I have an investment property being sold in the near term - said property is an apartment complex that I was part of a syndication deal.  I've kind of lost my appetite for this syndication stuff, so I'm considering using the profits to fund an improvement project at my primary residence.  I understand the rules with "like-kind" are fairly lax, but I'm wondering if I'm risking pretty big financial consequences by not completely understanding 1031.  Is anyone aware if this would be of significant concern? If I needed to obtain a consult of some type - would it be a real estate agent (residential or commercial?) or CPA? 

     

    If it is of significance, the home project it would be funding is a backyard oasis.

  2. First, although I'm a moderately handy guy, pools are pretty new to me. I just realized why my pool would drain into the yard vs the sewer or other recognizable outlet.

    I have at least 1 broken pipe on the drain side (see picture). I told my pool guy yesterday and he kind of huffed and puffed, but when I can back out after he left I still see a pvc pipe with no repair done. With that, I'm going to take a stab at it. I could easily repair some pipe w 90* bends in it, but what is the best way to fix an inline break? Any watch outs I need to consider?

  3. I've got to travel behind enemy lines today (OKC) but will be back at it tomorrow evening. Will report back with findings. I did not find a twist connect and did not strip the wires. I wasn't sure if they just hand twisted them together or not. I'm assuming not. It just seemed odd that out of 5000 sq feet of yard space, I find a spot of an extraneous connection

  4. Go to Home Depot.  Get these and some electrical tape.  Most likely low-voltage.  Turn your irrigation system off and unplug the brain at the wall outlet.  You can do it. If it doesn't work, call a pro.

    Just so I understand correctly, tie the red and white wires at 5 o clock (in pic) together?
  5. So I was digging a short line to lay some flex pipe from a down spout. I ended up running into some irrigation wires and am wondering if I really screwed something up. As a note, I do have a pool so I'm sure the pool guys reworked my irrigation. Do I just tie the 2 together? Any chance they're just 2 loose wires? See below567a9814ee5dde314b1639d6100e62fb.jpg

  6. So, after studying the sun patterns over the past week it looks like I will need predominantly shade loving plants in the beds. There are only 2 or 3 spots where maybe 4+ hrs of sun will hit. Based on the spreadsheet above, any idea how I should diagram this out? Any other options I should consider?

  7. Fair enough. I'm probably going w it bc it is the most cost effective at something like $25-30/cu yd. And I typoed, it's dyno dirt out of denton. I have some pretty grand ideas for the landscape but need to figure out some details like pH before I plant.

    First set of pics are post freeze but before the start of renovation project. I already removed the dead shrubs.

    The spreadsheet are some plants we're thinking abt. Prosper zone 7b (1990 map) north facing so we have majority shade but some sun in a few spots.

  8. Not so awesome: Crystal Nolan is a health professional who flew out from Washington State for the festival. She woke up the following days, in her own words, “bedridden with a sore throat, low-grade temperature, and lethargy.”  Her condition worsened, and her “blotches” turned into leg ulcers, which started to decay. The infection was spreading and worsening. Luckily, she was able to keep her leg with a seven month regimen of steroids. She still has some very visible scars, two years later.

    I'm re-reading this thread bc I'm redoing our front landscape from the freeze. I am or maybe was abt to grab some dillo dirt from denton to amend the current soil. Not quite sure whether i should or shouldn't based on this article

    We're someone who did a ruthless reset. Bought a new house last summer and wasn't a fan of the front landscaping. I pulled 75% of the shrubs last weekend and am currently looking at what to replace it with.

    I like some sky pencils, jack frost for privacy screening, fire nandinas, etc. I need to find a nice shrub with some color that will do well in shade since we are a North facing home.

  10. Maybe an odd question, but I will be receiving a profit of about $35-40k from a (syndicated) real estate investment. What applies during a 1031 exchange? I'm kind of thinking the commercial/syndication real estate game isn't for me and am trying to figure out what to do w the proceeds. Can I just roll it into my personal mortgage? Do I need to create some other home improvement note on my home to make it work? We would love to invest in a nice covered structure for the pool and maybe a small pool remodel.

  11. @cman would add on gabled porch be under additional structures or part of the regular domain?

    Someone correct me if I'm wrong, but we can claim these losses on our 2021 tax return since it was declared a state of emergency, correct? Also, if you extended into 15% of the value of the home, then you can request a property tax exemption or something like that?
