    How do you like reverse replacement?  my two surgeon consults said I was too young at 58.  even though one of my tendons was not fixable they said I will be ok with 3 and have options in the future.  

  2. rotator cuff surgery last Wednesday.  Nerve block, nerve catheter and oxy.   Had ice machine on 60 straight hours. Pretty miserable thru Friday.   Took out catheter Saturday am and stopped oxy.   iced all day Saturday alternating with taking off sling and straightening arm and hand exercises.  felt great Saturday pm.    Sunday walked for an hour and alternated sling on/off all day doing hand/elbow exercises.  did ice machine after walk.   did not sleep with sling last night and have not worn today.  no real pain but have not used shoulder.  had all four torn tendons and bone spurs and loose debris.   first two days sucked but really happy with progress.

  3. Had mine done in 1997 when I was 35.  23 years later and still test at 20/15 in both eyes.  Have to wear readers but overall very happy.  I think the technology then was PRK?  The cost then was $1500 per eye.  Steven Dell did mine.

I "hear" from last week's faculty meeting that football is off for the fall.  Season ticket holders will be refunded.  Classes will resume in the fall.  Sizes larger than 100 students will be online.  Smaller classes will meet in lecture halls and spread out.  Regular class times will extend to at least 8 p.m.  Profs are expected to teach more classes to smaller sizes.  I have no other information or insight.

    I have this on my T-rex sidecar rig for G19. The end of the barrel sticks out slightly from the holster.  When running a lot of rounds, adding the heel pad  keeps me from getting burns.  Glad to have had it.  Recently completed a 3 day defensive pistol course and the gun got very hot.  

  6. We have 4 in our gym.  Have tried it a dozen times and it is mediocre at best.  The classes are not live, and seem to be very repetitive.  I just got bored with it very quickly.  There are some setups and virtual reality bike tours that I like much better.  

    Wife and daughter(No pics of either) only used it a few times and quit.  It is free and they still do not use it.

I really like the Benchmade auto openers.  I have carried a Mini Presidio for over 15 years.  The black is worn off the blade from Krav knife drills.  I really like it.  Due to being stuck at home for the past few weeks and online buying habit,  I ordered the Phaeton OTF.  It is not as ergonomic as the Presidio. When drawing from pants, the button is not where your thumb is.  It requires some fumbling around to get it just right.  Also, the blade is very thin and may be good for sliding between ribs, but for general household cutting, prying it does not make the grade.

I have got to get back to work.  This stay at home is making me crazy.   I have bought over 5000 rounds of 9mm, 1000 of .45,  a Clark custom .45, various spring kits for Glocks, recoil spring assemblies, etc...  Seems like everyday I get something from Brownells, MidwayUSA, AmmoToGo, etc...  Today, I installed a Zev Pro flat face trigger on a Gen 5 Glock 19.  Love it.  Very little Glock sludge in take-up and crisp 3.5 lb wall.  Been shooting a couple hundred rounds per week.

The market overall is still frozen.  Using Austin as an example, many sellers have pulled their homes off the market due to the pandemic and not wanting DOM to accumulate during a dead period.  Selling agents are very keen and incentivized to have low DOM.  This artificially depresses the supply market.  The shutting down of the economy has resulted in mass layoffs, combined with an unprecedented upheaval in the oil business, has eliminated the buying pool.  The mortgage servicing industry is having record payment lapses which tightens up the lending part of the equation.   In the $1MM+ market, which for Austin is a large sector, there are a total of 10 homes under contract in the past 30 days. One is a new build that had a deal working for a long time and one is a foreclosure.  There are 316 homes currently listed for sale in Austin over $1MM.  What does this information tell us?  Nothing, the sample size is too small and the numerator/denominator have unknown variables at the present time.  I am going to go with frozen.  No-one knows what to do, what next month will look like and what the unintended consequences of this shutdown have caused.  I think it is dramatic and there will be a gap down in residential prices.  Especially above $1MM.  The $3-500 market may be less impacted?  A lot of those people are laid off but not in the marketplace yet.  We will know more in 60-90 days.

I watch MidwayUSA, luckygunner, SGAmmo and AmmoToGo daily to see what is in stock.  Last week, supplies were very limited with very few options for 9mm or .45 acp.  Yesterday, all had plenty of stock with prices from .21 to .35 per round.  Higher than before, but less than 2 weeks ago.  There is still plenty of demand out there.  I got a notification yesterday from MidwayUSA that they had S&B 124 grain 9mm ammo in 1000 round cases.  By the time I dicked around the yard, went to get drive thru lunch and back home, they were sold out.

