  1. IF it really happened, I’d be ragey too. Color me skeptical. 
    As far as child sex crimes go, it’s rarely the creepy guy in the van. It’s almost always the Dad, or the uncle, of some other person with very close ties to the family. 
    Quite possible the parents preached stranger danger over and over and the kid made up the story to make her parents proud. At that age, she may not have been able to predict how her little tale would spiral out of control. Then again, maybe it happened just like she said.

    It sounds skeptical for sure but I would doubt that parents would do shit like this....but this is 2018 and anything weird could happen these days. I’m going to stick to sex trafficking as a motive. /surlyPI.
  2. Man, this makes me ragey.

    There are sex-trafficking rings so sickos out there are abducting kids for a payday. Having a female along with them is intended to make the kids let their guards down some. Sick. Not sure how much these rings pay for abducting children either.

    I was a lucky kid. Always out alone for hours at a time. Even went to the store alone at 4 years old in Chicago even though it was right across the street. Plus, I had to dodge crackheads. I would never let my daughters in the backyard alone nowadays.

    They better get this bastard.

  3. I could only live in a New England type small town or something In the northeast like Montauk on LI(I know, NY douchebags overun it in the summer) ; it’ll have to be within 2 hrs of a larger city too with some exceptions. Can’t do a small town in the south unless it is close to a coast.

  4. Thanks all for your replies. Good points and things to contemplate.
    I’ll be on the Construction Manager constantly. He’s a younger guy so I’ll have to watch closely. About the heated master bathroom floors, our master will be on the 2nd floor so I don’t think that’ll be necessary.

    The House comes with a bullnose edge on the kitchen countertops so we’ll change that but the upgraded interior doors are very important.

    Paint- may just have the builders use their standard paint then hire painters to do colors before we move in. Will most definitely have crown molding.

    Appliances- does GE suck that badly? The builder offers Bertazonni appliances at a small upgrade. Never heard of them.

    Carpet- will get upgraded padding.

    Floors- will most likely get engineered wood floors due to young kids.

    Keep it coming if you have any other advice.

  5. Production style tract houses built after WWII generally suck. Built way too quickly for the GIs(had no choice), and there was a shitload of crappy prefab houses. Assembly line construction was very new and prone to problems. Craftsmanship went out the door during the time.

    Lots of YouTube videos on remodeling old houses and the basic engineering mistakes made.

    Old sidewalks from the 20s-30s still hold up well even when huge roots are right under so they have that.

Most of that is going to depend on your personal tastes / budget confluence.  I will say that it is typically pretty obvious the things you should have them do versus DIY (or using 3rd party) based on how they price things.  For instance.  If you want to add some additional patio space and the typical cost of that on the market is $5-$6 / sq ft but your builder says it's $11 then they really don't want to do it and are pricing it accordingly.  Sometimes you can even get a deal.  The will have excess concrete and a framing crew already there so they might do the extra patio for $3-$4 /sq ft.  just because the incremental cost is so low for them.  If you find things you:
    1.  want
    2.  can afford to pay for now ( I think they typically collect for "upgrades" up front)
    3.  are priced by the builder relatively close to or even below "market" prices
    I would go ahead and have them do it.  Otherwise either DIY or get a 3rd party to do it when your schedule/budget allow.


    Thanks, you bring up a good point about the patio and extension. We could try to negotiate it as well. I appreciate the response.
  7. What’s up fellas!

     

    We’re building a house with a production homebuilder(Weekley) and have 2 design center appointments coming up. I used to build for a homebuilder years ago so I know what to look for structurally, foundation-wise, etc. However, I really never grasped the interior options offered. That was the interior designer’s job.

     

    Of course, there are overwhelming options offered and we don’t want to go cheap and blow the budget but need some recs.

     

    What should we look for on a mid-range upgrade brand and type-wise? I don’t need help with colors(wife’s job).

     

    Carpets/padding..grade and thickness?

    Hardwood floors? Engineered, got small kids.

    Countertops?

    Cabinets?

    Anything else interior-wise?

     

    I think we’re ok with the backsplash and will probably hire a third-party to paint before we move in.

     

    What should we do ourselves later besides fixtures and painting? Again, we’re not trying to break the bank or over-upgrade(resale value) just make the best upfront decisions that’ll save us money in the long run.

  9. You could say that about a lot of places.  We miss them for the nostalgia and the memories that came with them.

    Curra's on Burnet (used to live closer to the one on Oltorf, but we went to the Burnet location when we move from South Austin)


    Alligator grill on S. Lamar had killer HHs.

Someone want to tell me why another minority community moving in helped drop the crime rate in LA?  If it's all whities fault, not that you specifically said that but others like David are implying it, why aren't Mexicans and other Central and South Americans murdering each other at the same rate as blacks?  Why are Hispanic communities not as big or even bigger failures because of the language/legal barrier?  What's the difference between inner city Chicago and San Antonio?


    Mainly Numbers.
    In 1970,LA had more Blacks than Hispanics.
    Now,Hispanics outnumber Blacks 6-7 fold.

    LA Blacks have fled to the Inland Empire, Vegas, Phoenix, and Atlanta mostly due to economics and Hispanic demographic takeover.

    Hispanic gangs are more structured and organized and have been at war with the Crips and Bloods over racial shit and drug territory especially since they have the numbers.

    Hispanic gangs don’t war with each other like they did in the 80s. The prison gang La Emme brought many of them under one umbrella. Stronger family bonds amongst the poorer Hispanics helps too.

    The Black gangs in Chicago have no structure or hierarchy like they did. It’s a free for all with no OGs to keep them in check anymore. Most Hispanic gangs in Chicago are affiliated with the Black gangs except for the Latin Kings. No racial war there, just violent,savage, and young gang members out of control along with a weakened CPD.

  11. The idea of integrating neighborhoods is interesting. It’s been my anecdotal observation that people like to live around people that are like themselves. For instance where I live, certain wealthy neighborhoods have been targeted and are now almost 100% Indian. There’s one right across the street from me in fact. The good news is that I know the only white guy in there and so I get invited to the poker games, and those guys happen to suck at poker.

    I think most people, if every other factor was exactly the same, would choose to live in a neighborhood that is predominately their race vs the opposite. I don’t see that as racism.

    Also, at least in Atlanta, the most diverse neighborhoods tend to be in the city where the schools suck and the crime is at least a little worse.


    So you must live in Sugarland or Irving? /stereotyping

  12. We went to the arts festival Saturday and hit up Heim before. IMO it has fallen off significantly since the food truck at the old location by the Republic Bar. It wasn't bad by any means but about on the same par as Rudy's. Art Festival was great as usual; the rain drove a lot of people off so the crowds were light.


    I was telling a friend that Heim was unimpressive. The sides even fell off. That’s why I respect Franklin so damn much, it’s so hard to stay consistent in the BBQ business for so many years.
