  1. With the payment the same, the $$ out of pocket - if held to the entire term - will be the same. Definitely check the numbers or the contract. You may have paid more for a lower rate. Doing some quick calculations on my own... Just examples... Assuming a 5 year term, $30k at 8% is the same payment as $31.5k at 6%. In the 30/8% case, you'll owe less over the first 3 years if you choose to sell during that time. At the very end of the term, you'll have paid the same amount. However, on the 8% loan, you'll have paid around $1450 more in interest overall. The math is straightforward w/ a spreadsheet, so definitely Do the math. Personally, I would want to understand what motivated the seller/dealer/finance-co to change the terms of the contract w/o your consent or knowledge. That part worries me.

Were his subordinates afraid? During his trial, in addition to the four victims who traveled to New York City for appointments from as far away as Nevada, jurors heard from another five women who said they were abused by Hadden, as well as a nurse and former medical assistant who said they witnessed more assaults.
  3. I am not sure there is any revisionist history that includes a 4th year of Strong and puts Texas in a better place today. Meyer was in his final year at tosu - most likely (near 100%, IMO) off the table. You are right that Herman is at LSU. If he sucks, Texas "dodged a bullet." If he's great, LSU will keep him. The list of coaches who moved leading into the 2018 season is interesting: Jimbo Fisher, A&M Frost, Nebraska Kelly, UCLA Mullen, UF Sumlin, Arizona Taggart, FSU Pruitt, Tennessee Morris, Arkansas Moorehead, MSU Cristobal, Oregon Smith, oregon St Luke, Ole Miss Edwards, ASU Heupel, UCF Napier, ULL Dykes, SMU Bloomgren, Rice I am not sure any of those would have been attractive to the administration.   4. Agree. Portland winters are relatively mild - temperature-wise (and, hence, snow-wise). When I visited in ~Mar'22, Portland experienced its first sunny day in about 3 months. Just about everyone bailed from work in the afternoon. It is a grey and wet winter there. I know a few folks who tired of that and moved to Austin around 25 years ago. That said, just about every place weighs on some folks after time.

  6. @Iowa Horn - perhaps. But there is some backstory to this song for Combs. His dad played it for him and it influenced his musical passions. As Combs was starting out, he played it in his sets. Very few folks go to small bars for local new artists aspiring to see innovative renditions of 15+ year old songs. "Hey, Jim, he sucks. It sounds nothing like the original." It's similar to the reason stud rock guitar players play the exact solo from the records. On the upside (as you reference), there are estimates that this recording has earned Tracy Chapman in excess of $500k from writing and publishing royalties. Given how shitty initial record deals at the time were (1988), I suspect she's totally fine w/ it. Plus, it will move more copies of what is one of the best recordings of the late 80s. I do not disagree about him breaking the cover honor code, but he's not a pioneer on that, esp. these days.

