Was supposed to run a half a couple of weeks ago, but had COVID. Not a bad case at all, but couldn’t have run the race.
Tried to start running again this week. I feel ok, but my pace is off about 2 minutes/mile. Even if I feel like I’m running hard, I can’t get going any faster.
Hoping I can just work through this in the next few weeks.

Very timely. I was driving around our target neighborhood and found a FSBO not on MLS or any of the apps-set up the tour with the homeowner directly, but looped our agent in and let owner he is repping us.
We are likely to offer, but hasn’t been mentioned yet if seller will pay buyers agent. Our agent has shown us 10 houses and written 4 offers, so I feel like we are obligated to pay him if seller won’t.
Worst case scenario is he would get our listing to sell, and frankly his hourly rate on our buy is something like $2-3k per hour spent on us (no humblebrag-he does little research since he know most of the houses and told me it takes him 20 minutes to write and offer) but I still want him to get paid on the buy for his efforts

I can say in the pockets of Dallas we’re looking, the number of offers has slowed in the past few weeks from 10+ to 2 or 3. Also, we were losing to people bidding 20% or so over ask, and now we’re only losing to people bidding 5-10% over ask. Now, asking prices may be up too, but feels less frothy than a month ago.

1. Yes, you can recast your loan after you sell your house and put down an additional lump sum. Depends on the jumbo program whether it is allowed and the parameters.
2. Yes, that is a good rate.

Major lurker, non-existent poster here. Thought I would ping the Surly collective here-we’re bidding on houses in Dallas, $950-$1MM range. We’re going to put down 20% cash then probably put more down when we sell our house. Credit scores for wife and I are 780/800. Couple of questions:
1. When I put more cash down, our mortgage broker is saying we can reset our amortization schedule for a lower payment-is that true/is it that simple? Really want to keep our mortgage payment as reasonable as possible
2. He’s telling me a 5% rate/no points is what I should use this week. Does that sound reasonable? I’ll want to price check him before we lock
3. Any idea how to keep tax man from shoving his boot 100% from going up my ass next year? Our current house was bought off-market so they never really knew purchase price/shoved boot all the way up our ass

Not that anybody gives a shit, but the only time I could get in touch with my boss was when he was boarding a plane. Problem was he blew me off while he partied with his buddies all week, so because he was completely dismissive I had to break the news while he was probably surrounded by strangers with a 5 minute window to explain.
in the end, I left on good terms, closed a deal that made him a bunch of money and start a new job tomorrow. In turned down his offers to try to keep me around. Thanks surly

Still waiting to see. Most of the feedback was that initial indications are the vines are still alive, but we won’t know the extent of the damage for at least a few more weeks

Just did our annual F’Burg trip
This was our first time to Augusta Vin-definitely setting the bar high for F’Burg both with the experience and the wines. Dude dropped a ton of coin on that place and with consultants to get it right but it was our favorite
Ab Astris-another place that we tried for the first time. Solid wines and a great setup, especially to spend a day outside on the patio
Kuhlman-first time here too. Every wine we had was solid
Signor-all wines were Oregon fruit. Really nice place but wished we knew about the fruit slicing ahead of time
Becker-actually had solid wines from their in-town spot while burning time before dinner
William Chris-did a library tasting. Honestly, we were really underwhelmed. There were some nice wines, but for all of the hype, didn’t really get it.
Restaurants-we went a couple of places-decent food, but not worth the hassle (won’t name them-not their fault, there’s just too much demand for decent food there). We are thinking next trips we’ll just go with another couple and get an Airbnb with a decent kitchen and/or do carryout. Don’t know that there’s restaurant there with an experience we can’t get in Dallas.
We usually go to Hondos for nostalgia, but didn’t make it this time.
We also squeeze in a half day of fly fishing - did the Guadalupe with all water guides out of Austin. Trout still strong on the Guad. Should be through March

So I need to give notice-I’ve accepted a new job and start in two weeks.
My current boss decided to go out of town all week. He does this routinely-says he’ll be in the office, then disappear for a week on vacation.
I feel like a dick giving notice by phone, but I’ve put it off as long as I can and I’m trying to close a transaction by the time I leave, so new job has been very accommodating due to that.
Anyone been in a similar spot and had to do this? Not sure I need a ton of help, just interested to hear how it went down for others

You will never get much of a sear on grates. Put a cast iron in there when you crank up the heat and let the steak rest while it gets hot after the reverse sear. Little oil and butter in the cast iron right before you drop the steak back in. Maybe 90 seconds a side and you're done.

Just got a BGE a few weeks ago- did steaks for the first time tonight.
Did reverse sear, interior of the steak was perfect medium rare, but still not getting the sear I was hoping for.
Let the steak sit in the fridge dry brining for a couple of hours before the cook. Let it get up to about 550 before putting vegetable oil on the steak and throwing it back on to sear. Basically followed the recipe on amazingribs.com
Amy ideas on what else to do to get a good sear? Might need to find a way to get a skillet on there to sear
