  3. Yes. And what's the first problem most people have when buying? Not enough money to make a deal work. This is stupid and terrible, this idea. Maybe it's just because I hate change. And, as a general rule, I don't even like real estate agents. Edit- that wasn't directed at you with the stupid and terrible, more conceptually with this change. You get it as a lay person pretty quickly obviously.
  4. This is my point. Buyers don’t have that money. And seller will think- oh- we don’t have to pay the buyers agent now. And shit will grind to a halt. This isn’t great. It’s not like everyone will go full regard but enough will to further grind shit to a halt.

I like this guy a lot, he's basically on the career path I was thinking up the other day: 1) Get rich 2) Go to a shitty school that plays at a low level and be their benefactor 3) Take over the AD 4) Hire people strictly off of surly and crowd source the AD 5) Profit. I think Sam Houston would be a good school to try this out on, but apparently Charlotte already has taken the bait and we just need to convince them that we could do it better. I think in the world of NIL there is gold in them thar hills. If you are a billionare who can't buy a major league franchise it seems like this kind of thing would be an awesome and amazing ego boost. I feel like a 50M investment could have Sam Houston kicking UH ass in 5 years or something if the right people did it.
  7. My co-host on pod, Andrew, disagrees with me and wants a full time robo manager basically that always does the mathematically correct thing. I wouldn't hate that, but I have zero problem with a manager making sub optimal decisions to make the clubhouse happy when they are very very close (like a couple percent outcome changes). Sometimes it is just not worth having a fight because your way is microscopically better. I'm thinking of things like pulling Yordan for a better defensive player up 2 in the 9th- stuff like that. Why piss him off for something that might decide 3 games a decade? But playing Maldonado 125 games at catcher? That should get a person keelhauled. I think it's almost impossible to fathom another sentient human being doing more to rip wins away from the team with brutally bad lineup decisions. Unless they hire 3 putt.

  9. Right. Really- the only thing a manager can do is fuck up a team. Dusty was really good at that by who he chose to play. Some other managers are good at that by alienating the team. But the math is known and not at all hard to figure out. It's the easiest job in the 4 major professional sports, managing a MLB baseball team. I mean- of the jobs that matter like players, GM's, managers/coaches.

  11. All of those are really good points. Talking to a lady this weekend wanting to buy a rental bike across the street from her and ineqs like- yeah- you know this isn’t cash flowing right? Her- my kid is going to move into it when he gets done with blah blah blah. Me- carry on then. I think he wants to sell in June of 24 or April of 25 not November of 23 if he’s looking to maximize. That would be the only reason I’d have him be a renter. You just don’t want to sell during a down time if you don’t have to. Have to be strategic with your biggest asset.
  12. You a man that isn’t right. If anything he went into multiple interviews as the betting favorite to be the guy and didn’t get the gig. If anything that sort of makes me believe that he’s probably not the guy lots of Astros fans think he is. It’s impossible for me to know without being in the room, obviously, but I’d start from a position of moderate skepticism if he was the hire. Counsel would be great. Francona would be an absolute HR.

  14. We shall see. That's going to make it even more head scratching for anyone to try to figure out. Also- I feel like yall are ignoring the fact that Ole Miss isn't particularly good and can be big brothered along the line, and aggy DLine is actually pretty disruptive. Maybe I'm wrong. I think I'm like 5-2 on them this year though- have had a pretty good sense so far for what they are.

They do shit like that (like when they'd quit for the year and beat LSU like a red headed step child last year) all the time- it's part of their charm. I'm gonna put 50 on it at my +140 and root like hell for them to lose. And if they win, take the wife out to a nice seafood dinner at the red lobster off the highway. We are high rollers like that.
  17. I've got aggy on moneyline. I think they win this one fairly easily. I think their Dline sort of abuses Ole Miss and they throttle that offense the way Bama did. Those dipshits get up for one game a year and play over their heads and pull off a surprise. My guess is that this is that game for them this year.

  20. Doing this with another guy. He was going to sell below value. Me- rent it out for 9 months dummy and you will be fine and qualify for your new house. His last mortgage guy couldn’t unlock that scenario for him so I ended up getting the gig.
  21. If you are staying up there buy now. Refinance later. You will have an easier time buying because less people in the market, you want to be a homeowner. done. Don’t stress anymore about it.
