  3. Yep, you have it all correct. All kids were from previous marriages. It is community property. They bought the land after they got married and built the house on it. No Yeah, this whole process is being rushed now because from what I've been told, the county wants to step in and sell it to pay off the taxes owed so now they're trying to sell it themselves to maximize profit. From what I gather, the daughter did probate the mothers will, hence the deed change. The siblings on the other side are all now getting affidavits of heirship. So filing for the estate admininstration, would all parties with an interest in the estate have to sign off on doing this? And are the costs of doing this automatically deducted from the proceeds? Anything that involves cooperation is going to be a struggle. And thanks again for taking the time to provide some insight on this.
  4. I'll just post it here instead of PM's in case anyone else wants to weigh in. Property is 2ish acres in Liberty Hill with a tear down on it. Prob worth 150k-200k so not an overly large sum of money. The property was owned by my stepfathers father and his wife (no relation to stepfather; remarried). Some years back, they quit paying the property taxes because they were olds living on SS. Since Texas won't come after seniors in arrears on property taxes, they've been building up. IIRC, it's up to 35k now. His father died a couple of years ago with no will so his part of the deed changed to Estate of XXXXX. At the time, there were 5 living siblings. The wife continued to live there until last December when she passed away. She has one daughter and a will was left. The daughter changed her half of the property interest to her name. Now the property deed says "Daughters Name/Estate of XXXXXX". Question 1: On the estate side, there were 5 siblings. One has since passed away having no will either. No one can give a straight answer to where his piece of the pie would fall. Is it his surviving spouse? His kids? Question 2: Let's say the property sells for $200k and there are 40k in taxes owed. My assumption is that since one party holds 50% ownership, they also own 50% of the tax debt. Then the other 5 parties that own the other 50% would split the owed amount between them. However, whoever is processing this is saying it instead will be split 6 equal ways. That seems incorrect to me and in the end, probably isn't a big difference $$$ wise but there are bitter family disputes going on over this stuff right now so there is a big sense of no one wants anyone else to get more than what they're legally entitled to.
  5. Since this site is full of lawyers, anyone practice/familiar with estate probate in Texas where property is concerned? My step-dad is too cheap to pay for a consult and it sounds like whoever is driving the bus is doing it wrong. I would like to see if my thinking is correct and let him know he needs to retain someone, else lose out on money owed.

I heard him outside a week ago hacking up a lung and looked like he was going to pass out walking down the driveway to pick up his delivery from Tractor Supply. I haven't seen him since which is out of character for him. He's usually out everyday at 7:30 in the morning to yell at the mexican boys down the street waiting on the bus to "go back to their shithole". I went by to check on him but no one came to the door. All I could see through the window was empty zinc bottles and an absurd amount of new pillows stacked everywhere. There was also a foul odor....well, fouler than usual but with a hint of apple. Dispatch: Ok, we'll send someone out. Do you know the house number? Neighbor: I'm not sure but....uh, you'll know which one it is. Ya can't miss it.
  7. 30 minutes of drone footage from Grand Isle. Looks like a lot of the nicer homes with metal roofs escaped relatively unharmed. Big sections of homes completely gone, then sections with minimal damage. I wonder if the building density helps with that. I was expecting bolivar peninsula post-ike where 90% of everything was washed into the bay. Bolivar also had a bunch of old shitty beach houses too. Our family cabin a couple of blocks from rollover was built in the 60's. I don't even think the pylons were left after Ike.
  8. Grand Isle actually doesn't look as bad as I thought it would. I was expecting post-Ike Bolivar peninsula type damage.
  9. That shit will wear you down. I miss living on the coast sometimes but hurricane season was always a beating. My last brush was 2005. The ex and I had an apartment in Nederland while we made plans to GTFO of southeast Texas. I took a job with Dell and my first day was the week Rita hit. I came up that week to start training and the ex stayed behind to finish out her last week at work and to finish packing up our apartment. When Rita looked to be headed our way, she packed what she could in the SUV, then drove out to Austin to evacuate. We spent our first month in Round Rock in an empty apartment on an air mattress with 2 folding camping chairs. First they had the county on lockdown for a week or two, then I had issues getting a Uhaul so we could go in and move our shit out of our apartment. Wound up having to rent one outside of Houston to take in.

  11. I know there are GP's in southeast Texas that are prescribing ivermectin and HQC for patients. I'm facebook friends with people I went to high school with and seems delta is tearing its way through that area as I know several currently sick. One in particular said she went to her GP when she tested positive and asked for ivermectin/HQC along with a z-pack. That was on day 2 of infection and of course all the idiots in the comments were cheering her on for not getting vaccinated and telling anecdotes of "I heard from so and so they took ivermectin and HQC and were completely better 2 days later". Fast forward 10 days later and she's still running fever along with all the other symptoms of feeling run down/brain fog/cough/shortness of breath. She's late 30's and super fit so not some typical SETX fatty with a list of comorbidities. Frankly, I only keep her on facebook because she's hot and posts lots of yoga pant thirst trap "workout" pics.
  12. Ya know, now that you mention it, I do remember the uproar over HPV. I didn't really venture into the CR on the shag or pay much attention to politics in general until I hit my 30's which coincided with Obama getting elected for his 2nd term.

  17. I looked for those this afternoon at my HEB but no dice. I did see these though. I'm usually a flamin' hot cheetos guy but these are really good. Not too hot unless you eat a quarter of the bag as the heat builds
