  1. I was just talking about this the other day. We moved in three weeks ago and have only gone out to dinner once. Backyard and pool get the evening shade. After work we tend to have a drink or three in the pool and basically eat leftovers from the weekend!
  2. I'm in Central Texas. The kitchen is all stone. There is no wood framing.
  3. I ended up going with a Blaze grill from BBQguys. Bought all of the door/drawer accessories from them as well. So far so good as we just moved in two weeks ago. They were helpful in laying out a design for the outdoor kitchen. I highly recommend.

  11. Have a quick question....we are building a new house and will be finished in the next 3 weeks. We just have the plaster and startup left on the pool. The pool builder is saying we need our certificate of occupancy before they will schedule plaster. I cannot find anything anywhere that says you need to have the certificate of occupancy to plaster and fill a pool. Has anyone had experience with a new construction home and pool being built at the same time?
  12. I'm in Centex and the market has cooled off a little. We listed the house pretty high for the neighborhood but thought that it was a reasonable asking price. Put my house on the market on a Friday and had 5 showings over the weekend. We called for offers on Monday by 5pm and received two offers, both cash. I thought we would have had twice the showings and offers but I think interest rates have people looking in lesser expensive homes at this point.

    Both of these bottles have been resting in friends cellars for years! Current market prices have me thinking about selling my collection. I'm perfectly content drinking QPR wines everyday! The Leroy was mind boggling. Best wine of the year so far. And Roulot holds a special place in my heart! White burg is so darn good but the cost has gotten insane!

  16. I settled on a number to list that is a little higher than where other houses have started in my neighborhood. They all go under contract within days with multiple offers. Currently there are 6 homes within +/- $150k in the school district we live. That is not a typo.....6 homes.
  17. I would almost guarantee there is a escalation of building material clause in the contract. You might want to re-read the contract.

  19. I'm in complete agreement on the supply even getting worse with people sticking it out in their current homes and pushing the prices even higher. The housing market it totally supply vs demand driven. And the last number I heard was we are around 3 million short. Have a question on ARM....I'm finishing up a new construction home in the next 30-60 days. I had a brief discussion with my banker about doing an ARM while waiting on rates to come back down. I know a 5 year ARM is common but is there a 10 year option? Also what sort of amortization would I be looking at?
  20. I'm getting ready to list my house in the next few weeks. In talking with two realtors their opinion on asking price is wildly different. They are around 50-75K different on pricing. I'm thinking with the current market when a buyer walks in the house that I want them to think that my asking price is reasonable and not overpriced. Pricing the house 25-30K high just seems like a way for a potential buyer to keep looking?
  21. Went and looked at pool/patio furniture yesterday. Holy cow is that expensive! We just went to one place but it seems they know they have you by the balls! Any places in Austin or Dallas that people would recommend? I want this to be a one time purchase that I'm not replacing things after a year or two.
  22. Getting into the home stretch and should have the house and pool finished by the end of May. Need to start looking at pool/patio furniture. I know I probably should have started looking months ago. Any recommendations or things to stay away from?
