  1. First gumbo of the season…and got our tree switched over at the start of the year. We were gifted a king cake that lasted a day. Not bad, we normally get a Randazzo’s cake mailed to us.
  2. Parking is easy at the gate. $15 I think
  3. There’s always been brokers but I used to be able to get tickets via Craigslist. I used to do well flipping OU tickets and going for free. Now there are no tickets from individuals on CL. Perhaps this is because everything has gone digital and there’s so much fraud potential, the safety of the online marketplace that guarantees tickets are necessary. It completely sucks because if you buy a ticket and have to turn and unload it for some reason you have to eat a ton on the resale. Not to mention there is no place to go anymore. I was just curious if I’m missing where tickets are bought and sold sans brokers because CL is no longer the place.
  4. It appears stub Hub, seat geek, etc is the only real secondary market for tickets. I used to have great luck on Craigslist but there is nothing out there now. Am I missing a place to find tickets cutting out the insane markup? I guess the SH/SG market gives the buyer confidence and that’s where all the traffic is now.
  5. Wowzer, looks amazing. [emoji7]
  6. Sharing a few pics from this summer. Hoping to rent a sailboat again next summer to sail the Virgin Islands.
  7. My neighbor was devastated and was not sleeping well. I told her we’d get this done but it may take some time. As an aside the first buyer backed out after dragging his feet for a long time and this 2nd buyer has been slow rolling. My neighbor thought this would have been complete months ago. I was going to start the process finding a lawyer when I learned the title company agreed to wave the issue with the conveyance if my neighbor can show she’s paid taxes since 2001 when she bought it and get an updated survey. Let’s go! We’re not done yet but in an instant it could all work out. Thanks for the help!
  8. I believe finding heirs will be a challenge if not impossible. What happens if heirs cannot be located? My guess is the wife sold it says the husband signature. And given the location, value of the property, cash exchange, no title policies were issued until now, buyer 4 as an investor is seeking title insurance and this is now uncovered. It’s a mess and I feel terrible for my widowed neighbor who is very old and wants this all to be done with. I stepped in to see what the holdup was and to be sure she wasn’t being taken advantage of and found this mess. Im going to help her work through it. Thanks for all the help so far. Im going to call a couple of lawyers tomorrow on her behalf.
  9. She has owned the property for over 22 years. She’s now not sure what the situation was with owner 1. I suspect the husband died so when it was sold, only the wife signed the paperwork (but I don’t know this). So I think we need to find a lawyer in the county to get this cleared in court. Any idea of a very rough estimate of what this would cost? I think the value of the property is only about $30k. This is in Hidalgo County
  10. My neighbor is trying to sell a small property in the Valley so she can be my neighbor full time. She would winter in the south and live on the lake up north in the summer. This is an inexpensive property with a trailer on it. The title search brought up an issue when the original owners sold it to owner 2. Apparently the 1st owners sold it but only the wife signed the sale to owner 2 back in 2000, my neighbor (owner 3) bought it in 2001. She is trying to sell it now but original owner 1 husband never conveyed the deed to owner 2. So the title policy won’t issue the policy without going back to owner 1 (that is likely deceased, why he didn’t sign the sale). The buyer can buy the property without a title policy but she’s part of an investment group so she will likely want to have clear title. How would we go about getting a clean title since there’s no chance we could get a hold of the likely deceased or contact heirs that know nothing of this.
  11. I binged this with my daughter this weekends. It was so great. The characters were so great. It’s sad perfectly done and Ronald was the perfect guy for it. It made me want to go see the Joe Schmo Show again.
  12. Congratulations! My son also was accepted Monday to the school of engineering. He’s grown up a longhorn and we all shed a tear of joy. He’s visited several colleges and has been offered a lot of money at other colleges so the decision isn’t so easy. He did a 2nd visit to Bama, which is offering full tuition, 1st year housing and a $3,500 a year stipend. I went on the 2nd trip because I was low on Bama but I was really impressed. It’s a beautiful, clean place with amazing staff. LSU is offering a lot of money too, my wife went there and I’ve been a lot. I went to the admitted student day a couple weeks ago with him to hear their plug. It’s an amazing campus with a lot of tradition. We are waiting on Florida State, which we think may also be offering a lot of money. He had FSU as his #1 after his visit this last fall. I don’t think he was getting his hopes up he’d get into UT but now that he did I think he’s really in turmoil. It’s going to be a really hard choice. So much to consider, it’s really hard for me to choose too, even as much as a diehard longhorn I am. I think his heart is at Texas. Can’t wait to learn where he decides!
  13. We are thinking about a cruise for my son’s sr trip. When I was his age all wanted to do was go on a cruise. This thread has been helpful. Any current tips for booking a good one in late July?
  14. The thread reminds me of the immortal PSIG thread that spawned the Shag.
  15. I’ve always done my own taxes but this last year we bought a property we did a lot of work on an now rent via AirBnb. I definitely need help this year with navigating everything with what I depreciate and for how long vs. expense. Anyone recommend a good CPA / Tax help. I’m in East Texas.
  16. sooo - any tailgates going on in Stillwater? I'll be there with my son.
  17. Looking for 2 tix for this game on October 22nd
  18. We bough a property at the end of last year that we had to do quite a bit of work on and we now have it up and running on AirBnb and VRBO. I need someone who specializes in this that can help me manage through how to categorize and expense, depreciate, everything we did to get this up and running. I'm north of Tyler, I'm guessing Dallas should have someone that could be our person going forward to deal with this. Thanks!
  19. I'll add last year we hit up Saltwater Grill and we were more than impressed. We hit it again this year while down again for a cheer competition, it wasn't quite as good but wondering if they are having supply issues like all other places. I'd give it a go again but I may hit up some of these recs next year. Not food related but we stayed at the Diamond Beach Club Resort and was really impressed, great pools several outdoor and 1 indoor, lazy river, slide (when open). Media room you can rent out, game room with shuffleboard, pool, pinball, arcade games (all free). Great stay, even my wife (no pics), who hates Galveston, said she would come back there for a weekend getaway (she grew up on the emerald coast of Florida).
  20. Apologize if this has already been answered - we are going to air bnb a property we bought and remodeled. We really need a separate business card to track expenses. Ideally I'd grab a card with a good one time signup bonus like miles. Are restrictions applied to this card that limits when you can get another bonus? For example I can't get he AA miles bonus until next February on my personal card, is this true for a business card. Also - any recommendation for the best card to get for this?
  21. See post above, another company came out and replaced it for $157. I didn’t say but it was replaced with a double pane window. It looks great and matches the old windows. Woot! Sent from my iPad using Tapatalk
  22. So far this has gone about as expected [emoji23]
  23. Thinking about senior trip ideas. Heard Hard Rock DR is fun, all inclusive, clubs, etc. (fun for an 18 YO newly graduated). Let me here some other thoughts.
  24. Had another company out and initial estimate was $210 based on rough measurements I emailed. They came out and measured and quoted $157. Much more in line with what I expected.
