  1. I just tore up my front yard to put in a driveway. We had St A and I was considering making a change. The problem is I start looking at cost. I would need roughly 21-24 pallets to cover the area I really want done. I could get away with St A and only need 10 pallets (there is still some st a alive I believe). My backyard is all St A as well but I’m going to hold off until I put in a pool. The driveway went over budget, so I’m trying to keep costs in check. Could I seed and be successful with Bermuda? I’ll add that my sprinklers run off a well so if I need to water heavy to start that’s not an extra expense.
  2. Not to nitpick, but you’re talking about BlackRock. And what they are doing is a problem. They are using their size and ownership to dictate policy within companies that might not be in everyone’s best interest.
  3. Met the neighbor this evening. Couldn’t have gone better. He apologized for the guy cutting too much. He’s doing a lot of landscaping and going to put some new trees in the area. He came up with all of that without me having to say anything. I’m good with it and glad it didn’t turn into a bad situation.
  4. This is what I was looking for. This is what I want to do. I don’t want to get into a big deal and I think this can be pretty simple fix.
  5. In September we moved into a new house. Same week, neighbors moved in. A couple weeks ago they had a guy out clearing their property. I went over and spoke with the guy, letting him know he was really close to property line and I didn’t want my trees cut down. He assured me they weren’t getting that close. A week later I had the property staked out and sure enough, they took out a slice on my side. It’s a curved section maybe 15-20 ft long and 5-6 feet at the deepest spot. There were a few mature trees (oak/pine) and brush. I went over the day it was staked and took pictures. Wife who lives there came out to talk. She tried to tell me it was full of junk and they were just cleaning it out (it wasn’t). Told me she didn’t realize they needed to survey before and “oops, sorry”. Husband was out of town and has now been back a few days. I thought he might come over and talk, but that’s probably not going to happen. Should I just let this go and know that everyone now sees the lines? Should I go knock on his door and say WTF? I’m assuming we’re going to be neighbors for a while and I’d like to not be enemies. At the same time, they cut trees down on my property and that’s not ok.
  6. Update on this. Terminal block on back was broken so the timer didn’t have power. Fixed. Repair guy told me he doesn’t do work on SpeedQueen very often (they don’t have issues). Said they are the best options out there.

  8. We were at TriSupply in town that’s moving and had everything on sale. Bought SpeedQueen washer/dryer for huge discount. Went to put the power cord on and the terminal block is broken. Bypassed it and have it up and running. Timer doesn’t seem to work so we’re having it serviced (under warranty - TriSupply is handling). Aside from that little issue, wife is extremely happy.

  10. Taking my 10yr old son to his first TX/OU. Most of the time I’m good to stay home, but this one is for him.
  11. What’s driving me crazy is the lack of tickets available. Then, in a week or two I’ll hear from all sorts of people how they couldn’t get rid of their tickets.
  12. I’m also looking for 3. Wonder if we could get a better deal on 6 together? 3 is that shit where a seller is going to end up with a single. The thought of prices being lower at 8AM on Saturday does leave a little gambling spirit going.
  13. They did an amazing job not fucking up the rest of your yard. My whole yard was trashed.
  14. Make sure someone pays that mortgage. Edit - had a client pass away in 2012. Kids were scattered far and wide. Took some time to locate her son (he had joined a monastery). By the time they got everything moving the bank had foreclosed the house. They tried to fix it but we’re unable (either didn’t have enough $ or smarts - probably both).
  15. About to move a year after putting in our pool. House moving to doesn’t have a pool. It’s going to need one. Are cost coming down at all??
  16. Zeon. Part of my yard is heavy shade, part is heavy sun, and part is a good mix. I have 1 big dog and 1 medium. Medium is a mini Aussie and she has her trails she hits every time she’s outside. The SA couldn’t keep up. Zoysia hasn’t been a problem. Only problem is their urine.
  17. I put zoysia down in my backyard last year. Aside from a fungus I didn’t catch early enough, it’s pretty solid. The area with the fungus was large but I finally caught on and have been treating. It should fill in over the next month. My front yard is SA and I’m over it. We’re about to move and I e been looking at options for new house. Yard is SA that is infested with spurge. Thinking of killing it all and starting over with zoysia. My only zoysia complaint is that I went with a hybrid due to shade areas and dogs. You have to plug it or put down new sod. No seed. I’d like to have a yard I can seed to thicken.
  18. Thats not an Edward Jones fee. It’s the fee for the mutual fund family. Advisor sold 529 are going to have that expense. You want no fee use Nevada for Vanguard. If you have a business and want to use American Funds (for whatever reason), you can set up an employer sponsored 529 and avoid the upfront costs with them (still advisor sold).
  19. Put in a pool last summer. Used the hot tub almost every night in the winter.
  20. For aphids, go buy lady bugs. I used to do that once a year when we had a big crepe myrtle in my backyard at another house. My FIL flips out over the crepe myrtles in his backyard close to his pool. It’s entertaining. When we put our pool in we took all crepe myrtles and ligustrum out and put in Eagleston Hollies. It was expensive but looks nice. I have 2 giant oaks on one side of my yard and my neighbor has a giant live oak on the other side. Lots of leaves end up in the pool in fall/winter but the shade right now is worth it.
  21. How the 2 cities are run. As of Dec 2022, 20-30 new apartment complexes were scheduled for our area. They’re changing the rules so developers can put in small streets with 40 foot lot lines. They build a neighborhood full of 1300 sq ft houses that aren’t even starter homes. They become rentals. City council doesn’t believe people want larger lots with homes that are 350k+. They don’t believe developers want that either. We have 9 yrs left of school. We could absolutely rent or even buy a property to get us in district and stay in our house. Life would be easier to live in the district.
  22. 2018 we bought the house my wife had loved since she was young. We remodeled and moved in June 2019. Over the last few years, we have gotten more and more fed up with our current city and school district. In April I decided we were done with it all and we moved our daughter to another district about 20 minutes away. My younger twins finished out the year in their school and we have registered them in the new district for fall. I’m renting a house in that area to qualify. We need to move but are having a hard time. We keep looking for the house to replace what we’re leaving. We put a contingent offer on a house that has been on and off the market since March. They’re not interested (after telling our realtor they would consider any offer). I’m having to get serious about selling my house but a little concerned we won’t have anywhere to go (rental might work but not sure we could fit). That would give us a lot more flexibility in the spring to jump in the right house (if it comes around). There are a lot of people interested in my house. As soon as they heard we moved schools, the phone started ringing. Some are realistic, a lot are not. So then my wife starts thinking “are we making a mistake”. In the end it’s just a house and no matter how great it is, the nonsense going on around us isn’t going to stop. Not sure what I’m looking for here, or just to write it out.
  23. Definitely not the case on my 2 flights yesterday. PLS-MIA, MIA-IAH. Both had a bunch of idiots playing their devices without earbuds. What is wrong with people?
  24. Last year we did a 17x38 pool with spa, 6 ft deep, 1700 sq ft of travertine, new grass (zoysia), 27 45 gal eagleston hollys, moved a power line, and a new sprinkler system. I think all in was ~$175k Considering moving and house I want doesn’t have a pool. Assumed (wrong I guess) that pool expenses had gone down some.
