    Seriously. 

    Huge Titans fan, here. Swaim and Foreman were both instrumental in the Titans securing the #1 seed in the AFC. It was fun/surreal watching 2 Horns carry our team, considering there aren't really any other UT offensive players in the NFL that are currently worth a shit.

    This would be a fine point if the other team he is considering wasn't a team that lost to us 70-35 this year. But, the other team he is considering is a team that lost to us 70-35 this year. Soooo.... you're dumb.

    All of those things you said about Bama this year are absolutely correct. But I think the thing you're forgetting is that this year's Bama team still would have absolutely butt fucked this year's Texas team. We're going to lose to Bama next year. There's no "maybe" or "most likely" about it.

    I hear you. This is definitely a logical way to approach the situation. HOWEVER; we said the same thing about Charlie Strong and his almighty "Purge" after his first season. We said the same shit about taking a few years to get the rot out, but we all know how that turned out.

    This post is confusing to me. Maybe you're just being sarcastic, in which case you can just ignore the rest of this post. But with $180k combined income and no other debt, you can certainly afford a $360,000 house. Just doing some quick, back of napkin math: let's say you put 5% down ($18k), and you do a 30-year mortgage with a 3.1% rate; your payment would be roughly $1,800/month (Plus or minus a few bucks depending on your exact insurance, taxes, etc.) I'm not sure what part of Tennessee you live in, but based on what I'm seeing in my area right now (Spring Hill, TN just south of Nashville), you are more than likely paying more than $1,800/month in rent right now. Also, based on what I'm seeing in my area, you're not going to like what you see if you wait until Summer 22 to buy something.
