    I had Cougar Irrigation do the work on my backyard remodel a few years back and they did a good job.

    I don't think it work like this. The 10% increase cap is on the final assessed value which didn't change in this case. The market value can go up (or down as much as it needs to) so next year reducing that might eventually come into play but there would be nothing stopping the county from increasing that another 40% next year if they felt the market supported that.

    Wife, Daughter and I all tested negative on a PCR test this week.  Weird virus.

    Was going to ask this... still negative? My son has had a terrible cough that's keeping us up all night and a 101-102 fever since Sunday. Went to the Dr and Flu/Covid was negative however he did have 2 ear infections. There still has to be some virus that he has causing the cough I would think. Earlier this week I was fighting what he had too and have been so stuffy and sinus pressure like I'm having an onslaught of allergies. Covid negative too so am at a loss. Wife said new strain might be turning up false negatives...

    I would rather all my AISD dollars go to Austin schools versus the State General fund. Why shouldn't AISD be badass? I think it is a big deal that we have to deal with that.

    Ugh. I dumped so much in around 2500 back in March 2020 but because of the tech fall i'm below where I was then. If it goes down much more from here I might have to call game over.

    Ok, writing is on the wall, I just had a 148% month but I've given it a good 22 months and I just don't see the long term upside of my current gig, not to mention the fact that my VP of Sales is about to give all our boundary partners and sales people coronaries.  I'm officially in the market, will be happy to be a referral for SaaS, Cloud, or other technical sales enterprise sales gig, and will be happy to engage on specifics via PM, plus you might get a bonus.

    I'm open to things other than technology sales, really any situation that is positive, growing, and where I can get a whole lot of at-bats and make a healthy OTE.

    lol but cry inside.  these are now ~38eth give or take.  $110K if you are scoring from home.  profit is profit but damn, this was the craziest run up i have ever seen.  some rare ones went for $1M over the weekend. 

    What was so special about the owl? It seems like an NFT should have some unique quality for it to go up like that.

    My portal/ suite is still just treading water.

    BAYC land sale is interesting. I only saw it from discord the other day… will it be just another universe like sand that you can buy and own a piece of?

  9. Guess I’m still confused how one area is going up 70% in one year while another one is only 8.5% with somewhat similar demographics. I can see different markets being 30% vs 10% or similar but 70% vs 9% is dumb.

    Central Austin and the Woodlands are not exactly similar

    Or a progressive tax rate. I once was a fan of the property tax model but I could see a time coming that the taxes are so high on my unrealized gains I need to leave.

    Same. Mine is likely 300K over what I could see it selling for. However protesting that number seems pointless.

  14. I believe that this is the relevant section of the Tax law. They can only raise the appraised amount by 10% and then add in the value of the improvement. Seems like this should be a slam dunk protest.  
     
    Sec. 23.23. LIMITATION ON APPRAISED VALUE OF RESIDENCE HOMESTEAD. (a) Notwithstanding the requirements of Section 25.18 and regardless of whether the appraisal office has appraised the property and determined the market value of the property for the tax year, an appraisal office may increase the appraised value of a residence homestead for a tax year to an amount not to exceed the lesser of:
    (1) the market value of the property for the most recent tax year that the market value was determined by the appraisal office; or
    (2) the sum of:
    (A) 10 percent of the appraised value of the property for the preceding tax year;
    (B) the appraised value of the property for the preceding tax year; and
    © the market value of all new improvements to the property.

    (b) When appraising a residence homestead, the chief appraiser shall:
    (1) appraise the property at its market value; and
    (2) include in the appraisal records both the market value of the property and the amount computed under Subsection (a)(2).
    © The limitation provided by Subsection (a) takes effect as to a residence homestead on January 1 of the tax year following the first tax year the owner qualifies the property for an exemption under Section 11.13. The limitation expires on January 1 of the first tax year that neither the owner of the property when the limitation took effect nor the owner's spouse or surviving spouse qualifies for an exemption under Section 11.13.
    (c-1) For purposes of Subsection ©, an owner who receives an exemption as provided by Section 11.42(f) is considered to have qualified the property for the exemption as of January 1 of the tax year following the tax year in which the owner acquired the property.
    (d) This section does not apply to property appraised under Subchapter C, D, E, F, or G.
    (e) In this section, "new improvement" means an improvement to a residence homestead made after the most recent appraisal of the property that increases the market value of the property and the value of which is not included in the appraised value of the property for the preceding tax year. The term does not include repairs to or ordinary maintenance of an existing structure or the grounds or another feature of the property.
    (f) Notwithstanding Subsections (a) and (e) and except as provided by Subdivision (2), an improvement to property that would otherwise constitute a new improvement is not treated as a new improvement if the improvement is a replacement structure for a structure that was rendered uninhabitable or unusable by a casualty or by wind or water damage. For purposes of appraising the property under Subsection (a) in the tax year in which the structure would have constituted a new improvement:
    (1) the appraised value the property would have had in the preceding tax year if the casualty or damage had not occurred is considered to be the appraised value of the property for that year, regardless of whether that appraised value exceeds the actual appraised value of the property for that year as limited by Subsection (a); and
    (2) the replacement structure is considered to be a new improvement only if:
    (A) the square footage of the replacement structure exceeds that of the replaced structure as that structure existed before the casualty or damage occurred; or
    (B) the exterior of the replacement structure is of higher quality construction and composition than that of the replaced structure.
    (g) In this subsection, "disaster recovery program" means the disaster recovery program administered by the General Land Office or by a political subdivision of this state that is funded with community development block grant disaster recovery money authorized by federal law. Notwithstanding Subsection (f)(2), and only to the extent necessary to satisfy the requirements of the disaster recovery program, a replacement structure described by that subdivision is not considered to be a new improvement if to satisfy the requirements of the disaster recovery program it was necessary that:
    (1) the square footage of the replacement structure exceed that of the replaced structure as that structure existed before the casualty or damage occurred; or
    (2) the exterior of the replacement structure be of higher quality construction and composition than that of the replaced structure.

    Has anyone had the 10% they increase off the appraised versus the assessed. I looked at mine and they increased it from the assessed which is lower than if they used the appraised amount.

    If they can indeed use the appraised amount that might be a good reason for me to use pro tax just to reduce the appraised value.

    Does the additional fee from Pro Tax only count reduction in assessed? Or would they also bill you for reduction on apprised that would not actually affect your taxes?

    For properties with exemptions (EX: Homestead), there is a market value reduction fee calculated IF the market value is reduced but doesn’t beat the capped value ($2.50/$1k value reduction).

    Found this on the site so a reduction in 200k would cost me $5k. Ouch. Time to cancel protax I think.

    So if we move does that impact the "locking in donation forever" that we were promised last year? Although it seems they might just raise ticket prices to get around it but still would be good to know.

    And of course this year the donations to the Foundation are separate. If I could leverage my existing Football donation to get good seats I absolutely would. I guess it's a good thing it's the only show in town otherwise I just don't see how they can expect us to pay these prices.
