This sounds like a ground lease so the 25-year term, is actually rather short. Theoretically, they are leasing the ground and if the ground lease isn't renewed you the vertical improvements would revert back to the land owner. What kind of renewal clauses are included in the LOI? Although half an acre is too small to support a grocer and retail center.... are they trying to acquire/lease this parcel as part of assemblage? What is the full scale of the project? Is his land going to be used just for parking?
I know nothing of land values in Alabama, but the dominate retailers and grocers are always going to drive the market. Does your dad own any other adjacent land to this tract or does this deal encompass all of his holdings? If he owns more, the value of the those parcels are sure to increase significantly with the use being proposed.

We have Nico for another year. Then we can worry about paying him. Assuming he doesn’t flame out next year the dude is going to get paid as a #1. If he produces again, we should be the team to pay and keep him.
We have pass rushers, assuming we sign/tag Greenard.
We need DB help (speed), we need interior DT help, we need interior OL help (maybe OL health takes care of that), we need WR depth, and we need RB depth/speed.

We have our two edges. We need to resign Greenard.
Interior DL, Interior OL, DB (speed) are areas in need of upgrade.
That said if Keon Coleman is there at our pick in the 1st, I don’t know how you don’t take him.
Lets see how FA goes first and the. Use the draft to gain BPA.

Need some interior OL help. We were down a ton of bodies there this season, but could not move anyone with a quality dline. Shaq Mason was solid, need another proven interior vet to go with the young guys. If we can get a run game going, even if it’s just “average” our offense will be top 5 in the league.
Need a player at safety, someone with speed and ball skills. Petrie isn’t it. Had two chances to make plays on the 1st drive of the 2nd half and could do either. He is one dimensional.
We need help at DT. Maybe someone like Murphy. We need an interior guy that can get pressure as our ends are going to cause so many step up’s.
Need an answer at RB to replace or go with Singletary.
I would like to get some more speed at corner as well. We seemed slow on defense.
I have confidence we will get more folks willing to play with us on prove it deals just like this year but more and of higher quality.
Finally a capable GM, paired with a competent and likable coach, with a franchise QB. The future is bright.

This could be him ensuring his business is protected secured as much as anything related to actual control of the Texans.

We had a supply problem with lower rates... its is going to get worse now.
Although it is ultimately a local issue, nationally, we have a zoning issue. Zoning/entitlement needs to be changes/altered to allow for denser housing development nationwide. Every developer in the world would rather put down three (3) cheaper units as opposed to one more expensive unit. It's simple a matter of buyer pool and mitigating risk. Driving down the cost and the hurdles to build more units will ultimately lead to more units, which will drive down the cost (flatten the rate of increase).
More housing units need to be built, and allowing for more density ultimately drives down the costs for development, while supplying the units the system needs.
