    There are a ton of variables buying a condo. HOA, assessments, volatile market values, outside the inside wall problems you cannot control, etc. If you go this route, then you can 1031 exchange and lease back to her for now and then she can buy it outright from you in a couple of years and then you can 1031 into another income producing property anywhere you want unless you want to take the capital gains hit at that time.

    The difference is SC is greater than the sum of their parts. Iowa has some good players but Clark has obviously been carrying a lot of water for her team.

    Arkansas looks like a good play but even that is not a guarantee. I think there are a couple of places closer Northeast that might have a good chance which is ironic. Or ride like the wind to Mexico.

  4. I would think values in the state would be relatively stagnant considering some headwinds against value increases. Appraisal districts likely don't care. The likelihood of the general populace putting up a sustained effort against their assholery is low and they know it.

    Yes, you should somewhat scare people. The incidence of colon CA in younger people is increasing. The take rate on colonoscopy is not great and it's one of those disease processes that is slow enough that finding suspicious colon polyps or Cancer early is a game changer. I usually ask people "If we can get it early and while your asymptomatic then it's usually an easy polypectomy or less invasive surgery and it's a whole hell of lot better than removing half your colon, wearing a poop bag on your abdomen and getting chemo since you let the cancer spread outside the colon."

    And don't do the Cologuard. Exact Sciences is not upfront about their false positive rate. They claim close to 9% but in reality it's closer to 40%+ due to the way they report the two aspects of the test. And it is only meant to detect polyps that are in advanced stages of precancerous development.

    So just do the prep, have the pretty nurse stick an IV in your arm, get the black snake up your rear while you take a nap and know you've done something to prevent a lot of misery down the road.

  6. Does anyone have any experience with Qualified Opportunity Zones or a Delaware Statutory Trust? I am looking to sell a small property with decent capital gains exposure (no debt). I don't need the monthly income at this time (due to current tax rate) and not sure I want to be a landlord again. I could invest in something else not in real estate but that would mean paying the higher capital gains rate.
