  1. Thanks royiv, we are really proud of what we did and what we’ve tried to show others though it’s hard to get people to see it. The environmental cost of construction is legit but if we could reform building standards even more there is so much we can do. Right now it’s expensive but with market adoption costs would come down. Rainwater collection, concrete walls (ICF for ours), mini split AC and ducted (like central AC) mini splits, solar, battery back up, all of it really can make a home much much less of a drain on resources but the residential construction industry is so slow to adopt. Frustrates us. You can’t see any sacrifice in design or style with our eco-friendly features but when my wife has used it for marketing the only thing that lands is the look and feel. We really need to see substantial reforms. This house will be here for 150 years easy. Maybe longer. And the resource cost to operate is negligible.

  3. All water except for sprinklers and pool. But garden / plant watering and all home uses are cistern. We were shocked to find out how much water pools use. Wow.
  4. man i went to the coast alone a few weekends ago and had to do the black water / gray water drain on my own, first time. fuck that noise. wifey is the RV husband in this family, i'll take care of the rest and all the inside. gross.
  5. Thanks for asking yep May took us from just over 10,000 to over 20,000. That will get us well into November (at an overly generous 4,000 per month) given that we are also out of town for 3 weeks. I think even in drought we have proven to have a sufficient roof surface area compared to our usage to be fine.

  20. big 12 plus texas non-conf was pretty legit most years until very recently. the only thing I think the SEC truly has on other primary leagues are the stadiums and crowd sizes. sure, some years the SEC is stupid legit other years not so much. but as we have always said, it's a self fulfilling prophecy for those knuckle draggers. you never know with the SEC until post season because they play shit non conf games. I'm gonna fucking hate that about Schloss.
  21. yeah aggy series was a canary in the coal mine for sure. loved having the sweep, it did make me think the team had the grit to go farther than they did, but after Spencer went down and that weekend played out as it did, I revised expectations from this team can win it all, to no way they win the title, and making omaha 50/50.
  22. for a period of time he was shit at the plate, unless he was not shit, and those shitless times often involved a double with 1-2 RBIs. it was weird.
  23. that just really points to the fact that this is a pretty so-so field of teams. had Spencer stayed healthy and Riojas not had the yips who knows what happens. no where near a top Texas club, yet good enough to win it all in 2025. I think that points more to the fact that this year is a down year for NCAA mens baseball.
