  1. I read this and despite the warning in BOLD LARGE FONT, I'm going to comment: no need to use bold large font. We get it, you are affected directly because you voted without using your brain which isn't surprising because the one you have is rather insignificant.

  2. I don't understand, is his class less than 50 people?

    Think it was 38. May have been less. Kids move around, graduate early, or not at all. His class ended up being quite small. My daughter’s is maybe 60.

    Son ended up getting the Presidential Scholarship at FSU, which includes full scholarship. 48 applicants chosen

  3. Pretty excited and proud, our daughter was admitted with her first choice major. I had heard a lot were deferred but this am I saw it was some like 95% deferrals. Crazy! She was auto admit - valedictorian, School of Natural Sciences. 2 years ago my son was deferred until Feb and got in first choice major engineering. He was not auto admit (although #3 in class)

  4. Looking for a Cancun AI for a family of 4 (18 and 20 year old kids) that has a good club nightlife scene and good beach. The boy has found the club scene at school and I’d like a fun club type scene onsite (while we sleep). The RIU properties seem to have this.

    Willing to spend for something good.

  5. There’s always been brokers but I used to be able to get tickets via Craigslist. I used to do well flipping OU tickets and going for free. Now there are no tickets from individuals on CL. Perhaps this is because everything has gone digital and there’s so much fraud potential, the safety of the online marketplace that guarantees tickets are necessary.

    It completely sucks because if you buy a ticket and have to turn and unload it for some reason you have to eat a ton on the resale. Not to mention there is no place to go anymore. I was just curious if I’m missing where tickets are bought and sold sans brokers because CL is no longer the place.

  6. It appears stub Hub, seat geek, etc is the only real secondary market for tickets. I used to have great luck on Craigslist but there is nothing out there now. Am I missing a place to find tickets cutting out the insane markup? I guess the SH/SG market gives the buyer confidence and that’s where all the traffic is now.

  7. My neighbor was devastated and was not sleeping well. I told her we’d get this done but it may take some time. As an aside the first buyer backed out after dragging his feet for a long time and this 2nd buyer has been slow rolling. My neighbor thought this would have been complete months ago. I was going to start the process finding a lawyer when I learned the title company agreed to wave the issue with the conveyance if my neighbor can show she’s paid taxes since 2001 when she bought it and get an updated survey. Let’s go! We’re not done yet but in an instant it could all work out. Thanks for the help!

  8. I believe the process would be a suit to quiet title and probably the biggest issue would be finding and serving the heirs of owner/seller 1.
    Given that your neighbor would have a strong adverse possession claim, there would be little percentage for the heirs to appear and fight, so it looks like it would be an agreed or default judgment scenario, about as likely as not.  Or the heirs could show up and ask for a nuisance payment.
    I'm going to guess this could be done for about $5k or so assuming the heirs don't show up and kick up a big fuss, and that they're reasonably easy to find.

    I believe finding heirs will be a challenge if not impossible. What happens if heirs cannot be located? My guess is the wife sold it says the husband signature. And given the location, value of the property, cash exchange, no title policies were issued until now, buyer 4 as an investor is seeking title insurance and this is now uncovered.

    It’s a mess and I feel terrible for my widowed neighbor who is very old and wants this all to be done with. I stepped in to see what the holdup was and to be sure she wasn’t being taken advantage of and found this mess. Im going to help her work through it.

    Thanks for all the help so far. Im going to call a couple of lawyers tomorrow on her behalf.
  9. She probably qualifies for the 20 year adverse possession with a deed, but you still would have to go to court.

    Are we sure the husband didn't die before the wife sold it? I guess your friend did not have title insurance herself?

    She has owned the property for over 22 years. She’s now not sure what the situation was with owner 1. I suspect the husband died so when it was sold, only the wife signed the paperwork (but I don’t know this).

    So I think we need to find a lawyer in the county to get this cleared in court. Any idea of a very rough estimate of what this would cost? I think the value of the property is only about $30k.

  10. My neighbor is trying to sell a small property in the Valley so she can be my neighbor full time. She would winter in the south and live on the lake up north in the summer. This is an inexpensive property with a trailer on it. The title search brought up an issue when the original owners sold it to owner 2. Apparently the 1st owners sold it but only the wife signed the sale to owner 2 back in 2000, my neighbor (owner 3) bought it in 2001. She is trying to sell it now but original owner 1 husband never conveyed the deed to owner 2. So the title policy won’t issue the policy without going back to owner 1 (that is likely deceased, why he didn’t sign the sale).

     

    The buyer can buy the property without a title policy but she’s part of an investment group so she will likely want to have clear title. How would we go about getting a clean title since there’s no chance we could get a hold of the likely deceased or contact heirs that know nothing of this.

  11. I binged this with my daughter this weekends. It was so great. The characters were so great. It’s sad perfectly done and Ronald was the perfect guy for it. It made me want to go see the Joe Schmo Show again.

  12. Congratulations! My son also was accepted Monday to the school of engineering. He’s grown up a longhorn and we all shed a tear of joy. He’s visited several colleges and has been offered a lot of money at other colleges so the decision isn’t so easy.

    He did a 2nd visit to Bama, which is offering full tuition, 1st year housing and a $3,500 a year stipend. I went on the 2nd trip because I was low on Bama but I was really impressed. It’s a beautiful, clean place with amazing staff.

    LSU is offering a lot of money too, my wife went there and I’ve been a lot. I went to the admitted student day a couple weeks ago with him to hear their plug. It’s an amazing campus with a lot of tradition.

    We are waiting on Florida State, which we think may also be offering a lot of money. He had FSU as his #1 after his visit this last fall.

    I don’t think he was getting his hopes up he’d get into UT but now that he did I think he’s really in turmoil. It’s going to be a really hard choice. So much to consider, it’s really hard for me to choose too, even as much as a diehard longhorn I am. I think his heart is at Texas. Can’t wait to learn where he decides!
