  1. i pulled my house and all 37 of my neighboring properties within a radius of 700 feet of my house.

    every single property had precisely the same land value 2023 to 2024.

    36 of the 37 properties that neighbor me went down on improvements by anywhere from 9% to 60% with a mean of 33% and a median of 39% and a stdev of 10%. the one that did not undertook a major renovation and increased their sqft by 1,000 sqft.  It went up 3.9%.

    mine went up 6%.  I did no major updates, renovations, anything.  i got a variance to do some retention walls in the setbacks.  that's it.

    i uploaded the spreadsheet that is overwhelmingly demonstrative of the bullshit take by tcad to support not equitable to neighbors and i get a list of two houses that are on lots three times bigger that are over a mile a way from me and a settlement offer of my noticed amount.

    i suspect my informal protest will not go well by the time i am done ranting to those cocksuckers as to what a bunch of fucking morons they are.  i suspect my formal protest won't go well because armybrat's granddad is going to be asleep after his tcad provided lubys.  so on to court.

    i have been surprised by how much I have enjoyed playing it, the fullness of the low end on it, and how inspirational it has been.

  5. correct.  i think it is probably most wrong because i suspect that a material amount of the shares were acquired through compensation after amazon had taken off and had some market value so there would be a cost basis...not just all the shit he gave himself when he started the company.

    but it is not wrong to say he eliminated a hundred million plus tax liability by realizing the gain while a resident of florida instead of washington.  it is, of course, the individually smart thing to do but the ethics of it given the importance of washington's infrastructure contributing to the success of amazon's formative years could certainly be debated.

    as is the fact that he is definitely paying a tres comas club federal tax bill.

    they are coming to the $610 million by multiplying 7% by the current market value of the 50 million shares he stated he intends to sell - 24 million of which he has already sold.

    the 7% is the capital gains tax for the state of washington that began in 2022.

    florida does not have a capital gains tax so all of that is saved with no alternative taxes paid.

    that is, of course, all notwithstanding the federal capital gains tax he would pay, as well as the article not considering what portion of the current market value of those shares is comprised of the cost basis (if any) which would affect the taxable basis.

  7. i had a back fusion surgery three weeks ago on a thursday.  hydrocodone through the weekend and last one on monday.  none from tuesday forward.  didn't take a shit until wednesday and it took two hours.  the fusion was at the l5-s1 level so it required an anterior approach to start resutling in a scar in my abdomen that was still in surgical recovery.  i told my wife that i just delivered a baby naturally with a c-section at the same time.

    anyway, if they don't have a predilection towards addiction, etc..., i wouldn't worry about it but if he is on it for more than a week or so, he does need to taper off or it won't be a fun couple of days.

    it's not just service, the food is also elevated.  experience and setting are big.  though it is somewhat unspoken, everyone knows that one star restaurants are somewhat designated for inventiveness, creativity and quality of the food almost in isolation with little regard for the service/setting.  hell, i think an argument could be made that the con todo taco truck could at least get some consideration.  but to achieve 2 to 3, the techniques require significantly greater elevation and precision in their eyes.

    as to the service, it is a lot of both tangible and intangible things stemming from professional levels of service and training.  it's a bit of a you know it when you see it thing.  the "forks" episode of the show "the bear" wouldn't be the worst introduction into what i mean.

  14. michelin has a strong japanese bias problem when it comes to asian cuisine.  they fucking love love love elevated japanese to a near fetish level to the detriment of other east asian cuisine imo.  and i say that as someone who prefers japanese over most.  that said, i ate at lung king heen in hong kong for some family style cantonese right after it was awarded its third star and was genuinely surprised with the rating.  i find myself disagreeing with certain elements of their ratings sometimes but that was one i just didn't get.

    ychang is on point with his post as well.  michelin's restricted footprint obviously creates a lack of information on a number of great food destinations and i would personally posit that houston is one of the greatest overlooked spots in the world.  i love austin and the food here but houston has such a deep bench across a lot of cuisines that it is embarrassing.  i would posit that other than melbourne and sao paolo, there are not any non-asian cities that could best houston on asian cuisine quality and diversity.  it is in a club with l.a., san francisco, and ny on that category.

    i disagree with your subjective take.  the food at odd duck and dai due is absolutely capable of achieving a one star status on its better days.  as i said, no restaurant in austin is capable of achieving a 2 or 3 because the service necessary is simply not part of the city's dna and there is no market to prioritize the level of hospitality/service necessary to achieve that.  but on just the food basis (which is the priority of a one michelin star restaurant), dai due and odd duck are absolutely capable.  not guaranteed, but capable.

    uchi and uchiko are definitely michelin star level food.  they have no service though.  they have waiters.  nowhere in austin has 2/3 michelin star service/hospitality.  not even close.  it's an order of magnitude difference...totally inconsequential to the quality and enjoyment of the food but it there is not a single place that even tries to achieve anything in that arena.
