  1. We had over 15 STRs in Austin during the go-go days and preferred 30 days plus, the problem even when you have an absolute no policy on STR is that the market is flooded with STRs and everyone - including them - wants the 30 days plus customers. There were no barriers to entry so the market gyrated every direction. Now with the lock down on STRs pretty much everywhere, the 30 days plus rentals is all that’s left. I can’t see how that’s good for business. With Airbnb it’s just too easy to get into it. With corporate ownership it’s too easy to get crushed. Heavy asset and tax cost plus no barriers to entry and big companies are your competitors? I’m sure you can make a few bucks and ride some appreciation but it’s not a passive income stream it’s an active business. To me it’s a recipe for a massive headache with marginal returns, if not a complete waste of time.
  2. Honest mistake. Not a Republican, not a retread, I don’t want trouble. Fuck ou.
  3. Site motto
  4. teams from huntsville, texas scare you to death, death row of FBS. we're cooked.
  5. probably not as much as some of you internet warriors.
  6. because SHSU scares you to death... death row of college football I tell ya.
  7. low hanging fruit is green frogs and fuzzy teddy bears. what gives?
  8. that's really interesting. I wouldn't have though it.
  9. you only have to go back to Ohio State 3 weeks ago to have major concerns about Sark's in game management. there's nothing to "re-litigate" the combination of Arch's performance and Sark's in game management will fuck us in the ass this year more than once.
  10. wait, you think sark's in game management over the last 2 years is ok and actually helps the offense get back on track? serious question.
  11. false dichotomies is a real thing. 1. get arch back on track, or on track for the very first time as needed for the heart of the SEC schedule. 2. be a better game day coach as we head into the heart of the SEC schedule. these are not mutually exclusive. * for the record, I think his scheme is fine - for a QB that can throw the football. guys are open, guys are schemed open, I have no issue with the passing game structure, I have major issues with his in game management and that plus Arch's tilt a whirl head game is gonna fuck us.
  12. his redzone tactics, his fourth and go for it mentality. you really think he's going to adjust for fla, ou, and georgia and take 3 points on 4th and 3 from the 5 yard line or punt on 4th an 2 from midfield. do you really think that? if you do, please tell me in the record of the last 2 years where there is evidence of that.
  13. where did I say he wasn't desperately trying to get the offense back on the rails? I'm talking about a long term philosophy and track record of his with extremely talented texas teams. the offense has its problems, but at some point, he's going to have to trust his defense, his offense is that bad. PM sent, seriously.
  14. the fact that sark won't call the game to his team's strength - the defense and punting is mind bottling. the QE discussion goes to the real problem - coaching - not so much to the past. ball security, penalties, asinine fourth and go for it calls and play down to your level offensive production points to coaching. yeah Arch's head is turned backwards, but if the genius trifecta of sark, flood and milwee would punt the ball, kick the field goal, and stop the OL penalties this team as is will win at least 9 with arch wearing a paper sack over his head. it won't take much from the genius trifecta to get 10 wins. from there it's on arch, but to me it starts with the coaches.
  15. that's all fair but RB fumbles, disappearing acts from sark in the third quarter, miserable play calling on 4th down and in the red zone, OL troubles add to Quinn's failures that still took us to two straight semi-finals. QE clearly couldn't over come those problems that weren't his fault and he was a self sacking artist and a fumbler and tumbler but I wonder if some of those other issues were resolved if he wasn't good enough to win it all. controversial but I think QE was "this close" to being a back to back national championship QB. I really do, which is not to down play some idoitic tendencies of his.
  16. negs are for hoes.
  17. that you like to take it up the ass? I mean I *hear* it's quite enjoyable so you know, NTTAWWT. no they would be crawling all over this site asking questions of everyone of you miserable sons of bitches.
  18. I dare him to say they played to win. i double dog dare him.
  19. it'd be great if arch could anticipate and throw to the open receiver, the system and the play calls are there. I think the defense is the team, and with upgrades in punting and FG kickers you'd hope sark would see how hard points are going to be to come by for both his unit and the other team's offense so field position / punting on fourth down and field goals will be acceptable outcomes. I think if arch can calm down and improve even somewhat and sark can think about his defense as his best offense then this texas team still has 10 wins in them.
