    The lake was also really low at the time, something like 30% full.  Inflows at a low lake level will fill the lake much faster as opposed to when the lake is mostly full already. I bet the inflows we were seeing yesterday are not drastically below the 1952 levels...

  2. They haven't updated the floodstatus page on LCRA since 9:15 or so, but definitely no mention of Mansfield or Tom Miller opening.  That's damn nuts!

    That’s nuts. 12 or so feet higher than the last time we went out and the llano river is still reading full up river. LBJ will keep pouring into LT for a few more days. We could be above 681 to start the late spring/early summer.

  4. A flood warning is in effect Saturday for the South Fork San Gabriel River at Georgetown, which at 6:30 a.m. had reached 16.9 feet. Flood stage is 9 feet.

    The river is expected to crest at just above 26 feet, which is major flood level, by Saturday afternoon, Williamson County Emergency Services said. It will not fall below flood stage until Sunday morning.

  5. We have a full foam home (single story). It cost a lot, and honestly I’m not sure if I’d do it again. Open cell in walls and underside of the roof. Nice thing is that the attic is clean, all my pipes/wiring are accessible, and it’s cool up there during the summer. We were able to downsize the AC unit by 2 tons (single 4 Ton for ~2900sqft). House is tight and easy to control temp and humidity. Cons are Noise traveling from room to room via the attic and heating is a bitch during the winter, since all the heat seems go up to the attic.

    I wouldn’t consider a retrofit. closed attics can have moisture issues unless done right. You’re not going to have a tight house if you have batt insulation in the walls and your plates/studs aren’t sealed. I’d just save your money and blow in more insulation and be done with it.

  6. Last week in the LT watershed.... nice. Sadly what we need is another 7+ inches next week too. Lake levels haven’t budged an inch hardly from all of this. Fingers crossed last night will add some though.

    Doesn’t help that LCRA is continuing to release water at a rate greater than combined inflows. Fuck the LCRA.

That big of a discrepancy in square footage is really strange.  I don't think I've seen the appraisal and builder square footage that far apart based solely on exterior vs conditioned space unless there were additions/add-ons.  Are you sure that the garage wasn't included in that number (although 400 square feet would be smallish for a double garage and not a very likely scenario) or is there a bonus room (something like an upstairs gameroom option) that wasn't accounted for in the base plan?

    Our new construction had a similar appraisal error. They had undersized the garage and said it was part of the conditioned space. Also had messed up a little on a few exterior measurements and everything totaled to about 400sqft error. Challenge that shit - I did and it was pretty straightforward.
