I'm not sure Gladiator is a hit if it had been directed by Spike Jonze or Danny Boyle and starred Luke Perry and Tilda Swinton and had a bunch of bizarre ancient religious imagery and prophecy and witchcraft.

Seems like an indirect benefit at best. Certainly deferred until sale, if he sells.
You can also borrow against the increased equity but yeah, the benefit, at least until selling (and even then, really only a benefit if leaving the area) are significantly outweighed by the costs. -
Change Homestead exemption to 25% instead of 25,000 (I'm sure there will be unintended consequences, but also some positives)
If anything that would make housing prices go up even more/faster. -

Redistributing money from property rich districts to property poor districts is a good thing generally (within the confines of funding schools through local property taxes). And Austin ISD sending over 50% of tax revenues to recapture is not inherently a problem. The problem is that the remaining funds are nowhere near adequate for Austin ISD to effectively operate.

I think moving forward… on top of increasing inventory, there needs to be a realization and acceptance that a typical family can still live comfortably with less sq ftg. I know that’s a hard bias even for me to shake off, due to what a lot of us were used to growing up here in Texas.
This is a component of the housing crisis that doesn’t really get talked about. While populations have exploded and household sizes have shrunk, house size and lot size have also shot up. I’d bet the square footage of housing per resident in the Austin area today is 4x what it was 50 years ago.- 2

an increase from $1.56 to $2.7 from 2021 to 2022 seems entirely reasonable, eh?
I mean, it's a fucking bonkers market, but it's a reasonable assessment of market value by TCAD and they're probably still undervaluing your property.
Everybody likes to bitch about their appraisal but virtually none of those bitching would sell their house for their appraised value.
Attempting to fund government through property taxes on unrealized gains rather than income taxes on actual gains is idiotic and these are the consequences of that. But for reasons that defy any logic whatsoever, Texans for some reason find paying property taxes more tolerable than paying income taxes.

3. The land vs. improvements part is pretty arbitrary and doesn't really make a difference, but also building costs have gone up significantly so the cost to rebuild your house is almost certainly higher today than it was a year ago.

Still seems like bullshit to me. The guy bringing a gun out and brandishing at the victim is absolutely a threat of violence. The victim had a legal right to be there to get his kid, and I think it's pants on head absurd that just because the victim tried to defend himself you turn your brain off and side with the shooter.
I have no doubt the DA spiked the case. Gotta get reelected and all that.
Brandishing a gun at someone doesn't justify you using it against them when they defend themselves.
The DA recused so it was Paxton’s office in charge of presenting the case but yeah, they spiked it. -

Sorry, I don't have the tax code memorized. Not in real estate or accounting. I'd assume the difference between appraised and market values have to do with homestead but if they tax on market then what's the benefit of the homestead?
The benefit of the homestead exemption is it can decrease your assessed value (by virtue of the 10% cap) and also your taxable value (by virtue of local tax exemptions) to lower numbers than your appraised value. -

I'm not sure that's a patently unreasonable suspension but it's hard to reconcile with the suspensions received by Marcell Ozuna, Roberto Osuna, Aroldis Chapman, Addison Russell, etc. in recent years.
