  2. Found out yesterday they had it at 75% as of Jan 1. Based on the price they chose for 75%, if I added another 25-30% to that value, it'll still come in well under what we paid for it which was my hope. We opted to roll any additional escrow over instead of taking the refund because I expected a jump. As far as the amount of tax we chose to escrow - the house was lender appraised at more than sticker and we put 25% down. We opted to have our escrow be 90% of sale price as opposed to 100% of the lender appraised value (which was actually 35k more than we bought it for)

The reel is garbage. Like I said, wacky rigged senkos, TX rigged senkos and worms, treble hook topwaters, small cranks, etc will all work on this rod and you'll be surprised how well it holds up even with a good size fish on. My recommendation would be to run some light braid on it as well. Helps with getting greater casting distance, and increases sensitivity (because the rod itself is a solid fiberglass tube)
  4. Question for those of you who may have just gone through this. I just closed on our new house in Hays a month ago. Got my tax appraisal today and its showing Improvement (Buildings) Market Value and Land Market Value. Does the fact that there is a value in the Improvements section mean that my house was considered a finished home by the time they got around to assessing it? I've heard from some folks that if the house is not finished at the time of appraisal, they only assess it as dirt or sometimes a percentage of the structure. The good news assuming the above is correct - my place came in WAY under what I expected it would. The bad news - the effective tax rate out here is 2.8% which feels like murder. We finally built our dream home and now I get to be dryfucked on a yearly basis for the rest of my life.
  5. I'll pull it at 190-195, cut the point off and put it back on to continue rendering. Then slice the flat up. I mean, it varies based on so many different things - but I've always heard 185-190 IT for good slices.
  6. I quit using water in mine for years after getting used to cooking a little hotter and didn't even remember how much more stable the temps held with water in it. The other thing is the fuel usage seemed to be much more sporadic without water. I went back to using water and was shocked that it actually stayed below 250 and felt like an idiot. A lot of people regularly say they don't use water but they don't specify that they're cooking on an 18 which seem to stay around 225 more easily.
  7. I keep the deluxe version of the Dock Demon in my car. It's got a better cork grip and a slightly nicer (although still cheap plastic spinning reel) I took the shit reel off and put an older Shimano 500 sized spinning reel on it with 10lb braid. Use it for throwing Roadrunners and wacky rigged senkos. Texas rigs with any sort of weight will not result in a very good hookset on these little rods but any open hook or treble hook lure will do fine. Also, they are fairly easy to cast although not very far. Personally - I'd rather lug around a single high quality rod and reel than have to mess around with a cheap one.
  8. I just did my second brisket with a pair of clay pot bases and foiled bowl. Ran at 225 with little to no effort on my part. Prefer it to water since I don't have to refill or fill in the first place. What size cooker do you have though? My 22 is old, out of round and runs hot. The only time I'm a 225 even with sand or water is during the first hour. I tried the clay pot bases once and ended up with grease in the pan anyhow so I scrapped the idea.
  9. My WSM door was bent in the box and I immediately bought the CB door. I used the WSM latch until the plastic melted and the nut came out. You can get the Cajun Bandit compression latch on Amazon for 22 bucks if you google cajun bandit compression latch. Made by Southco Inc and will be the first link you see. You can also buy a door gasket kit and Unknown BBQs hinge for the lid on Amazon. Hinge is hands down the best upgrade you can get for a WSM. It's nice being able to just tilt the lid back and have it stay in place while you spritz, mop, etc.
  10. I've been back and forth on this for 5 years. First I just used water and pressure washed my pan after a cook. Then I started foiling and adding water. Then I switched to playground sand (which quickly started to harden and fuse to my pan) The clay pot base thing just seemed heavy and made it harder to wrap in foil. I'm now back to just doing overnight briskets with water in the pan and higher heat cooks (poultry, beef ribs, butts) with no water. My 22 will run in the 275 range with no water and stays below 250 with water.
  11. Brett Crawford bought the company from Morgan McCain or partnered with him before K2 sports bought the company and started building the rods overseas. I'm pretty sure their exclusive distribution with Academy and the demand for the rods had something to do with the sell. With Academy keeping the price of those rods around 100 bucks for the last 20 years, it was inevitable they would have to go somewhere cheaper for labor.

