Worse than what you said.  No clue on the total amount of the construction loan for TI, but I'm guessing it was closer to $2M based on what I know about the project.  It was a quasi white box situation, so just a shell with extensive finish out.

Here's the kicker... The $1.5M is ON TOP of the construction loan.  That's my point.  They've accrued an additional $1.5M in debt to InKind PLUS unpaid rent PLUS I'm guessing unpaid vendors in less than a year.

so there's a story here.  the press should look into it.

So far, no repercussions at Buda EDC.

the same buda edc will subsidize another, larger boondoggle.  the tap-in restaurant noted in a a previous post.

one spectacular fail was not enough.  second public fail on the way.

thank you sir, can i have another?

Calling out to @YGIFS here, but the Buda EDC is using hotel tax revenue here.  They should be accountable to somebody.

    absolutely

I've investigated other failed restaurants.  What some lenders do is to freely advance money with no collateral but take direct control of all future credit card receipts.  They pretty much have you by the balls at that point.  Doom loop.

i'm dumb (as if you all didn't know that).

    please explain.

There is something about restaurants that some rich folks look at not as investments but entertainment and status symbols. It’s a way to have something more exclusive than an exclusive club.

very medici surly 1% vibe.  i dig it.

but a simple pros/cons analysis indicates "sell" on this venture.  too much drama and bad publicity to overcome.  if i wanted to burn $$$ for public embarrassment,   i'd take one of the exes to a bar after the noon booty call.

Moving the business to a city of 16k and expecting to more than double revenue in the first year seems insane.

it makes complete sense when people are in your ear, reminding you how great you are.

throw in tax incentives with anchor tenant clout and you get a recipe for disaster.

Valentina’s co-founders pitmaster Miguel Vidal and Modesty Vidal announced the temporary closure and impending management change on Instagram on April 25. Jennifer Storm, the CEO of the Buda Economic Development Corporation — which invested in the restaurant — told ABJ that the sale is in the middle of being made now. The new owners will be named once it’s finished.

Over on Instagram, the Vidals wrote, “For us, scaling our business from 600 square feet to 6,000 square feet has proven more than we can manage, and we recognize and admit to the many issues and challenges Valentina’s has had since we’ve moved.” They’re referring to issues with the restaurant’s tip policy a month after it opened last summer.

not a good look for the city of buda.  wasted tax payer money on a couple with excellent bbq skills, but questionable business practices and no experience running a b&m eatery.

sounds like a disaster from the beginning.

As an American, I’m starting to feel left out. We should attack a country, say Portugal. Their language always sounded weird to me.

don't worry.  i'm sure something is coming to us, if not already here prepared to act.

Down 13.5% in Hays.  I'm pinching myself, I thought they would raise it again for no reason just because it's their favorite.

how?  share your wisdom and link to your newsletter.

our Hays properties are up ~10%.  protesting property assessments, my hobby i guess.  every damn year.

In terms of LLMs, I chose poorly.
