    100%.  Margins are lower on that side along with more headaches.  I go out, not up.

Just caught up on this thread.  I think it’s a bit pre-mature with some of the transfer noise.  If I had to pick the season starters at WR, it’s likely going to be Bond, Cook, Wingo, with Moore/Golden coming in with a heavy rotation.  Bolden is like 5’8 and 165 pounds.  I think we’ll see him in a Keilan role.  I’m not all that worried about Moore transferring.  Dude has it hella good with NiL here.  His whole family moved here and lives in Austin and they were helped with setting up a food truck business.  Based on all his interviews, the kid is beyond mature for his age and I don’t think he would bolt and leave the situation him and his family have here for more reps when he can wait another year and the playing time path will be there for him with Arch throwing him the ball.  Hell, dude may play himself into starting role this year with the way his teammates rave about him and his work ethics. A dude that shows up 30 min before everyone else to practice doesn’t sound like a dude looking to transfer when you add in NiL.
     
    This DL is loaded.  Lots of pussy talk about sec blah blah blah.  Last time I watched us play an SEC team, I saw Ethan Burke abuse the SEC champs and Burke is only going to get better.  Collins, Sorrell, Burke will forsure get drafted.  Collins and Burke have a chance to be day 1 or 2 picks.  Collins needs to be consistent on the field, he has all the athletic traits.  Burke’s motor, measurables are what NFL scouts salivate about and dude has barely scratched the surface of his ability.  He’s on the Charles O trajectory but further ahead.  Sweat and Murphy being gone is definitely a downgrade but our edge position is stacked and our DT rotation is nothing sneeze at.  Outside of UGA, Bama, I’m not sure I would trade our DTs for anyone else in the SEC and that includes aggy.  Also sounds like Texas has a fat bag of cash ready for a DT portal candidate.  And if we land one, this roster has no weaknesses.  I would not trade our roster for any other school including Georgia.

  3. The kid and all her middle schools pals walk around wearing AC/DC, Metallica, G&R, Nirvana, etc shirts, it’s a thing with them. But while driving them around less than 30 seconds into any song from those bands and they’re yelling for me to change the radio to Hits 1 on Sirius.

    About 13 years ago his daughter and last remaining child living in the house was finishing up medical tech school and was planning on moving out.
    In anticipation of not having tuition or a child in the house to pay for, he started work on his dream man cave. He tore down the old garage and rebuilt it and redid all of the drive with some pretty cool hard scape work. Inside he had a kitchen, bath, and open area where he put his new pool table. All surfaces were hard and could be washed down with a hose if need be. It even had floor drains. The fridge was stocked with plenty of beer and nothing else. Antlers and other hangings not suitable for the house were placed about the room and got it just like he wanted.  He even beat cancer during this time. Life was good.
    Well, the daughter did not move out, so while she was living there no crazy parties were allowed.
    Eventually, daughter met someone and he had to fork over a bunch of money for the wedding. Like 30 grand or something. But it would be worth it he thought, just so she could be out on her own with her husband making their way in the world.
    Unbeknownst to him, his wife promised them they could live at home to save money.
    So the man cave had to be converted to a residence. All new flooring, new kitchen, new bath, new bedroom walls, closet walls, and lighting. Pool table had to go to storage along with all of the other trappings.
    He thought it would be ok after  a few years when they moved out after saving some money for a house.
    Well, that day never came because his daughter freaked out and got a divorce 6 months after getting married. So daughter moves back into the house and garage apartment sits empty.
    So after about a year when the coast is clear, business partner converts garage apartment back into a man cave. Walls are torn down, new flooring, new kitchen, new bath Yada Yada yada. All the while, daughter is still living at home.
    He has been enjoying his man cave for a few years now worry free. His daughter even met another guy a few years back and he has a good job so her days at home are numbered.
    So last week on Thursday, he doesn't show up for our usual beer drinking meeting even though he says he would be coming right over (he basically lives across the street from our office/yard).
    So I walk on over to see what's up and he and his wife are under the man cave patio-talking. I can tell I am interrupting, so say my hellos and leave.
    The next day I apologize for interrupting and he just shakes his head. He says his wife told him that his daughter wants to buy a house and move out and wants to move in with her boyfriend to save money. He asked where they were moving and his wife tells him, she said it would be ok if they moved into the man cave, after it was converted back into an apartment. Face palm.

    Nope. Fool me once shame on you, fool me again..you can obviously get fooled again.

  5. Friendly reminder to reach out to me via DM if you'd like to me to take a look for you. Be aware that we are not usually very much help on middle market opportunities ($600K and below). Chubb will write homes starting at $500K but they won't be competitive price-wise even though the coverage/claims are outstanding.
    But the HNW carriers are looking to grow their books in the Austin/San Antonio markets and the minimum Coverage A/Dwelling requirements aren't quite as high as in North Texas or Houston. Basically, a home with a replacement cost of $750K and above and we can probably take a look. Above $1M and we're more likely to help. At $1.5M-$2M and we're starting to cook with gasoline (OK, probably a poor choice of words there).
    If you're elsewhere in the country, parameters are roughly the same but can vary from state-to-state and locale-to-locale. Coastal anywhere is tough. California is brutal.
    FYI, here are the current min home requirements with HNW carriers in DFW:
    Chubb: $500K (must be $1M to go in their Preferred rating tier)
    Cincinnati: $2M for HNW Capstone product ($1M for Executive Select, which is kind of a HNW lite product)
    PURE: $3M
    Berkley One: $5M as of this Thursday (up from $2M)
    Private Client Select (formerly AIG): only writing Non-Admitted HO policies in Texas at this time
    Vault: only writing Non-Admitted HO policies at this time (who knows if they are going to survive)
    Nationwide Private Client: completely pulling out of the insurance game
