you don't want to be caught with a bunch of worthless paper if shit really got bad. CHIEF
  2. I always shallow staged where it took a wide-open throttle run to get the nose to the front bumper. It can get brutal at the Fishing Center in Port O with a 3-5 knot tide ripping through there. CHIEF
  3. It's the closest I've been to throwing fists in the last 15 years. It's totally rude and uncalled for. There is a whole fucking lake with minimal ( and distant) or no boat slips. Go there and throw humongous wakes to your hearts content. I hate to be a dick about it, but I've threatened to make claims on their boat insurance or sue them for damages. You throw a 4 foot wake 100 feet from the docks, you need an ass whoopin' or a bullet. CHIEF
  4. We call that maximum "plow" around here. Not planed off, but damn near close. It's a good way to get an anchor thrown at your head. Don't get me started on those fucks on July 4th when everyone is anchored about 5 feet apart to watch the fireworks, and the fucker is weaving his way through everyone at about 8 mph.   5. Maybe take a look at Midlothian, you could run up 360, she could take 67 to I35. Most of the growth has been north of DFW. It's still pretty rural down there. It's a lot easier to commute from south of DFW. New construction is still right at $150 sq/ft. CHIEF

    My Dad had dozer business when I was young, and our dozer operator spotted them that way. Probably the best I have ever seen at spotting an arrowhead or other artifact. He could spot them from 50-60 feet away, so he has a rather big collection. He was a trapper, so was always keenly observant. He would see a set of truck tracks in the dirt and could tell you exactly whose truck it was because he knew what tread pattern was on everybody's vehicle. A freshly plowed field next to a creek is definitely worth going and asking the property owner for permission to go look for artifacts. It's a fun way to get the family out of the house and out into nature. Usually, they are hooked after their first find. TT, that is a helluva collection. That's the only other scraper, that is identical to mine, that I've seen. CHIEF

    Around springs are prime areas. I hate to break them, but a chisel plow would probably leave them intact, if you have a tractor. You could hit a pretty big area and you would at least know they are there, and if it would be a good place to dig. CHIEF

  9. Not really deed restricted in our community. But most retirees have already paid for a house, and purchase with cash from the equity of selling their previous home. They bought there first home closer into the urban centers, so they bring a premium. They take that and buy something they want in the rural areas. CHIEF

    In creeks, near rivers, they will be only a few inches down. Most of the guys on Youtube are digging 3-5 feet down. But they are finding points that are 6000-9000 years old, which are apparently more abundant. I'm gonna make my "starter hole" with the stump puller on my skid steer, then excavate with rakes, shovels, and garden tools. They are archaic aged points. My uncle has found most of his from the "Woodlands" age (2.5 feet down), I would venture most of mine are Woodland aged (3500 BP to 1000 BP) with the exception being my two favorites, they were less than 2.5 feet. I have a 42" deep trench dug across the high ground of my property at the moment, it is 335' long, for an electrical line. I walked it today and didn't find any "worked" flint or chert, kind of discouraging, but I'm gonna dig another area and see if I have any luck. CHIEF
  13. Well I have to admit, it's not because of me. She gets the clients (president of VFW Axillary, president of local art guild, a recent widow that draws other widows when they want to downsize). I know the market, set prices, put out signs and Supra boxes, work the multimillion dollar properties (find out zoning, how to change it, what utilities are available) the stuff that should be commercial, or if it will sell quickly as residential, I make that recommendation. I watch the market trends, and take care of our family's "daily" business. Mrs. CHIEF gripes at me and says I don't do enough, I just do what's asked. I always offer to do more. I generally work the weekends, but Mom says she gets bored sitting around the house. She is 71 going on 50, and making more money that she has made in her life. One quarter, last year, we were number one in sales for our county, and there is just two of us. There are 5-10 agencies with over 20 agents in our county. She gets calls daily of agents that want her to be their broker. She has one condition, your agent number has to be lower than hers. Hers is 0145XXX. So at least 52 years of experience. CHIEF
  14. Yes. We have found out that being the agent in both transactions gets you the "my personal agent" tag for that client, and they will recommend you strongly to all their friends and family. We do little to no advertising, but word of mouth is strong in our subdivision. We generally have almost half of the listings, and generally stay in our 10-15 mile radius. Being a retirement community, most of our sellers are moving closer to working children, so most of the time we will not be representing them on their new purchase. The 3-4 times a year it happens, it is well worth the loss in commission in the goodwill generated, and the buzz at the country club. We did this for a family friend from church (which we would have done it anyway), her father, which is also a friend of mine, thought it was such a kind gesture that we are now the buyers agent for his FIL. His price point is $1.2mm, which is in the top 10% of our market, so all of the lost commission will be made up. CHIEF
  15. I always get a baked potato, which is hard for anyone to screw up. Their fries are house cut and greasy, but their hash browns, at breakfast are killer. Murn's chicken fried steak, gravy, two eggs over easy, and an order of hash browns would be my death row meal. CHIEF
  16. Any of you hunt regularly? I saw where Cajun does. What cool shit have you found hunting, and what have you found just by accident? My best has been by accident, but many were from a field along a creek that the owner would call me when he was plowing it for peanuts. One of my uncles has probably 10 cigar boxes full, plus about 5 big display boards with 50-60 each. My great-grandad said they were so plentiful when he was a kid, that they used them for skipping rocks. Here is my meager collection: My favorite, of course is the big hide scraper. We had leased a place and one of our cows got bit on the face by a rattlesnake, so my Dad had sent me over to walk all of the limestone ledges and locate dens. I was walking along and there it was, just laying on top of the ground. I estimate that it was dropped by a Comanche in the last 250 years. My other favorite is this small intricate bird point that I kicked out from under the dirt in about 4th grade. I was on the swing, and the bell rang for recess to be over, so I started dragging my feet to slow down and stop. This little baby just popped out of the backland prairie, not even close to a creek, or possible camp: I've also found a few shards of pottery: I've started watching these dudes on Youtube: I pretty much knew where to find them, they just removed any doubt. I'm gonna do some digging on the flat area above a spring on my small acreage. There are several waterfalls before it dumps into the Brazos. I'm going to screen all of the sediment in each of the pools below the falls and see what I come up with as well. CHIEF

  18. I prefer that a client sees the property in person before putting in an offer. We are starting to see crazy offers and terms out here 45 minutes from DFW. The new terms seem to be moving to no option period, waving inspections, 3% escrow, buyer pays for a survey, appraisal, closing costs, and title policy. Buyers are giving the seller 30-60 day leasebacks to find a new home. The seller is basically out nothing. Cash is King. Commissions are still 5-6%, will do it for 4% if we get to be your buyer agent on your next purchase. This is the most money I have ever made, but I'm rat holing it. My Mother is my broker, so it is only she and I, and we home office, with little to no overhead. We have sold 28 homes since January. CHIEF

  20. Mrs. CHIEF just went by HEB and bought a sack for a Sunday night family boil. It was $1.50/lb. They get nervous on Sunday nights, since most people don't have boils during the week. Gonna have to go back to making Sunday night "crawfish night" for the next month and a half. CHIEF
