The saga continues! I've got the top done, except for sanding and painting shelves. Still have all the bottom doors/drawers to do, but painting the boxes moved pretty quick up top, so should have that done on the bottom by early next week.

Also, anyone have experience installing floating shelves onto tile backsplash? Is it as simple as having the proper drill bit, going slow and keeping it wet?

Are you hand painting the cabinets?  Just brush?  Roller?

    Hard to accomplish

We started Fallout on Amazon last night, and the scene in ep1 the main actress takes her jumper suit off to dress a wound, which was really just an the show using that to show her with just a sports bra on, and my wife said “I remember when I was skinny.”

I ALMOST took that opportunity to try to bring up semaglutide, the words “me too” almost slipped out, but fortunately enough alarm bells were going off in my head and I just bit my tongue and kept watching. I’m not posting on the divorced thread today, so that’s nice.

Where did you find this deal? My wife is going to ask the doc for it in a couple weeks at her next checkup. In case Insurance doesn't approve it, I'm looking at options to pay it directly. I'm seeing prices in the $1k and above range.

I still wish I could convince my wife to try it without her realizing I’m trying to convince her to try it

That seems like a bit of projection to me, Herbert's interviews about the book make it seem like he was in more of a literary conversation than a contemporary political one

Not really. Straight out of his mouth.

Dune was aimed at this whole idea of the infallible leader because my view of history says mistakes made by a leader (or made in a leader's name) are amplified by the numbers who follow without question. That's how 900 people wound up in Guyana drinking poison Kool-Aid. That's how the U.S. said "Yes, sir, Mister Charismatic John Kennedy!" and found itself embroiled in Vietnam.

Herbert wrote Dune as a direct criticism of the fantasy trope of "the main character is the one true good guy who can right the wrongs", and is ultimately a cautionary tale against messiah figures. So I don't think Dune: Messiah is going to be a happy story as Paul and the rest of humanity learns the cost of walking the golden path

He also wrote it to show how a seemingly good person/leader, who doesn’t appear to be a hitler, can be just as bad due to the people / government turning him/her in to some sort of living mythological figure.   I think he was very unhappy with what he perceived as being done in JFKs name

Simple fix.  All new parking lots must have a rooftop covered in low-water requirement plant life.  Start a program to retrofit existing lots.   Or we could take the easier approach and just eliminate parking requirements altogether, as our Austin council prefers.  Who needs to drive when public transport is so readily available?  All of those currently existing lots can be replaced with affordable $1,000,000 quadplexes.  It won't make it any cooler, but think of the graft!

I would like to see the math on if all rooftops were white. If it works out, require all new construction white (or your plant idea if they want to pay the extra l)

Anyone have any experience with STR to traveling nurses?  We bought a small house recently with intention of a flip, paid $110K cash for a 3/1.  Needs a new roof, interior paint, flooring (LVP) and some cosmetic improvements, nothing major, new woodwork on front large front porch.  Corner lot, no neighbors next to or behind.  We know the owner of those lots.  Last week we found out it's in a medical overlay district 2-3 blocks from a growing regional hospital.

We had planned on flipping it, but once we found out about the Medical Overlay, we thought about renting it to a medical oriented practice , but after contacting a staffing (for lack of better word) company for nurses, we think it may draw $3K a month.  We are in the process of acquiring furniture.  Mrs JDHorn is a realtor so we are privy to many people looking to unload furniture.  We have acquired a 40" Samsung, 4 beds and we generally have an attic full of stuff she uses for staging.

Does anyone have thoughts on renting to nurses?  My limited research shows they do extended runs at hospitals, 90 days-  6 mos and sometimes longer if they like the gig.

The place is 30 min to the gulf of mexico, couple hours to New Orleans or FL panhandle beaches...not a bad area, a little rural but im thinking $3K would be the number if we got 2 or maybe 3 nurses (would be tight with 1 bathroom), though I imagine there are facilities at the hospital too?

I’ve rented to 3-4 with our Airbnb during the offseason. However, we never got 2 chicks at once, only whole house rental on our 2-1. As far as renters go they were fine. As far as keeping the place rented all the time and dealing with STR headaches, well the property is a long term rental now (mostly Airbnb / vrbo headaches though)

  9. I need some phone advice help. Daughter just turned 12. Wife wanted to get her a phone for Christmas despite for months me saying she’s too young for a smart phone. Wife got her a Gabb phone.  Rules were set. Rules were broken - and not just in an accidental way but a trying to get away with things way. Phone part of camera was abused (nothing sexual). Anyway, look who was right, wife went nuclear option, she’s too young for a smart phone now.

We still like her having a phone that she can take with her when she goes out to play. That was definitely nice that we copied let her roam a bit farther on her bike (and her younger birthed).

Any recs for a no camera / internet phone?  The flip phones look good, but I haven’t seen one that has a text monitoring option.

I am a concrete contractor, not a pool contractor.

There is a lot missing from that report. Enough for me to be skeptical.

Lots of concrete is poured without fly ash and it is more expensive, not less expensive than fly ash.

These pools were not poured with "concrete". They use shotcrete and they are sprayed.

There was a fly ash shortage during this time due to demand and a large cement plant in Dallas going down for an extended period which put a stress on the fly ash market since it is a partial substitute for cement in concrete mixes.

There are different classes of ash, so not sure which one is best but they are substituted freely.

Shot Crete is sprayed on with the water being added at the hose end area so the concrete products are not delivered in a ready mix drum type of truck, but a metered truck which proportions the components through a helical drive for mixing.

Cement and fly ash are kept separate in the truck.

Most pooll contractors hire out the shotcrete. Shotcrete guys do more than just pools.

My guess is that are going to find a single ingredient source or contractor at fault, but I doubt fly ash is the cause of all of it.

Settle this for me and my wife:

Wife ordered me a ton of multi tool blades for a ridiculously low price. I knew they’d be weird size or plastic fakes or whatever. Turns out for cheap blades they weren’t that bad. Harbor Freight throwaway quality for less than a tenth of the cost.

I use wire strippers just enough to need them but never find the pair I bought the last time I needed them. They have some for $10 and I’m pretty tempted to get about 12 of them.
