  1. Who the fuck are you?

The boy, who was detained with his father, died shortly after midnight at Gerald Champion Regional Medical Center in Alamogordo, New Mexico, about 90 miles north of the border crossing in El Paso, Texas.

The boy was taken to the hospital Monday after a border agent noticed signs of illness, and the medical staff first diagnosed him with a common cold and later detected a fever.
"The child was held for an additional 90 minutes for observation and then released from the hospital mid-afternoon on December 24 with prescriptions for amoxicillin and Ibuprofen," CBP said in a news release.
Amoxicillin is a commonly prescribed antibiotic.
On Monday evening, the boy began vomiting and was taken back to the hospital for evaluation. He died hours later, the CBP said.
The official cause of death is unknown. CBP is conducting a review and will release more details as they become available, it said.

Y'all disagreed with us only because you're too stupid to understand our POV.

    Not quite, bro...

I don't think I can ever understand a point of view that leads you to vote for an immoral, corrupt failed businessman for President of the United States. Apparently he said some shit you agree with, and that was good enough for you!

Fuck yes, let’s rehash the 2016 election again.

Plenty of reasons Hillary lost but ultimately it boils down to a large segment of the American public being incredibly undereducated, non-participatory in democracy, and woefully misinformed.

Now show me where that’s wrong.

Well also Americans seem to love corrupt, immoral failed businessmen.

    That stuff has happened before.

And my thought has always been pretty simple: sue the FUCK out of the hospital for malpractice.  They performed a medical procedure without patient consent.  That's a slam-dunk.  And establish early on, as a matter of law, that a "warrant" doesn't create either 1) an OBLIGATION on the hospital (you can't order a medical professional to perform a procedure), or 2) patient consent.

If I were representing a hospital in these situations, our policy would be simple.  We will do such procedures only with patient consent.  If you get a warrant to go up his ass, GREAT -- take him outta here, and crawl up his ass all you want.  But we aren't going to do it for you.  Because we don't have the patient's consent.

I love this so much. He fucking sucks at negotiating everything. Business, government/bills, foreign affairs/tariffs, etc. He is so out of his element. I bet you he didn’t even negotiate his apprentice contracts with NBC; some entertainment agent probably did.

I'll never understand putting a failed businessman into the highest office in the country. Never. I will probably never look at this country the same way again.

    "Major", no.

Have we been engaged in military action here, there and everywhere since WWII? Yes.

You don't have military bases all around the world, unless you are looking to constantly be engaged in military conflicts, but no, we have not been in a "major war" for 17 consecutive years.

Maybe if we get into another war Congress will vote for another tax cut.

First off, the homestead tax exclusion on the gain is good as long as the house was your homestead for TWO out of the last five years.  So if you think the place will appreciate you could rent it and close the sale any time before the 3rd year anniversary of your new homestead and keep ALL the profit tax free.  You can use this excluson of profit every two years.  If I was young and single I would be moving every couple of years to take the tax free money, moving up again and again.

If you are going to keep your current place to rent you might also look at doing a refi to take out your "tax free" gain and put it toward  improving the new house or other investments.  The advantage here is that your rental house will still hopefully be appreciating in value over time, but your deduction of interest on the note, taxes, depreciation (1/27.5 per year) and any other incurred expenses will likely make you show a paper loss each tax year until you sell. Without a new note you can still deduct the taxes, depreciation and expenses, but the new note would be what will make you show a "loss" as you actully put cash into your pocket.

here is a good rental calculator to play with https://www.calculator.net/rental-property-calculator.html?cprice=185000&cuseloan=yes&cdownpayment=30&cinterest=7&cloanterm=15&cothercost=3000&cneedrepair=no&crepaircost=10000&cafterrepairvalue=150000&ctax=4800&ctaxincrease=3&cinsurance=3000&cinsuranceincrease=3&choa=0&choaincrease=3&cmaintenance=1000&cmaintenanceincrease=8&cother=200&cotherincrease=3&crent=3800&crentincrease=3&cotherincome=0&cotherincomeincrease=3&cvacancy=25&cmanagement=0&cknowsellprice=no&cappreciation=3&csellprice=200000&cholding=30&csellcost=3&printit=0&ctype=&x=65&y=23

The calculator does not include depreciation but here's one I found on the internet https://www.calculatorsoup.com/calculators/financial/depreciation-property-realestate.php

The math on real estate is mind boggling when the tax treatment is factored in.

Good advice, thank you. I assume this will affect the mortgage rate I get on the new house?

  8. Think it's time to buy a bigger house.

I have a new one picked out but I haven't decided how I'm going to pay for it. I can sell my existing house or keep it as rental.

I could buy the new house now, and put my existing house on the market in a few months when there are more buyers. If I move into the new house now, will that affect the Home Sale Gain Exclusion? I doubt it but I guess I should look at the regulations.

Anyway, I'd appreciate any general thoughts/advice.

Senate (R)s will not convict under any set of facts.  They are traitors, straight up.

I think "treason" is being used too loosely. Trump *may* have committed treason. But it's not apparent that Trump is an enemy of the U.S., so his supporters aren't committing treason.

With mounting evidence of felony crimes I can see a scenario where house votes to impeach.  This makes the senate decide what lengths they will go to to support this dipshit.  Behind closed doors senate leadership realize this gives them a chance to get out from under Trump and they vote to convict.  Then they start a campaign actually highlighting the evidence so as to prove why they had no choice in order to try and save some of the Trump base.

Senate would never convict, at least not on facts that have come out so far.
