  1. This is my first merry go round. Bought a new built house in Harris County last year for $300k, the tax appraisal is coming in at $310k. I checked my street (~20 houses built within the past 3 years by same builder) and saw that my $120/sft is the 2nd highest. The average appraisal for the street is $110/sft.  Half of the houses has a lakeview and a few with a pool (my house has neither). 

    As I said, I have never done this before. If my argument is just based on the $/sft to get the appraisal more in line with the avg for the street, would that be good enough for arbitration? or do I have to do more work?

    I hear you on the meme stocks. I'm taking penny stock profits and took the opportunity to buy OTM 2023 Leaps on AAPL and AMD. Expensive but sooner or later they will hit ATH

    Well in xrt the one being shorted 200% the second highest holding is MGNI and is up 40% for a month with high of 61$ was 34$ on jan29

    Another ETF the second highest holding(BILI) went from 113 to 156.....

    Interesting to say the least

    Yeah, that's your backflow preventer.  To drain, turn off the cutoff below.  Turn the two valves to 45 degrees, and turn the screws on those ball checks to 45 also.  Water will spray out the ball checks until it's empty.

    For future reference.

    I did all of that, but the cutoff valve (in off position) at the bottom is what was broken.

    Even if I go 6 million ppl without power, that's way too low based on anecdotal evidence (also Centerpoint said more than half of customers don't have power).

    I keep seeing this 2mm+ ppl without power, there is no way that is right. Just Houston alone, half of the people dont have power.
