    I have been meaning to re-evaluate my insurance needs so this is the kick in the ass that I’ve been needing. My homeowners is through Allied (Nationwide) and I use an independent agent for that policy. I’ve never been very impressed with the service I get from that agency, but they were recommended to me by my agent in Austin when I moved to Arizona 15 years ago. I’ve been too lazy to find a new agent that could evaluate all my needs, including an umbrella policy. Does anyone have any recommendations for an agent in Arizona or a good way of going about finding someone new? Will likely be moving to Texas later this year, so will have to do this all over again in several months.

    We are looking at a property to rent out in Galveston.  the current owners just signed some shit heads to the upper duplex. In one month they’ve taken a very nice recently cleaned up place and made it in to a mess. Dogs, cats, reptiles and their shit all over the tile floor.     The siding is in need of repair.  1/3 has been replacef with hardi plank.  At least 1/3 needs some serious patching of the current wood so that water and bugs can’t get in.  I’d like to replace it, but I don’t think I can afford that now. Has no attic ventilation, roof was recently put on, but they didn’t put a rolled roof, so we’ll need to add the ventilation so that the roof makes it hopefully 5 years.  

     

    first question - as long as they are paying the rent, do you care about the shitty tenants?  Would this scare you away?  The money is what I consider very good as long as both are paying  ($600 a month in cash after paying bills).  My realtor, who I do trust and who manages quite a few properties, said stuff like that doesn’t bother him as long as they pay.  This is our first rental though  

    second question, and this is a morals thing - for any of you doing this, have you or would you ever call cps?  Again, 2 small kids and literal shit all over the floor. Dad and whoever was staying with them passed out in the 2 bedrooms after 1 while we were doing inspection. Trash and food everywhere. Just didn’t seem healthy.  I’ve lived in some bad conditions, but it wasn’t for lack of trying. This just seemed... I don’t know. Hard to describe, and I felt terrible for the 2 little ones. 

    Did you call CPS? Whatever came of all of this

I can tell you the downside of it first hand. It fucking sucks. Living near the lake, we have a new crew of people partying every weekend. So far out of the 10 or so weekends since he started this, we have had one weekend with quiet renters. Just this last weekend we had a group of chad bros partying till 4 am outside keeping everyone up. Despite me asking them several times to please keep it to a dull roar so my kids could sleep. I ain't no snitch and don't want my dog shot so I didn't call the cops, but I was very close. It is out of control. Fuck STR. Thankfully it looks like the neighbor is going to sell his house across the street and move back next door later this year when his last kid is out of the house.

    Edit: The wife and I even talked about renting it out long term just to get peace and quiet back.

    *Seriously though, UTPhil knows his stuff. I talked to him about a refinance a couple of years ago and he was very helpful and professional.
