  1. Are building costs coming down at all lately?  I know lumber has started to fall back after the craziness of the first part of the year, but has that made its way back to the consumer yet? 

    We are thinking of doing a screened in porch on the house but wondering if we should wait a bit more to let things normalize...or is that a fantasy at this point?

  2. Pricing has gone insane in the historic part Galveston.  Literally double what it was 2 years ago.  
    Wife is also pregos, so we need another bedroom.   Current house is 3-3 3.6k sf and pretty much the largest nonmansion house in the area, so we are fucked with nowhere to move unless we want to shell out 2 million on a white elephant.  
    Housing  stock seems to disappear between 3.5k-6k sf, so we are  in the process of adding a bathroom, bedroom and office to the house.  Fun times.    Will get us 4.2k sf or so.   I’m hoping it ends up being a good investment, especially since it will hopefully fill the upper middleclass family of 4 niche that seems to be missing. 

    How huge are the bedrooms in your house? I live in a 3 bedroom house that is less than a third as big as yours lol

    my wife and I make a combined 50k less than you and have a 1900 a month payment with zero issues...no kids, which does make our situation simpler, but this feels like you are bordering on an unhealthy level of risk avoidance.  There are always things that could come up, and I'm not advocating for living fast and loose like so many Americans, but you are holding you and your family back with this level of conservatism IMO.

  4. I see a lot of Cedric Benson in him. Short legs, low center of gravity with a choppy stride. Very quick to top speed but not a burner. Can juke you or truck you.

    But Bijan has even more wiggle and is an elite receiver. To me he’s the most talented RB we’ve had since Ricky.

It's gonna be really bad for China in the next 20-30 years when all the people who were born prior to the one-child policy start retiring.  Especially as their average age of retirement is 54 (they have been talking of raising it for years).  Impossible to fund all those people with a much smaller working cohort.  Who knew that top down, unilateral policy making might have unintended consequences?

    That's good to know.  How does that change for instances where we are selecting from certain models, not truly customizing from the ground up?

So my wife and I are considering building a house on her family's land south of Austin.  We went to a custom home builder and got some prices for fully built out, but it was with completely basic options.  Like stained concrete for the floors, basic  It came out to about 300k.  My question then is, how much should we expect to pay on upgrades?  We aren't needing top of the line everything, but say nicer faux wood floors, upgraded bathrooms and kitchen, etc.  It feels like we'd get to a 100k extra in a hurry.  

    Just looking for general ball park costs before making any decisions.

    It's been many years since I've been to Mueller's. Never been to 2M. I've been to all the spots in Lockhart and Luling. Also to Baker Boys in Gonzales and Brett's in Rockdale.

    Just want to make sure I'm not missing a spot. For times sake, I should probably avoid the greater Austin area spots.

    Looks like I didn't see this in time, but I HIGHLY recommend Smokin Oak BBQ in Taylor.  Its a trailer at the old Taylor High, which they have turned into a shopping and dining area. 

    I admit that I am biased, since I grew up with the guys who run it, but to me it blows places like Louie Mueller's way out of the water.

    The team's performance - considering the quality of the opponent - is one of the worst I've ever seen in over 30 years watching Texas football. The only loss that I can think that is comparable was the 50-7 home loss to Baylor in 1989. 

    I can think of at least half a dozen during the Strong era that were worse.  Top of the list being the 50-7 vs tcu where they were up 37 at half.

  11. I have been dealing with a good deal of anxiety lately. I am on Lexapro (escitalopram) daily, but lately it hasn’t done the trick.

    I have had some good results from CBD oil. Take a couple droppers a day and it definitely has mellowed me out more than I thought it would.

  12. Maybe he could get into home improvement related sales (siding, roofs, screened in porches, etc). I know someone in it and it does seem to pay decently. Don’t think there is too much computer work and you get to be with people face to face. Lots of driving though, usually a large territory to cover.

  13. I carry a 58 and I love using it from 80 and in, including around the green. I always struggled trying to use different clubs for chipping around the green depending on how far I was, so I just close down the club face and let it run more if I need to. Every now and then I’ll use the 54 for chipping as well but predominantly it’s the 58.
