  1. I actually want one of those Rock Island GI 1911s. It seems like the closest thing you could actually get to the WWII-Vietnam era sidearm: cheap, durable, reliable, not finicky with ammo once broken in and accurate enough. 

    I have now bought then sold then bought again a Rock Island 4 times. I like it enough to buy it. I enjoy shooting it but if I get in a “thinning the inventory” move I always keep the Colt and sell the RI 1911.

    I currently have one in 9mm with VZ grips and love it.

  2. One of our neighbors, who was about to retire, sold his house two years ago to pay cash for a house in Pflugerville.
    The dude drives down our street in Allandale all the fucking time.
    Yesterday, we were out in the front yard and he rolled by and stopped. "Do you know what your house is worth?!?!?  SELL IT AND MOVE TO PFLUGERVILLE! IT'S GREAT! 10 MINUTES AWAY FROM EVERYTHING!!!!"
    Me: I know for a fact it's not 10 minutes from shit that's not a Chili's or a big box store. If it's so great, why the fuck do you keep driving this neighborhood every other day for last two years since you moved?
    I don't think he's gonna slow roll my house again.
     

    A) if you don’t mind tolls, Pflugerville is pretty convenient. ~20 minutes to 35th and Lamar, Cedar park or the airport. Bonus: no tent cities.
    B) even if you wanted to, you’re too late. There isn’t anything for sale out here.

  3. Ended up going new because it was cheaper than the used ones I was finding. Pretty pumped to be back in one. 

    Sold my 2019 Tundra for about what I paid for it two years ago to Carvana.

    I was willing to buy 2016 or newer 4wd 4Runner with 30-75k miles. The prices were all close to new. It took 4 weeks to find what I wanted.

  4. Yeah, that’s me. I have the “Military Relocation Professional” designation for exactly what you describe. I am “that” guy for Pendleton. I know VA stuff like the back of my hand, I’ve lived in this area for a couple of decades, and it worked my ass off for military folks as I understand what they need and how fast they need it

    That’s very different from being a military spouse realtor.

No disrespect assman (I'm gonna come across as an asshole, but I don't mean to be),  but I cannot imagine how a "military spouse realtor" could be worth a shit.  They (military families) move around every couple of years, at a minimum.  By the time they develop a good understanding of State laws and local neighborhoods, they are PCS'ed across the country.    Am I wrong?  If so, please tell me.  
    Ask me about greater San Diego, and I'll be able to discuss most locations intelligently.  As me about CA real estate law and customs, and I'll be able to do so intelligently.  As a newer agent, and you probably won't get the same level of answer that you might get from me. 
    I suppose that if you found a military spouse realtor at...Ft. Leonard Wood, for example, they may be able to advise another military family about things specific to  that posting (you don't want to live close to gate X, because it's a bitch to get through at 0500 kinda thing), but for somebody moving to a town in general?  I can't see it. 
    Does your wife carry the MRP designation?  Just curious.  And I'm not trying to fuck your wife out of a referral fee, I swear. 

    I doubt the realtor moves. They probably specialize in helping military folks that often have to shop remotely and with hurried schedule.

    When I was in the navy there was always a realtor in the area that the welcome team would refer to people that were coming in the next few months. They idea was they are used to handling VA loan buyers and people with tight schedules. They’d also help you sell with a similarly tight schedule or find renters when you left. They weren’t afraid to handle everything for you if you had to deploy or whatever.

  6. Not saying that it's not right, but house hasn't closed.  It just went under contract on March 9th.  
    I am going to call BS on this though.  You could have bid on houses twice that size and been real close to winning the bid during the same time frame.  My guess is that they have the addresses confused. 
     

    The realtors in our neighborhood did not disagree.

    Our hood for the last few years was a $280-350k appraisal.

    Every house is listed way over recent appraisal and winning bid is $100k over that

  7. Hey guys, here's a link to a spreadsheet of the ammo my dad still had when he passed. I just finished putting it together but still need to go through and see what I should price everything at. I just wanted to share it with y'all so you can take a look and just see if there's anything there you might be interested in. I haven't put together the list of guns yet, but I did go down and take pictures of everything and will be putting that together once I'm done dealing with the ammo.

    Are you in austin? If so I’ll take any 9mm at retail. If not in austin anyone closer can come get it.

    It looked like 8 boxes plus the 25 rounds of hornady.