  11. I have been wearing a Cartier Santos for 36 years.  24 hours a day, 7 days a week.  It was cleaned once 13 years ago.  I shower with it and clean it with soap just about every day.  It loses about 30 seconds a day.  Once a week, I adjust it to my iPhone.  It has been a great watch.

I have the '20 F150 and 3.5 Eco without the max tow package.  It hauls my 6000 lb surf boat with no problems.  Can't tell any real difference from the '15 that I had before.  Surprisingly, the '20 gets the same fuel economy as the 15.   Not very good.   13-14 around town and 16ish on the highway.

My best guess would be to put off listing until after the shelter in place/restricted business is lifted.  The market is paralyzed with fear at the present time.  ABoR has put out no live showings, no open houses, etc... until further notice.  This has to disrupt the buying/selling cycle as we know it.  Many potential and current buyers are now out of the market due to layoffs, oil cratering, portfolio losses and general uncertainty.   The mortgage industry is in knots, navigating thru unchartered water.  They know they have to, but no-one wants to buy a loan in which the collateral value has a very good chance of declining.

    The elected officials who have shut down the U.S. economy will be quickly learning about unintended consequences.  

    If there was a deadline/ measurement scale of declining cases to let the American people know when they can get back to work and let business owners plan to recover, there would be a little more clarity about what to do next.  Until then, nothing is going to happen.  

    If people have to buy/sell now, it will be done virtually from start to finish.  This may be come more normalized, but it is just starting out.  Expect a few hiccups along the learning curve.

     I don't think so.  For purchases that are listed in MLS, there will be 3rd party(realtor) input into MLS which will have a narrative description and photos.   For refi's, a contract describing scope of work from the contractor, receipts or work done, etc... will suffice.  Appraisers are going to have subject hypotheticals that they work under and underwriting will give the final approval.

    i am one of those dumbs.

    With the virus scare, appraisal management companies(who control most residential appraisals) became worried about the liability of their appraisers entering homes and potentially getting sick.  Appraisals ground to a halt last week, which results in sales not getting thru underwriting, not closing, etc...

    In order to help relieve the bottleneck, appraisal management leaders, FNMA/FHLMC and secondary lenders came up with a solution.  Allow appraisers to complete exterior only inspections, supported by publicly available data regarding the home being appraised and viewing the comparable sales.  In areas that are shelter in place, the appraiser can complete the assignment from his "desk" using publicly available data for the home and that of the comparable sales.  

    There are all sorts of qualifiers and assumptions/limiting conditions.  It is not perfect but it accomplishes the need to keep the mortgage/real estate market alive.  Without it, the residential market would tank.

I hear a lot of talk in the industry about appraisals and assumptions/statements.  Probably going to exterior only inspections/2055s very soon.  Appraisals to include statements that estimate of value does not take into consideration the effect of Covid-19 since there is no market data available to demonstrate any significant change in value.  I know there are talks going on w/ FNMA/FHLMC, BofA, Wells, Citi, etc... about purchasing mortgages during this time period.  Underwriting will require re-verifying employment/income before closing.

    When the dust settles in 30 to 60 days, there will be a dramatic shift in demand/supply.  Demand will go down and supply will linger/grow.  Prices will drop.  To what, I have no idea and if I knew, I would be famous and not perusing Surly message boards.  Best guess is immediate 10%, languishing to 20-25% over the rest of the year.  Every segment will be hit.  

  17. Went to matinee yesterday on broadway. Sold out.  During intermission was informed broadway closing at 5.  Went to dinner on 48th and was a good crowd.  Waitstaff very grateful for all customers that came.  Went for drinks at a bar on Central Park south and it was semi busy.  
    jfk is quiet.  Breezed thru security and getting on a plane back.

Arrived at jfk around 11:00 am.  Our flight from austin was pretty full but the airport was a ghost town.  I would guess less than 20% of the normal crowd.  Light traffic from airport to Central Park.  Very few people walking around Central Park or 5th Avenue.   Told we could walk into any coveted restaurant in town tonight.  Shows are 1/2 price.

You are describing your needs as a 1911.  In 9mm with large hands, the Commander size should be about perfect.  Enough weight that recoil will be negligible and large enough frame to be comfortable.  You can get a used Colt for around $700.  For around $1000, Dan Wesson can be had in the used market.  There are some great semi-custom 1911s on the market for $1500-2500 used.  They are $3-4000 guns new.  

    I carried a Commander for many years.  I have since gone Glock w/RMR because it is an evolution in defensive pistols.  Can't beat a 1911 trigger but weight, accuracy, capacity, ease of use are also factors that come into play.
