Is there any forecasting, of what real estate activity would look like for all of 2025, if rates stayed around 7?

This talk of pushing the GSEs out of conservatorship showed up multiple times in my news feeds this morning.

The only way that it gets built is if we can shuffle giant slugs of taxpayer dollars into the pockets of people who contribute to the gov/lt gov campaigns/personal pocketbook. You all know that.In which case, I would prefer the state to do nothing.

He does though. It’s not a joke. He really intends to have Gaetz, Gabbard, Kennedy and the rest. If he gets them he wins, but either way he’s ringing the division bell with every act and any Republican who attempts to stop him will never get back in the good graces of the party, and he further consolidates control.
The gears of history are in motion.I think Trump expects these appointments to succeed and I think the Senate will rollover and accept them. Trump has already said he will just do recess appointments. So, what is the upside for a Senator to oppose somebody like Gaetz? There isn't any upside.

Was watching Seth Meyers' A Closer Look tonight and apparently the plan to appoint Gaetz as AG was hatched over a few hours on Trump's plane on the way to Washington yesterday. Gaetz was on the plane. This all happened unbeknownst to Susie Wiles, who was in another area of the plane while this was happening.
I think this will be repeated many times over the next 4 years. It is what we should expect.

I see minimal to no broad public or political support for an infrastructure project focused on a rail system in Texas.
Rural Texans will oppose the land usage. Most Texans won't support any taxes for an infrastructure project. Texans like using their cars to move around inside the state.
If Texas does anything infrastructure wise, I hope the state dramatically increases water reliability/availability.-

‘There is now a clear negative relationship between climate risk and house-price appreciation,’ analysts say
But climate risk is finally beginning to be reflected in home-price growth. Rising home-insurance costs, for example, have been pushing property values down. "It has been recently documented that property-insurance expenditures have risen sharply in riskier areas since 2020," the analysts said, "even after adjusting for inflation." -

I think TDP is going to have to do lot of hard work to figure out a new platform and message. Hoping 2024 was an anomaly sounds like “head in the sand” type approach.
-
Going back to the thread title, I’m at a loss at how the TDP even begins to chart a new path forward. They made zero progress in this election cycle.

This may explain some of it.
Laine appears to edge out Kelly in race for D6 Council seat - Austin MonitorAustin Monitor
A Laine victory would mark a progressive turn for the district, which was redrawn in 2021 and saw some of its more reliably conservative areas moved into the redrawn map for the District 10 seat, which was also up for election on Tuesday.-

El Paso county lagging at the back of the pack in terms of %RV 2024 through 2024. Maybe that isn't unusual for that county but it stands out in that excel screenshot.

Why is that?
The graph posted by Huckleberry shows it has the highest number of early voters.
-
One should not wait until the last Friday of early voting to go vote.

I wonder if caps 3,4,5 get approved and the 6,7,8 caps get discarded.
