  6. A reporter from the British Telegraph had just left minutes earlier (and unexpectedly due to a last minute interview opportunity). He said the restaurant is frequented by military, but just like any restaurant would be in an area that has an ongoing war. The Ukrainians arrested a guy they said was taking pictures of the location and sending it to the Russians.
  7. Despite the encouraging statements by Russian officials, the Antonovsky Bridge foothold is causing a very palpable concern among the Russians. All day yesterday they discussed the footage of Russian soldiers ending up under a heavy barrage while attempting to moor on the Dnieper in a small boat. This was followed by mass calls to find boats all across Russia and bring them in. Today, even Girkin who previously dismissed the perspectives of such a foothold, came out with a very long post saying Russians are unable to "dislodge" the Ukrainian defence forces (full post here t.me/strelkovii/5847, here t.me/strelkovii/5848 and here t.me/strelkovii/5849).
  8. Thanks for the detailed explanation, Wulaw. Only thing I'd add from my experience is that slightly above median might help cut out the lower quality renters and give you more responsible tenants. This could lower maintenance costs and hassle, even if it's not truly the best bang for your buck like the heralded duplex model. We just got some renters locked in to a 2 year lease who might have higher incomes then us. They're moving from Boston and settling into a bit of a slower-paced lifestyle and were impressed with how far their rent dollars could go in Lexington, KY. Leverage it through the income stream? I wonder how long you have to demonstrate income from renting the property to do this.
  9. An incredible number. This war won't leave the Ukrainian conscience for centuries. I read a report last week about a British nonprofit that is arranging telehealth and virtual therapy to help give Ukrainians access to the care they need. This shows how important that work is to rebuilding Ukraine. I also wonder what the corresponding figure in Russia is.