    They are really awesome boats. I dont own one but my friend does. Easy to haul around and get into spots you can't take a normal raft. That said - there are plenty of companies making PVC inflatables now with ridgid flooring and swivel seating. NRS does. I think there are even a few overseas companies cloning them all now. You're looking for a high pressure PVC inflatable that rated around class 4.
  13. Also - for those of you using baitcasting reels. My number one suggestion if you ever have 30 minutes. Open up the side plate on the left and take off the spool tension knob off the right side (under the star drag) There are small pentagon shaped clips holding the bearings in place. Take both of those spool bearings out, drop them into a bearing cleaning solvent (I use Zippo lighter fluid in a shot glass.) Give them a stir and let them sit for a little while. This will remove all of the factory packed grease they have been filled with which actually hurts their performance but increases their longevity for lazy asses who dont rinse their reels after salt. Once you pull them out, pat dry and put them on the end of a Qtip and give them a spin. If they only spin 3-4x, put them back in the solvent. Eventually, they will spin for 10-20 seconds or longer. Once that happens - leave them to dry and put a single drop of high speed reel oil in between the body and the shield and reinstall in your reel. You will be blown away at how much better your reel will cast and how you have actually lowered your chances of backlashing because your spool is spinning more efficiently. Will easily add 10-20ft to an already good cast. Just make sure you keep them oiled.
  14. With overbuilt workhorse reels like that - I would usually just give them a good freshwater rinse and wipe with a warm rag after using. And then once or twice a year depending on how often you use them - I would unscrew the drag and pull off the spool. Give everything in there a cleaning with a toothbrush or Qtip dipped in Reel Magic or other cleaning solvent (there will be a lot of built up gunk mixed with grease or oil) Once everything is cleaned, there are specific places to lube before reassembling. Also - some reels have a little slit in the body on the underside to allow you to put a few drops of oil on the gearing. Bad pic - but these are the most common places you want a drop of oil when doing a full cleaning. (basically anything that spins, pivots, etc)
  15. McCain HPR is actually "the" Morgan McCain (the guy that founded the OG All Star company.) Once he sold All Star and the company that bought it moved production to China, he realized he made a mistake. I think he had to wait a few years due to non compete clause or something, but he started McCain HPR and is making a lot of rods like his original All Star line.

  17. Btw - The original All Star Rods was sold and now their rods are being built under the name McCain High Performance Rods. They make those shrimptail specials still on newer blanks and better hardware for a little more money (just in case you ever need to replace one)
  18. Shimano has the best customer service in the industry as far as I'm concerned. Any issue I've ever had with the reel - they've sent me the parts direct to my door with no proof of purchase and no cost to me. I always buy Shimano over anything else.
  19. My #1 favorite combo I grab for any water right now is my NRX 6'8" Medium Extra Fast casting rod and a Shimano Aldebaran XG. For salt water, it's got enough tip for walking topwaters or throwing 1/8oz jigheads and plastics. For freshwater, it's great for finesse jigs, senkos, weightless plastics and light texas rigs.
  20. If you buy Lew's reels in the same price range as your Core / Aldebarans - they can be extremely light. They just released a new reel that rivals the Aldebaran in weight.
  21. I was young back then and didn't care as much about losing as I do now in my mid 30s. It's just shocking to think that 10+ years ago we were hoisting the trophy and and now we're talking about whether we can win 8 or 9 games this season.
  22. So - after 3 weeks of having this sod installed, I'm really starting to regret not just paying the builder for the sprinkler system. My uncle has run a turf grass and irrigation company for 30 years and told me it was a ripoff (hell even the sales guy told me it was a ripoff) What sort of cost should I be expecting for a 2500 sq ft front yard and a 4500 sq ft backyard for parts and installation? Lugging these sprinklers around is a pain in the ass. Accidentally left my small soaker on all night last night in the front because I passed out drunk on the couch. Not sure how much longer I can continue.
  23. My zones in my previous yard started doing this and it was just bad solenoids. Just find the box where those all live and find the ones that dont test out on a multimeter.

The fact that he's cleared to play by the same doctors who managed TP through a similar injury - yet won't even show up to sit on the bench says a whole lot about his character and his commitment to the Spurs organization. Anyone willing to disregard both of those things isn't worthy of wearing the silver and black. Fuck him. Get some young talent for him and let's move on.
