    I've been watching that one. Luckily, we still don't have anything left to tear up at our deer lease. The big one went south, but the lease got pelted with heavy hail and was in a tornado warning earlier from the storm north of the one that has produced this big tornado.

    I think some aspects of the whole nerd culture thing are a problem.  Basically you don’t have to leave your toys behind.  I think the helicopter parenting thing of GenX has hurt as well.  Imagine letting 10-12 year-olds running wild until sunset these days. We learned a lot of interpersonal skills and self confidence through that.

    Our circle of friends (whose kids ended up as my son's circle of friends) didn't let the kids sit in the house on video games and social media. The daily choices were Air Soft fights, take your bows to the archery range, play golf, fish or hunt for arrowheads on the Brazos, go to the pool, or go to our local rec center and play pickup basketball, shoot pool, or play air hockey. We were lucky to have shit for kids to do by golf cart.

    Just set her paycheck up to withhold 100% so it offsets your lowered withholdings. That way her money becomes "our" money. I heard wives really dig that.

    It really hasn't changed in college.  My son and his male college mates had, "I'm in class, will call you later" as a cut and paste, and kept their phones on silent. He would not be able to hold down his job if he was still dating the last one. He is transitioning from dating college girls to dating women with jobs that understand that you have to be left alone during working hours.

    There still is hope out there. We won't be going on a dive trip this year, CHIEF Jr. is in three different weddings and a traveling bachelor party, and it will use up what little personal time he has earned at work. At 26 about a third of his friends are married already, with probably half in long term relationships. Mostly small town guys marrying small town girls. I would be curious to see if this is a more urban or rural phenomenon.

    Yeah, lots of opinions on Jay on this thread.  I'll check my bias at this time.  But there is obviously going to have to be some fall guy for this.  UTPD Chief Stephens may be an obvious choice, but she simply did what they've been doing for a long while at campus protests.  It'd be hard to make a case against her leadership since DPS just rolled right over her and her team.  somebody from student affairs or vice president for student groups, maybe.  Some of the Regents are pissed, and rightfully so...even the ardent Abbott supporters.  But none of them are gonna leave over this.  UT System/Chancellor have been strangely quiet, may be something brewing there.  But most of these would be regarded as hollow resignations/terminations since this story went national/viral and right quick.  So I think Hartzell may be the Fall Guy after all.  I have inside baseball opinions on his tenure and what his future with UT could be, but I'll save that for later.  But yeah, somebody's gonna have to eat a shit sandwich on this and I doubt it's gonna be Abbott.  If the heads of DPS can survive the slaughter or dozens of children's faces beyond recognition at Uvalde, I'm pretty sure they can weather arresting some browner students being salty on an idle Wednesday.  

    I say the fall guy should be Terry Joseph.

  8. I remember both my parents and Mrs. CHIEF’s family both told us, “if you wait until you think you can afford kids, you will never have them.” This was about five years into our marriage. Mrs. CHIEF and I had been living in apartments, and were waiting until we could purchase our first home. My parents helped us, and said there is more support if you need it. Her parents did as well. 
    Children are expensive, time consuming, and are a bunch of trouble. However, the day your first born arrives is the best day of your life. Everything pales in comparison. At least it does for me.

    When you disregard someone's well-being and DEMAND that they drive to your place because you are lonely at 3am when you have been drinking with your friends, or DEMAND you take them to get something to eat in a foreign country at 2:30 in the morning even though the gas station is across the street and won't open till morning and your vehicle is empty, that is a big line that has been crossed. She created such a scene that it was waking people up.

    CHIEF Jr. had an application in for a job that required a Top Secret clearance, a brush with the law would completely have deprived him of that opportunity. She didn't give a shit, killing people while driving drunk was way down her list of bad shit that could happen. Good riddance.

    My niece played travel club softball, and she has been married for about two years with a new baby, and is in a stable committed relationship. I believe your friend may be on to something. Having to compromise on team decisions, and work within that team provides a lot of maturity and growth.

    When CHIEF Jr.'s girlfriend would get bent out of shape he would tell her, "you are just like a toddler throwing herself to the floor in a candy store, you are an embarrassment to be around." The beauty/crazy matrix is for real.

  11. A lot of young women have become bossy and entitled. I know CHIEF Jr.'s last girlfriend was. One of his best friends just broke up with his fiancé', they had bought a house together. He said it was because of her uncompromising, her way or the highway approach to any disagreement. With divorce rates at 50% and young men loosing their house, kids, and half their retirement, they are reluctant to commit to such an arrangement. CHIEF Jr. and all of his well educated friends that are knocking down high five and low six figure incomes are looking to own their own houses, and getting prenups before getting married.

    Gotta give the old lady some super credit....The apartment complex she picked is old(favors me, cuz I don't like huge increases in rent), and location, location, location....walk 2 blocks to some of the best Tex-Mex-Datapoint Tacqueira- I have ever eaten.  

    Within 12 miles of this apt., there are 14 Elementary schools in Northside ISD, which means plenty of Elementary SPED teaching jobs, so I got a teaching job exactly where I wanted... I get to walk to work for year #7 in a row...yea!!  I just paid off our 2022 car in Oct. 2023, so I do not have to buy a car.  The old lady works the night shift and gets home at about 6:30 a.m. so if for some reason I need a car, it is there. 

    The reviews and pictures of Wapo look good enough I just might take some of that with me on the airplanes. 

    My last trip back to Alaska is pretty good as well.  I start off flying first class on AA from SA to Phoenix, then a regular seat on Alaska from Phoenix to Anchorage, and next is First class on Alaska from Anchorage to Kotzebue.  Finally, the little 30 minute trip from Kotzebue to Selawik.  Knocking on wood, this is the only year of the three years in Selawik there has not been a disaster....year one a fire killed all occupants, year two the principal's husband "allegedly" murdered a local man, and that principal and family exited Alaska faster than a speeding bullet.  

    This year nothing!  yea! so far....last working day for teachers is May 24.

    The problem is there is not a lot of fat between construction costs and retail pricing right now. Small time custom home builders (like myself), are pretty much sitting on the sidelines, or building for clients at cost plus a percentage. The cost of building, right now in our area, is from $190-195sqft. 1450sqft. starter homes with single car garages, sitting on $10k lots in mixed housing (stick built homes and mobile homes) are $250k. We are closing on one today. It's a young couple with a combined income of a little over $100k, and it was still tough to get them qualified.

    I paid $117/yard for concrete in 2020. It is hovering around $200/yard currently. Until material costs come down, building will lag behind, and the units that are being built are still unobtainable to most young families at current interest rates. Doubling interest rates basically halved what potential home buyers are able to qualify for.

  14. I haven't met anyone as famous as CHIEF Jr. has. He and a buddy were given Rangers tickets by his buddy's mother that works for XTO Energy. They went to the game and set next to Pudge Rodriguez, W, and Laura. He turned to his buddy and asked him whose seats they are sitting in again? It was Bob Simpson's seats. He said they were all really nice, especially Laura Bush. Said she talked about the ranch at Crawford and her family.

    Same here. My wife is a penny-pincher, as was her whole family. I bought Mrs. CHIEF her first $25+ purse, a $250 Coach. She carried it for about 25 years before giving it to her sister, that had never had a $25+ purse. It looked like it had been with Lewis and Clark on the expedition to the Pacific for several years.
