You can get a standalone house in Riverdale (Bronx) which is right north of Manhattan. I have actually looked there and found great options for 700-900k. I also talked to some people at an event who moved to Bronxville, which is not in NYC and not in Yonkers, so there is the advantage of no city tax at all. It is 30 minutes into Grand Central on Metro North, which a monthly pass runs 250.
How are schools in Riverdale? I can actually do a townhouse too. I think JC could be in that 700-900 range but crap schools unless you get your kid in McNair.

After the big freeze earlier this year, we had a guy come out for something small. His asst. said he'd done in two weeks enough orders to equate to more than $30k. In this current market, you want to talk bank, let's talk about appraisers. Almost all are 1099. Some AMCs hire W2 panel appraisers. One tried to get a guy to cover Houston, offered him a BASE of $400K + bennies.....and the guy turned them down. It's insane right now. Problem with that market are the significant barriers to entry to become one. You'll starve for years, and that assumes you can find someone willing to apprentice you.
Yeah, entry isn't easy at all and I'm not super mechanical. I will say, these guys are almost like mechanics. I've heard people have received quotes from 600.00 to 10k for the same problem

Kid brain = plumber shows up, fiddles under the sink because that's the only place there's pipes and shows butt crack
Teenage brain = plumber shows up, seduces hot housewife and lays pipe
Real life = plumber shows up, digs up your yard, cuts holes in your walls and is under your house and sends you a huge bill ....after laying pipe to your wife

It appears my son may be moving there and I'm apt to leave California to join him. Of course, I'd like a lot more house for my money and the plan is to be within a decent commute to NYC. I'd visit there every other weekend or so. Was looking at Philly main line burbs or possibly Jersey.

I know 2 kids who went the TSTI route. Neither one was 'college material'. But both were hard working and wanted something more. One is know a diesel mechanic in East Texas and the other works for the FAA. Both are in their early 30s and living better than some of the fools who questioned their choices.
Not having more vocational opportunities and learning is criminal negligence, IMO.I know quite a few plumbers who probably have more money in the bank than me. Of course, I spend like a drunken sailor.
I do hope that the trade school route becomes more of an admirable option in the future.

Why do people drive Land Rovers? You know they're going to break. Why?

Obviously not his mom, but some therapy is more cost effective than 35-55 years of dead weight, or 2 years and a mass shooting, or whatever it is
I really empathize for you man. Shitty situation and the only win is if big boy gets motivated and gets off his ass. Sounds like the family loves him

Baseball team really let us down, can’t imagine that loss is sitting well with the recruits. Sark needs to think of these things before scheduling OVs.
You should have your kid talk to Sark about that

But then this reminds me of VY destroying people while consuming chicken & waffles, Cheesecake Factory, and liquor. Those were the days.
I am pretty sure one of the articles about Herman and his burnt toast and runny eggs crap mentioned the training staff had to convince him not to do worse shit with the food because it could give the guys salmonella. Like he wanted them to have undercooked chicken or something. It was the most insane nutrition tidbit I’d seen in modern sports. MENSA my ass.
I don’t think Vince went Cheesecake Factory until a couple of years into the pros

It's an interesting take because he didn't say better, but more gifted or talented. There are simply somethings KD does that Jordan couldn't do or didn't need to do (guard 4's, shoot from distance, etc). Conversely, there are some things MJ does better than KD, but is there anything MJ does that KD simply can't? Interesting question, I don' think anyone with a right mind will argue KD is better than Jordan, but more gifted? Sort of like the Lebron vs MJ debate. Lebron is probably physically a tad more gifted, but he hasn't proven to be inarguably better.... I'm sure Kerr will get crushed for it, but it should be such a taboo conversation.
Yeah, I listen to Cowherd a lot, he doesn't like Durant but he agreed with Kerr. A lot of people did. But, he did say guys like MJ and Brady have a will to win that nobody else does. That includes KD. Compared how MJ handled Orlando Woolridge vs how KD handled Russ. Were there better shooters than MJ? Yes. Ballhandlers? Yes. Even guys that are bigger and more athletic? Sure. But MJ is top 3 in history because of his will to win.

Stay at OKC instead of going to the team that was coming off of a title And a record regular season that included a down 3-1 to OKC. Or join literally any other team other than the two time repeating conference champions?
Stay with Westbrook? Who would want to do that?
And username and all that

Sheer number on football, you are correct. But on percentages, I still give it to baseball.
How about golf wives?
To flip the subject a bit. Remember in Harry Potter part 1, Dumbledore seemed to produce a feast in midair for hundreds of students? Why couldn't they cure hunger? Also, if the wizard tournament thing was so dangerous, why have it?

Something I will say is that at 3,269 followers, you have a long way to go to “build your brand” and that ain’t gonna happen in the G-League . . .

I had thought the same but then I heard on the radio that Jalen green has more than twice the followers of Jalen Suggs. Was surprised.

1. Any labor strike in this industry is essentially blessed by the government after years of stalemate by the company. When your contract becomes amenable, labor is required to show up for work under the conditions of the Railway Labor Act. Zero incentive for management to come to the table unless they want something from you. This isn't fucking Europe.
2. Nobody was furloughed. Three rounds of government cheese prevented that.
3. AA is a shitbag outfit run by an alcoholic. This is of management's doing.Yea I know a flight attendant from Frontier. She was gettin paid and not in a hurry to get back.

Yeah if you’re not showing up with shades and a stick because you’re blind…..you’re doing it wrong. I get on first every time.
Sometimes I’ll get a wheel chair and roll on over if I forgot my stick.Lived in DC way back when. Headed home at 5 and it was a mad house. I found a lady in a wheelchair and said "folks she needs to get on the train." Wheeled her in and of course I found a seat.
