    Had a few friends in town from across the pond. Opened a few bottles from Oregon on a Thursday evening.

  2. This heat is killing my chemicals. First month I didn’t have to touch my autochlorinator and used the same amount of shock and acid. I’ve increased chlorine 3 times in the last two weeks, doubled my acid and almost doubled my shock. Oh and my water is 91 degrees. Fuck this

    I'm still trying to figure out how to take care of my pool...my pool company has been less than helpful! Need to figure out how my chiller works as my pool is 91 degrees!

  3. So my pool builder is coming for pool school in a few days. It has taken them three weeks! I have some finish concerns mainly related to plaster overspray on the glass tile. Is this to be expected or should I have them scrub it clean? They also conveniently forgot to install the lid for the auto fill when they poured the pool deck. Do they make a lid that will retrofit into concrete?

    I was just talking about this the other day. We moved in three weeks ago and have only gone out to dinner once. Backyard and pool get the evening shade. After work we tend to have a drink or three in the pool and basically eat leftovers from the weekend!

  7. I'm in Centex and the market has cooled off a little. We listed the house pretty high for the neighborhood but thought that it was a reasonable asking price. Put my house on the market on a Friday and had 5 showings over the weekend. We called for offers on Monday by 5pm and received two offers, both cash. I thought we would have had twice the showings and offers but I think interest rates have people looking in lesser expensive homes at this point.

  8. I hope those were patiently waiting in your cellar and you didn’t have to pay current market prices. Look forward to your thoughts on both. 

    Both of these bottles have been resting in friends cellars for years! Current market prices have me thinking about selling my collection. I'm perfectly content drinking QPR wines everyday!

    The Leroy was mind boggling. Best wine of the year so far. And Roulot holds a special place in my heart! White burg is so darn good but the cost has gotten insane!

    Yeah, we all want to close quick, because that's good for the seller and good for the buyer.  But this business DEPENDS on referrals.  If the seller's think that they left money on the table, the listing agent is fucked. 
     
    Here's the bottom line:  It's the job of the listing agent to get your property in front of the most eyes possible in advertisement, to generate the highest number of showings.  That's job #1.  If the property is being shown, the listing agent is doing their job. Sometimes, pricing a home on the lower side is the most effective way of generating showings, which, in turn, maximizes the number of offers generated. 

    I settled on a number to list that is a little higher than where other houses have started in my neighborhood. They all go under contract within days with multiple offers. Currently there are 6 homes within +/- $150k in the school district we live. That is not a typo.....6 homes.
