    Bringing a 10+ crowd into French 75 is a terrible idea. Sazerac too,  now that I think about it. If you don’t want to trek over to Frenchman I’d say do Carousel Bar and some dive bars near by like Absinthe or Chart Room.

  2. What are prices like in desirable neighborhoods in Seattle proper? Took a gander and blown away at what $1.5M gets in Queen Anne gets you compared to…anywhere in the Bay or LA.

    I’m sure he got advice on this but I imagine the Franchise Tax Board will go hard after him based on they acted during the IPO boom. Gonna ask our tax guys, pretty interesting.

    And I'd argue exclusionary zoning is a much bigger stain on our country's recent history than whatever happened in the 60s/70s. The intent of exclusionary zoning was literally to keep communities of color out of neighborhoods when it became illegal to do so through explicitly stated restrictions (commonly deed restrictions).

    San Francisco is 75% SFH and the BoS is fighting like hell to keep it that way. That’s why it’s the most expensive city in the US.

    Those who stand to make money off this are laughing their asses off at how stupid we all are.  Now, I'm off to purchase a home in central San Francisco, Portland, Chicago, New York, Boston ,Toronto, or somewhere similar. You know, the cities where multiunit development in historic single-family neighborhoods has been in place for decades, and therefore they have no issues with housing affordability.

    You realize most of those places are bastions of NIMBYism that have had very little development for decades and the motivating force for initiatives like HOME, right?

    Yeah, that place has changed a ton over the last decade. 6-7 years ago Polly brought in the Boucherie folks to do the food, and she just retired and sold to the Blue Oak BBQ folks last year. Beer list has gone downhill but the heyday of the beer bar was a decade ago anyways, still a LGD and Mardi Gras morning staple.

    Link’s other spots, Herbsaint and Gianna. La Boca is an institution for steaks. Also, hear me out: Emeril’s. His son took over last year and put in place a tasting menu with the goal turning into a Michelin-level destination. They just reopened after a full renovation. Haven’t been and don’t know anyone who has, but I’m curious.

    Yes, I was able to go back in December and it was fantastic. Full disclosure, the owners are friends of ours and this is a shameless plug. But, they just made the NYT’s Top 50 Restaurants and Bon Appetit’s Best New Restaurants lists, so they are doing something right.

    don’t like the idea of a 7-8% mortgage, plus the increase in principal for the more expensive area.  Am cash poor due to some unemployment/under employment over the past few years, so can’t just buy up here without selling in Texas. 
     

    Would sell and then rent in Seattle until rates drop, but am concerned about prices increasing in the interim negating any savings, and if I had bought now i could refi when rates drop. 
     

    Just had the idea of maybe taking a heloc or equity loan to convert maybe 40k of the equity to cash reserves, and then rent the house out but not sure about being a first time landlord from 2k miles away. 
     

    anyone have any general thoughts?  Is a 5 year ARM or some other product a way to help with the rate difference?  
     

     

    What’s the rent/own ratio in the area? In HCOL areas on the west coast it much, much cheaper to rent. I only say that because inventory is shit right now so unless you’re seeing stuff you really like it may be better to wait.
