  4. I’m not a developer, thank God. I’m way too risk averse for that. I consult so I make money either way. But obviously it’s better if development is going on and is making money. I’ve lived through three big recessions in business at this point, looks like time to relax and enjoy another one.
  5. Rosey Palms is real to me, dammit. A lot of good discussion in here and I agree that we’re going to go through some deferred pain for a little while. There is all of a sudden a lot of distressed projects available because of underwriting 2 or 3 years ago for construction loans, which depended on long term financing now at rates 300 basis points lower than where they are. I think smart operators with cash are going to make a killing the next two years.
  6. Only one reason for that and it’s to move inventory that is piling up. It’s not too clear space for next year’s models, and it’s destroying the aura of exclusivity that used to attach o the vehicle (however undeserved). It’s really going to hurt the pricing power going forward and is likely the effect of the traditional car companies getting rolling with EVs. Some big names are short TSLA, I don’t play that game but have felt it’s way overpriced as a company for a long time.
  7. Yeah I don’t think my ability to find the different renditions of Bach’s Cello Concertos did that. But I’m very happy because if you’re into classical you know how badly pandora, Spotify, and Apple Music handle it. It sounds great, but very hard to organize and find what you want. Little things that make me happy.

  13. This is a fantastic spinoff of Apple Music. Not CarPlay compatible yet, but for my little desktop music in my home office it’s indispensable. Really liking the way it sorts and recommends music. As usual apple nails the interface.

  19. It is nice. Speaking of shit holes. New Haven. Went on a visit to Yale when my daughter was checking out schools and noped the fuck out of there. Providence was ok but also a little rough around the edges, but New Haven was legit scary except the campus.

  21. Fair enough, but I bought heavily last summer and have been enjoying the twenty cents per share dividend monthly. My basis is around 20 per share so I am pretty happy with it. Certainly not for everyone…
