  4. I was obsessed for a while. Had a subscription to Latitudes and Attitudes and Blue Water Sailing. My thought was to look for a 32' to 39' (37s is ideal imo) Etap, the so-called "unsinkable" boat. Not a lot of storage space with the double hull, but I think the goal would be to be lean and mean. You can find a used one on the med for about $100k. Figure another $50 to do a complete overhaul. That would keep a lot of cheddar on hand for other stuff. Or go smaller, like the 32s, and really be nails and single-handling.

  7. Have a 1st and 3rd grader in rec sports. Third Saturday in a row with rained out games. The keep trying to reschedule them, and now we've got seemingly every weekend in October with games on both Sat and Sun. Jeez, I mean I get wanting to give people their $80 worth or whatever, but I'd like a day to get to the ranch and fart around. They don't even keep official score in U7! And on my daughters team, its a 5 team league. They play everyone 3 times! Maybe we can play one team just twice. We'll manage. Nobody is getting promoted to the top league.

Earlier articles said that was "complicating" things, but I'm not sure what the actual impact would be. Is CDC cool with leasing Myers? Last night I dream I watch FCA beat the hated Dallas Burn after a 2-2 tie by notching a 4-3 win in the old running 35 yard hockey shootout.
  11. I'm kind of partial to the aesthetic of a multistory building, particularly the cliche concrete & stainless look, and a nice balcony view. But my mom did live in a detached home in a condo area up the Mountain in 78750. No common walls and no direct maintenance cost (outside of HOA fees). But it was 2 story, and she got old.

  13. This may be an impossible question to answer, but hear me out. I live in the NW burbs of Austin. I like it here. I have my little ranch property, and I get my fill of outdoor stuff there. I would be happy in a big condo or townhome thing with zero maintenance. But most of the multifamily stuff outside the core is stick built, and I don't think I could ever live in a place where I can hear my neighbors. I did it as a student, and I never want to do it again. I don't have those concerns so much with the nice concrete highrises. If somebody built a X story condo highrise (maybe a parking garage next door - this is the burbs) I'd be interested. Since property out here is so much cheaper, what kind of prices do you think a reasonably sized 3 bedroom (maybe 1200 sq ft) condo run if somebody actually built one? I know they don't really do those kind of floorplans, but you know what I mean.

  15. In the defense of Frisco, it does let FC Dallas be an epicenter of youth development. Acres and acres of practice fields. I hope eventually that FCA works out a way to have lots of youth coaching and stuff.

  17. It'll do. AFAIK its a different scheme than any other major pro team in Texas, and its not UT, A&M, Tech, TCU, UH, or Baylor. I vaguely recall the Mavericks being primary green in the 80s, but they are pretty squarely blue/white now. FC Dallas Burn is red, Dynamo is that weird orange. Not sure how about the tree thing. It looks cool, and I'm rather fond of badass ancient live oaks, but it doesn't scream austin to me. The Portland Timbers is an axe, so at least its not a different tree. They probably could have kept that Crew yellow, but I can see why they might want to rebrand.
  18. I have the cbsaustin interactive weather map bookmarked. As of few minutes ago it said "weak front passing though, storms not expected to be severe." Now it says "Warning until 6:15pm. Possible winds to 60 mph and hail to 1" in diameter with a storm over Andice tracking SW 10 mph." I'm guess that is just copy/pasted from NWS outlooks, but it made me laugh.
  19. in writing this up its apparent the solution is to run an easement along the east fence of Neighbor A from the north county road. I guess? So long as the parcel that is new to my FIL touches his remaining acreage, I dont think an easement by necessity would have cause to be created.
  20. My father in law bought the adjacent 43 acres to my ranch (the old "la casita" thread on the other forum). My FIL had some money burning a hole in his pocket, and the nice lady neighbor was looking to sell (we bought our original ranch from her and get along great). She get the money she needed and we got to control the use, rather then ending up with the next door property being some junkyard or whatever. She sold off to my FIL 43 acres, but really we just want about 18ac of it (the pretty wooded part on both sides of the creek so we don't need water gates and such). But it was one of those deals where my FIL had to buy the whole 43 acres right then, and figure out the rest later. It has a nice 25 acre field that is good for a couple cuttings of hay each year. But a denuded field is not great for use for us. We just want to putter around and drink beer, not be worries about fertilizing a field and working out deals to have someone with a tractor cut hay. Other neighbor could use it for his hobby cattle raising - he can finish off non-weaned calves and check up on them daily. That's fine with us, and he'd be a good steward for the land as well. He suggested a land swap, FILs 25 acres for a similar amount from his proverbial back forty. Seems a fair deal and a win-win; our 25 acres is more useful to him for honest agricultural production, and his ~25 is nicely wooded and would fit in well with the hunting property we have (we do wildlife ag exemption). The issue is that freshly broken off a piece of neighbor's property would be "landlocked" (it would not have frontage or a deeded easement to the country road). Technically FILs new 43 acres, once you cut off that 25 acre field, would become landlocked as well. Not actually a problem, since I intend to buy the remaining 18 acres (and I guess that 25ac as well) and unify the whole tract. But that's probably can't happen the same day the land swap closing would happen. Would this kind of deal run into the TX common law principle against landlocked property? To be clear: we have no interest in any implied easement or whatever, I just don't want this vaguely recalled legal precept to screw up what would otherwise be a pretty straightforward deal. (I'll try to whip up a MS paint diagram tomorrow)
