    This KVUE article today is the 3rd story I have read in the last 5 weeks about this issue that basically popped up all around the Austin area but seems to so far only be limited to newer pool builds. going as far back as 2017, but really becoming prominent since 2019

    The super short version of the problem is it looks like many of the custom pool builders (including a lot of the previously higher-reviewed and longer in business companies) were somehow using concrete missing a key ingredient needed if concrete is going to be in contact with water.

     

     

    to me the internet layman, it sounds like the concrete providers either skipped adding the key ingredient to save money, or some idiot manager got lazy and used a generic concrete mixture on most pool concrete orders.

    And prosecutions for perjury are rare, whether of rich or of poor.  Exceedingly rare compared to the amount of perjury.

    A lot of this is due to the materiality of the perjury:  it's either a minor, immaterial point or the credibility of the witness is so bad everyone knows they're lying.  

    The other issue is that to prove it beyond a reasonable doubt can be quite difficult.

    Treasuries are considered the risk free (default) rate.  Commercial property assets are expected to generate a yield (or Cap Rate) at a spread above the risk free rate (the riskier the asset, the higher the spread).  If the income generated by the asset doesn’t change, the only way for the asset to generate a higher Cap Rate is for the asset’s value to be decreased.

    Similar for residential mortgages without the Cap Rate- more just a spread above treasuries.

  9. Well- most likely that’s a wrap on the season.  13 days.  238,000 vertical feet.  168 lifts ridden.  415 miles of runs.  All stats per the garbage epic app.
