  1. That’s exactly how this is supposed to play out. He has a duty to mitigate so will never get the full amount. He can argue that he ruined his own reputation and isn’t worth a whole lot but somebody will/would hire him at some level. He can’t just do nothing and get the full amount, he’s supposed to at least try to find employment.  And yeah, this cycle, he’ll get a job somewhere that will likely overpay and he could end up way better off by taking a settlement. If they are truly lowballing him though he can make them litigate but he’d also be in a position of having incentive to not get a good job. The “for cause” thing is so dumb, they’ll never win that, even if there’s something it didn’t come up at the time they fired him, it was purely wins and losses which is not cause or moral turpitude.

    Do you know that he has an obligation to mitigate? In commercial real estate, as a landlord, we have the obligation to attempt to mitigate in the event of a default. But it gives us a pretty wide bit of latitude on quality of tenant, etc. Does his contract stipulate that he MUST attempt to land a job elsewhere, and would he have no discretion as to the specific job and whether he would want to work there?

    Yes.  They are not going to roll over.  I keep coming back to the idea that UCLA is using this to bring the RB back to the table.

    50 year 120K

    I remember refi-ing to my now 15 year from my previous 30 year (which I had re-fid a couple of times with a small cash out once), but my wife was flabbergasted as to how little we had paid off over the first about 15 years.  I was like “welcome to home financing “

    now I pay like 80% principle with every payment.

    The Athletic Department. They have the (misguided IMO) expectation of an additional $20 million/year in added revenue from suite and premium seating sales. Which they won't get. I'm holding out hope against hope that they are just using this as a means to force the Rose Bowl back to the table and improve their (really shitty) deal there. Again, the proximity to campus, while closer, does not markedly improve the commute. Other than the 10 between the 110 and 405, there might not be a worse stretch of freeway than the 405 between Westwood and Inglewood.
  6. The 50-year mortgage will just drive prices higher. Any market mechanism to lower monthly payments will be offset by price appreciation until mortgage payments rise to what the market will bear… which should settle around the same before the 50-year option is created. The initial demand increment will drive price further, so we all get fucked with greater insurance and property tax liability.  

    And dipshits won't realize they've paid off about 5% of their principle after 20 years
