  3. I’d love to schedule that way. It would be so much fun. The second the committee says a 8-4 Texas that plays 9 sec games and 3 blue bloods is in the playoffs we should totally do that. But, life is stupid so, yeah, we probably shouldn’t.

  6. Yeah I nailed it you fucking room temperature IQ idiot. It was a probabilistic post that had every fucking thing lined up ahead of time and focused on what mattered and what didn’t. That’s still what matters and what doesn’t. Basically boiled down to about a 35% chance Michigan, OU or USC would go 10-2 and we’d be out, or if they didn’t we’d be in (thus the 65% chance). And that’s exactly how it’s going to play out regardless of results, unless we get an unlikely outcome like 9-3 Domers or 9-3 bama.
  7. Cool. Ignore me. I’ve had this nailed from the second I put the post up and been right throughout. You and many others have been wrong saying 9-3 has no chance. Or we need massive chaos. We didn’t. We just needed those dickheads from bama to beat OU. Now, since they didn’t we need an unlikely but not improbable outcome. Either bama or OU losing to talented but flawed teams while Ohio State takes out the trash.
  8. Not remotely close to true. We need two things: Ohio state win and bama or OU loss. Everything else is nice to have but completely unnecessary.

So, all teams will have not “handled their business” and the people will have to chose the best 12. Make them do their job. We did enough that we should be in. Period. Full stop.

And when that happens the people who have triple digit IQ’s on this board will say the thread title was correct (I said probably after all) and we can blame OU beating Bama for being first out. I just didn’t think OU had any chance at getting to 10-2. The basic premise was always that the SEC was likely to get 5 teams in and a 9-3 Texas was going to be in the top 5 of the SEC. OU winning at Bama changed that. my only hope is that they sort of suck like we all think they do and ball don’t lie and they lose to a more talented LSU. But pretty sure those else retsrdw have completely quit, so, yeah.
  11. We hadn’t beaten aggy yet. We won’t be behind them come Tuesday. Or whenever they release it. Be interesting to see if a shitty bama win over Auburn and then a pantsing by Georgia in the title game could get us to jump them. Our overall profile would be stronger imo. But hard to believe they’d leave SEC champ game loser out under any circumstances.
  12. ESPN/disney/Fox could all be losing out on 100’s of millions over the life of the schedule if everyone cancels their blue blood games. This is a TV show at the end of the day.

  14. Sark said it perfectly. It’s completely and totally logical. If we are 10-2 it’s not even a consideration, we are in. We played them closer than anyone else. If we are left out who will ever schedule another tough game OOC? Just a terrible precedent to set. I think we need a loss by OU, Bama or Domers tomorrow and Tech to win the big 12 convincingly and we have a better case than anyone else to be in there. SEC should get 5 teams in. Need OU or Bama loss and we should be the 5th. Georgia and Ohio State finishing 1/2 in the final rankings should also be helpful. OU not losing to bama really really really hurt.

  17. They are 11-0. We are not. They e played 7 games in conference and all were in the bottom 8 of the league. We won’t be going (probably) to the playoffs because we played the #1 team in the country at their place in Non-Conference instead of rice (and that accounts for us losing to Florida, which, gross). We can win this game and be the only team in the country to beat three top 10 teams. We will have lost to the two best teams (imo) in college football and watch as a shitty Utah or BYU or Vandy who we are three touchdowns better than (roughly without ref fuckery) go to the playoffs. Let’s lay this out for America to see as the farce that it is. Beat aggy by two or three scores, end the year on a high note and watch Arch complete his transformation from a dude who started the year looking like he was point shaving to a guy ending the year looking like a potential heisman and 1/1 draft candidate for the 2026 season. Hook Em high like an Eagle soars.
  18. Are you of the opinion that Fannie and Freddy are Coke and Pepsi? Do you realize that the pricing spread between the 2 is like 3 or 4 bips and has been that way for decades at a time? And it takes about 50 bips (more or less) to move pricing 1/8 of a point to the end consumer of the mortgage? That spread differential if it loosed a little or tightened a little would be worth less than $1.00 a month to the consumer.
  19. We don’t even know that yet. First- Texas has to make 9-3 (that was always a hypothetical) 2nd, that was predicated upon close game with Georgia. 3rd- it’s still on the table. 4th- said likely not certain. The week after I wrote that the predictors had us 75% in with 9-3. I said 64 or 70. It wasn’t wrong as the hypothetical though exercise it was meant to be. the reaction I had after game 1 was very very very very very wrong. That’s worthy of all the mockery and ridicule.

I go to private events with top level analysts that have political connections across every admin. I worked lobbying during 23 and 24 for a damn good bill for consumers and talked to people in both parties about housing issues. I’ve heard 4 different people from different organizations (2 lender political analysts, 1 vendor and 1 lobbyist) be very happy with where housing is going. Is Pulte 100% responsible driving that bus? No. I’m sure not. Was anyone anything but happy about the direction of where they are going this year? Absolutely not.
  21. There is literally nobody that you’d be happy with in this administration your politics make it impossible. He’s got smart people like Barry Habib working on LLPA’s that the Biden admin fucked up to all shit by trying to make it a giveaway to shitty credit score borrowers who don’t buy conventional anyway while making it more expensive for people that have virtual no risk associated with their loans, and you have guys like Ishbia who only runs the largest and most successful lender in the world clearly on this speed dial and singing his praises and saying they are being super proactive and doing good stuff. I only look at this shit every day. But sure- I’d rather hear you opinion on it bc it’s designed to absolutely not be politically slanted to absurdity. I know rates are down some and they are doing some smart stuff tomorrow the spreads back to historical norms that got way out of whack over the last couple years. I bet 2026 is a banger. I’m planning on that being the case for me anyway. I’m up 20% in units and 25% in volume and finishing up a record year. It’s not the easiest market we’ve ever had or anything but it’s a damn not better than 23 and 24 were. Or even most of 2022 when it got ugly in a hurry.