Stream of consciousness on this tread - many great comments about various places to live, etc. IIRC, Elon Musk moved to Austin right around the time he had $1B (yes billion) in stock options nearing expiration. Exercising/selling as a resident of Texas would have saved him at least $100mm in taxes. I would move anywhere in the US for 183 days for that kind of money. I visited both Portland, OR and West Lafayette, IN during the present Austin heat wave. The climate in both places made me reflect, "It almost makes the winters worth it." Portland has its share of problems, so it is relatively uninteresting. Smallish college towns in the midwest (WL, Ames, Bloomington, others, etc.) might be the next migration destinations. Reasonable property values, increasing tech/industry growth, local and state investment in industry, etc. The winters do stink, though. As noted, though, if there is not reasonable investment in the education of the entire citizenry (more than just $$), it can be problematic. In the "smallish growing college towns" scenario, live near schools where the professors send their kids.
  8. This. The Tribune article implies that the aTm offer started as "Tenure Track" and devolved into 5-year contract then 1-year contract. There's no way she should or would accept a non-tenured position. That said, "Tenure Track" for a previously tenured professor might just be procedural and the tenure becomes a rubber stamp after a "trial period." That aside, Texas A&M really screwed this up.   11. The below version from Tracy Chapman is a little slower and still fantastic. The wonderful thing about any form of art is that beauty is in the eye of the beholder. So, not liking covers lacking artist interpretation makes sense. However, being Aldean's #1 fan might mean you lack taste .
  12. Confusing Luke Bryan w/ Luke Combs is borderline inexcusable. Bryan is kind of part of the pretty-boy-bro-country genre, but he's at the upper echelon - in that he writes much of his music and is far less annoying than folks like Wallen and Aldean. As already alluded, Wallen and Aldean are Nickelback. Bryan is closer to Def Leppard. Combs has an interesting backstory - and his Vine clips helped launch his career. Plus, he's not really a douche like Aldean and Wallen. I find Combs to be musically talented and he gets significant bonus points for writing most of his music.   13. I've had 4 kids go through UT over the past decade and I am fairly certain there are near zero low-cost options near campus these days. And perhaps none that are far from campus AND where you'd feel comfortable letting your 18 year old daughter live. Moore-Hill - one of the "lesser" dorms on campus is now $13k per year for a double and San Jac is up to $16.5k. Both are up considerably over the past few years. W/ child #1, we considered buying a 2/2 condo in N campus. Kid would have lived in 1 BR and rented the other to a friend. declined to do so at the time. In hindsight, we could have done that, lost $10k in value per year of occupancy, and still ended up ahead. Instead, I was just out the $$ for housing. This does not solve the low-income person's problem, but indicates how real estate near UT Austin (or any other high demand college) will retain its value or appreciate.

  17. I recommend the approach from @MonkeyDoughnut with a bit of a twist. Schedule an appointment with the professor to understand where he stands. If he is strident that BIL is a serial cheater and should be expelled and prosecuted, he should walk out, say “Thank you,” and contact an attorney that specializes in these things (they exist). If the prof seems reasonable, he can talk it through with him. See what his options are, etc. The university holds all of the power here, so you have to proceed with appropriate caution. The punishments (if found guilty - sounds like that would happen) range from hand slap to point deductions to assignment failure to class failure to expulsion to revocation of degree. If the professor seems reasonable, a simple question would be “If I knew this was wrong, would I have done something that was so obviously in violation of the rules?” The counter might be, “you signed off on the code of conduct, right?” And a response would be, “Yes. Just like we all read every line of the terms of service of every piece of software we’ve every purchased.”

  19. For what it's worth... About eight years back, I had a 20 minute conversation with the owner of one of the tax protest aggregator services. I was preparing to protest on my own and wanted to pay him for 30 mins of his time. His response, "I can make far more money just pushing through a stack of protests than I can consulting. But since you are on the line..." He let me know that my approach was correct and that knowing "functional obsolescence" aspects of your property are helpful. [Well, at least then. 2 years ago, I was told that the folks from CA and NY were buying everything and did not really care about strange architectural aspects of your home.] Also note that many of these tax aggregators (at least the ones in Travis Co) once worked with TCAD and understand the constraints. However, they deal in bulk and you *might* be better off doing the work yourself. Anyhow - on the land valuation jump... The CAD will assert that the land valuations are meant to reflect what your vacant lot would sell for on the open market. This is false in practice. From 2021 to 2022, the CAD valuation of my land increased by 4x. Land values in NW Travis did not spike by 4x in 1 year. What I have been told.... The CAD attempts to assess the valuation of your entire property and tends to keep land valuations flat. If the improvement valuation - for the neighborhood - required to meet the overall appraisal exceeds the replacement valuation by ~25% (I think that is the number), the CAD will reappraise the land for the neighborhood. This is why it changes infrequently. Also, it is more difficult to protest, especially in urban or suburban areas, as there are very few vacant lots for sale.
