  1. I had it in 4th grade and it fuckin wrecked me. It was in February and really cold. I know this because the school would compensate for it by cranking the heat up to 80 inside. I was in my classroom shivering like I was cold. Teacher thought I was acting weird so she sent me to the nurse's office. 105 degree fever and my parents sent me to the hospital. One week later I made it out okay.

I ceased being a Cowboys fan when that carpetbagging Arkansas yayhoo Jerrah treated the venerated Tom Landry like shit.

You'd be surprised how many times I've heard from my patients "the day Jerry Jones dies is the day I'll consider becoming a Cowboys fan again"

  3. I'm not a real estate investor yet BUT I can't stress the importance of liability insurance. I'm speaking from personal experience. We had a customer allegedly fall in our parking lot and sue us because nobody came to help her. None of us remember her nor is there camera footage of the incident. Her family sued us and the insurance policy settled for nearly $500k. I don't have that kind of coin!

  4. Interesting development as of a few minutes ago. LifeLock sent me a "home title notification" and the address that came back is someone unknown in Harris County. They said to contact the county recorder to verify the information. I can't think of any reason why my information would be associated with this property. Do home titles have social security numbers associated with them? My credit reports are clean as a whistle FWIW

A price that high on a residential survey?  Sweetheart deal for the surveyor, kickback, etc.

Just make a quick phone call and see how much any other surveyor would charge.  Take that number to the HOA surveyor and ask them to explain the difference.  It might be justifiable, but it doesn't pass the smell test to me.

Sounds good. Really appreciate the input!

That seems awfully high for what amounts to a very small residential lot.  For comparison, that would run you between $450-500 in Travis county.  I would look into hiring your own surveyor and not using the HOA one.  Sounds like there might be something going on behind the scenes.  Typically, if you are paying, you get to choose who/what/where.

Is there any subdividing going on (doesn't sound like it if it is a legal lot)?  It could easily run that much if you are having to get the lot platted and approved by the county

All we're wanting to do is purchase the land and combine it with the house as one rather than 2 different entities. What exactly do you think is going on behind the scenes?

Can you clarify?  The HOA is not doing the survey, so why are they wanting money?  How big is the lot?  Where are you located?

I'm sending the check to the actual surveyor but they work for the HOA who owns the land. It's about 4800 square feet in Kaufman county

By the way this is just flat land. There's no structure of any kind on the land we're purchasing.

I’ve have a Chase sapphire Preferred for the past 48 months and want to upgrade to the Sapphire reserve to get both the greater 3x as well as the sign in points.  Do I downgrade the CSP to the Freedom card then apply for the CSR to get the 50k bonus?  If I understand correctly, if I ask for the upgrade w/o the “downgrade”, I don’t get the 50K signin bonus.  Also, I have 200k credits on the CSP, my understanding is those drop to 1x when I downgrade to the Freedom.  What happens to these credits when I then get the CSR? Also, if I pay the extra 75 to add the wife, is she able to get the same benefits (300 travel credits, lounge access, 100 back for Global entry, etc)?

You should be fine downgrading the card then applying for the reserve card & bonus. I would downgrade to Freedom Unlimited and use that card for daily spending that doesn't meet the criteria for Reserve. As for your UR reward points, they shouldn't be reduced like that. Once you earn them, you earn them. They'll be put into the new account you downgrade to and you can just swap them over to the Reserve card no problem. If your wife wants the benefits then she'll need to apply for her own card. Adding an authorized user doesn't double your benefits.

  9. Lots of good advice here. I'll tell you the 4 biggest problems that are going to cause problems for you that I've run into as a manager of a large group

    1. Employees who go by the book instead of using their damn common sense. You'd think that those people who follow the rules would not be a problem but they will cost you money. You have to figure out where the line is between giving them the freedom to make competent decisions and letting them burn the building to the ground.
    2. Employees who bring up irrelevant problems, have dumb complaints, etc. These are the folks who see Jack grab a trash can to catch water leaking from the ceiling and then email corporate that he's not answering the phone within 3 rings. Or the folks who bring up stupid ass stories in the middle of meetings that totally derail the purpose of the meeting.
    3. When you're doing a group presentation or about to send something out to a whole bunch of people, it's the jackass who focuses only on grammar and spelling. Sure they're both important but save that shit for the very end. I can't tell you how many times I've been with a group of people who waste hours on "is it a umbrella or an umbrella" and wonder why the project isn't coming along at all. Shut those fuckers down.
    4. When sending email, don't CC everyone and anyone. Including someone on a CC and directing a message to them is not an adequate substitute for a direct email. If your CC doesn't directly involve me then I'm probably going to filter it out or ask that you take me off the list so I can avoid overload.

  10. What's the retaliation if China decides tomorrow to fully integrate Hong Kong into China? No more Hong Kong government as they are now part of China. No more ease of travel for foreigners (China requires a Visa, Hong Kong does not). Is Britain going to take HK back and start WW3?

And to your list of people to talk to, you should seek out a chronic pain patient who needs pain medication and has difficulty getting the medication because of addicts who abuse the medication. They are caught in the middle of the hysterical war on opiates and the addicts who abuse the medications they need so dearly. They are the hidden victims in the clash between addicts and drug warriors. Many are choosing suicide rather than unending pain.

I have experience with this as a health care professional. Pharmacy chains like Walgreens and CVS got busted giving out opioids to pill mills (largely because they overwork their pharmacists and because of that we don't have the time to police prescriptions) so they created a policy designed to CYA but it's a major inconvenience to patients. Walgreens in particular has a policy called Good Faith Dispensing where they document everything and anything before they'll dispense meds for chronic pain. If you get too high of a dose or get certain drugs they want the diagnosis code from the physician, date of treatment, length of treatment, treatments that have been tried and failed, how they're monitoring you, and they hold you until the day you run out. They've essentially turned chronic pain patients into slaves to the pharmacy. It's really sad and why I'm glad I don't work for corporate pharmacy anymore
