Investing directly with a developer is the way to go at that level. Have to find one you trust, though.
eh, that is what i expected and why i have steered them towards rental houses. thanks

How much are you seeking to invest in a single deal? That will drive a lot of it.

Triple-net deal makes even more sense. Management effort is zero.

Yeah, the bass player in my band is bisexual. We act like 4 guys, but he loves to fuck with us by talking about nailing some dude after a show. It works.
The odd thing was that I didn't REALLY understand what it meant for him to be "bisexual" until he showed up for a show dressed as a woman. I mean, none of us cared, it's a dumbass rock band, we were just like "Norm, what's up with the outfit?" He just said "oh, I'm really more of a cross-dresser than bi, I prefer women but I also prefer their clothes". Sure, he watered it down for us, but my mind was blown. I simply had no idea how fluid the spectrum was. It was only then I realized that I had never seen him with a guy, it was always with women. (Not that he's not bi, I'm sure he is to some degree, but it was still eye-opening.)
Then I thought more broadly and realized that two of Austin's better drummers are cross-dressers. I gave up. Wear what you want, be who you feel, love me and I'll love you. It's just so silly to try to define others' experiences.
Crayon is a drummer? I also thought he was just into bridesmaid dresses

And....? That's how some of this works. Someone or someone kicks off the development. Seattle was a working class town until Bill Gates and Microsoft.
Very sub-par talent and start-ups to date.

I expect a continued boom in tier 2 cities. I am not sure and think it will be a mixed bag for tier 3.
I hear Santa Fe, NM is blowing up tho.

Also, Bentonville/Bella Vista/Fayetteville Ar is blowing the fuck up right now.
Only because the waltons are funding the shit out of the startup scene there

How's everyone doing after a difficult week?
Gotta say it was a beautiful day and was able to clean my grill and bring my gruesome twosome to the tennis courts.
Went hiking with the dog. Despite it being extremely muddy, it made me feel infinitely better. The dog was pretty happy to get out of the house too.

Outward mindset - absolute trash but on list for book club in my company exec team. Debating if I can watch a YouTube summary instead.

How can you tell if you have tankless? See I don't even know that. It is a Bradford White and I can re-light the pilot if it goes out...that is all I know about it. I accidently did good by opening every single faucet in the house. But I had no clue about draining the water heater or what to do so I treated it like a rattle snake and left it alone. That is why I feel so lucky it worked out and I didn't damage it.

We upgraded our water kettle recently, because I’m a dumbass but easily best appliance upgrade ever.
Increased my tea intake so definitely drinking more water plus saves so much time

Why do people buy individual bottles of zinc, vitamin c,d, etc. when they can get a brand like One A Day that has all that in one pill?
Over supplementation is can also be very bad. Also quality of ingredients. Different vitamins even if same don’t always have the right composition or asborbtion ability.
I regularly take multi, zinc (shown to help shorten illness), and magnesium (many people are deficit and shown to help with sleep). I don’t take all three every day btw.

A generator. Anyone have recommendations? And are they ok to sit with gas inside for years at a time?
No, they tend to require upkeep and maintenance. Given their cost, I have always argued that is more economic to plan to stay in a hotel. I don't have kids so my tolerance for house that doesn't fully function for a few days is higher than most.

1. Burn it to the ground
2. Let insurance handle it
2a. Try to get the tenant to pay for some of it (at very least keep deposit)
2b. Pay someone in Austin to manage as it will require lots of onsite effort to remodel
2c. Wait it out as construction cost will be insane next couple months if you can afford it. Have it cleaned up and dried out. I am sure the condo association has some insurance to help cover in these instances

Water is back and weak but enough for my tankless water heater to function and for me to shower. I went outside and the neighbors and kids all knew I had a shower. It was an event it seemed. The kids gave me a dirty look. The moms were jealous.
I am providing water to neighbors now. I put away my Briggs and Stratton generator that I have shit on and neglected for a decade. But she came through for me and we were able to run a line to my neighbor.
I am so happy to be clean. I went into the garage and found some old camping shit that would have helped out earlier. But it’s all good now.same here. hot water now works.

Long Weekend from Austin
in Food and Travel
Posted
Trying to get a break from being in the house 24/7. Give me the spots we should spend a long weekend to escape. Ideally, no more than 3 hour drive. Decent food is a must so leaning towards just outside of San Antonio.
