Closed in November. Appraised at $30k higher in January.

I'm thinking of signing up for a service that appeals the appraisal for you and charges you 50% of whatever they are able to save you off your tax bill. Anyone used one of these services?

Assuming you're around Austin, ProTax is good.  Heard good things about Five Stone.  if you're serious about using someone, get signed up soon.  Last year ProTax stopped taking on new clients once the protest deadline neared.

Also -- what Aus-97Horn said... above.  With the Closing Statement they should knock you back down to what you paid.

Show your work on this.  Cause I gotta tell ya. Smells like bullshit.

Do you recall where you’ve seen this? The little I’ve read on this subject indicated that the decriminalization policy in Austin only applies to marijuana and not to processed THC aka edibles and carts. I hope you’re right.

    From the linked article:

    https://www.austinchronicle.com/daily/news/2020-01-24/council-unanimously-votes-to-end-low-level-pot-enforcement/

“The resolution, seemingly at odds with how Manley intends to respond to Council’s request, covers enforcement in all instances of personal use. You could have a pound of pot, two pounds of edibles, or three vape pens on you (all felonies in Texas), but as long as there is no evidence you intend to sell or distribute them, APD should not be taking enforcement action against you.”

I’ve seen it referenced elsewhere and I’m guessing that’s what the latter part of the ordinance addresses by THC testing not being allowed unless authorized way up the chain.  Fingers crossed.

But until it’s cleared up, carts and whatnot are likely playing with fire to some degree….as ridiculous as that is.

Austin voters to decide on decriminalizing ‘low-level’ marijuana offenses

AUSTIN (KXAN) — A stop to the enforcement of low-level marijuana offenses and the end of “no knock” warrants will be on Austin’s May ballot.

Ground Game Texas announced on Monday that the Austin City Clerk’s office has qualified the ballot measure.

Enough signatures were obtained to qualify the item for the ballot, Ground Game Texas said.

Ground Game Texas needed to collect at least 20,000 signatures from qualified voters in order to get the item on the ballot, under the Austin City Charter.

According to the certificate of sufficiency from the city, the petition had more than 5,000 pages containing more than 33,000 signatures.

Ground Game Texas said that it hopes the petition will “redirect resources towards real public safety solutions.”

The effort is being led by Ground Game Texas and leaders in the Travis County Democratic Party.

Seems like they're just trying to set the current 'policy' in stone, right?  Curious if this ordinance will address edibles, vape carts, etc.  From what I've read previously, the DA won't prosecute those (currently) felonious items so long as they are for personal use.  Just curious if this is going to address that in detail as right now it's anyone's guess as to how it is handled.

i agree with everything you said. hes not sticking it to tcu or sabotaging anyone, i just think that after the last 21 years there was 1 place that he hated above all others and it was no secret to anyone that it  was The University of Texas.

Meh.  Hated or was envious of?  I imagine most coaches hate Texas because there are obvious built in advantages and folks like Patterson have to work that much harder to overcome them.  Either way, this is a good thing for us on paper.  What could go wrong?

Ive heard it said, that if it is advantageous to her, A woman will fuck a snake, if she has someone to hold it straight.

I think this is where we are with GP. He wants a national championship tied to his name so bad, he will fuck a snake.

And he wants to come here. Im sure he could get other jobs. Where he would have more direct power. But will that get him what he wants?

I think thats great. Because he thinks there is something at Texas thatll accomplish this.

We can worry about his ego being toxic. But he knows what he wants. And he has to know chaos isnt the way to get there.

He wants that ring. And i think he will do whats needed to accomplish that.

Plus I’m pretty sure he doesn’t  prefer in and out over whataburger.  So we’ve got that going for us, which is nice.

All I know is that I changed this thread title a few hours before Banks publicly committed. Things continue to get better and better with Coleman being told to go be mediocre somewhere else.

I feel like I need to change the transfer portal thread title now in order to conjure some further dark magic to suit our needs and wants.

Something Krampus related for the time being. Should pair nicely.

  8. RIP indeed.  Some of my favorite Saturdays revolved around starting off the morning at JMMC and walking over to Hops & Grain for more boozing.

Always nice to me and mine, but I tended to give out fair warnings to anyone in the group beforehand.  Watching him berate morons was hilarious.
