  11. Man that was a shittily written question, apologies.....to clarify, I want to pay $75k and then when my home sells (In ATX) put the other $75k down and be done. What is the easiest and most cost effective way to do this?

I'm going to buy a house for $150k, if I bring $75k to closing, and my current house is worth $75k, is there a way to do some type of bridging loan that is easier and cheaper than jumping all the hoops that a mortgage requires?   13. Thanks for the insight on the FSBO purchase all. The seller wants a price of a lifetime and I don't think it's a smart play for us. We are going to move on.
  14. I found a house and the current owner said he was willing to FSBO. Not sure where to start here. He said give him a number. Is there a best form I should use or should we just talk it out. The win win here is we both save 3%, right? What am I missing?

  16. driving in silence with my 8th grade son tonight and he decides to speak up....He asks me for a $1. I say ok, what are you going to do with it. He explains that a small boy on the bus ride home, he thinks a 6th grader, was frantic and feeling down b/c he had purchased one of those fund raising chocolate bars at school today for his dad and he had lost it somewhere. My son said, I want to go to school tomorrow and buy him one and give it to him to give to his dad. Let me tell you what, that one hit me deep right smack dab in the middle of my chest. My child was a shining example today that good people do good things every day! I am an extremely proud dad today!
