  4. I think it was just Grapevine location that recently closed. Benbrook and Granbury are still open.

When Heim pulled the plug on the Parker County location, I seem to remember him tweeting about the cost of building and that Parker County wasn't off the table, but they'd be looking for an existing location. I wonder if this could be that existing location. The building, though small, isn't bad, and the outdoor space is nice. (Everything else about that place was horrible.)

  25. I remember the first time I ever ate there, probably 98 or 99. Great food, great service. Live music on the old patio. You felt like you were somewhere kind of hidden because like you said, the area was not what it is today. I used to get up early on Sundays, hung over af just to get the SOS biscuits and gravey. I loved stopping in for a burger and call the audible to get whatever special was on the board - bowl of chili with onions, jalapeños, and fritos, or cheese enchilada burger. I miss old Fred's.
