re: canada, the CFL is the wildcard and the prize in all of this if they will let go of their history and forgo 3-down football, the 55 yard line and 25-yard endzones.

essential reading from march this year to continue to post in this thread:

    https://www.cfl.ca/2021/03/10/cfl-exploring-opportunities-alignment-xfl-ownership/

    https://xflnewshub.com/xfl-news/an-xfl-cfl-hybrid-league-that-could-actually-work/

this link is 8 years old but a required primer for this discussion:

    https://bleacherreport.com/articles/1685288-cfl-usa-how-to-make-it-work-this-time-and-15-places-where-it-could

smsa without nfl interlaced with cfl smsa (3.3 = 3 million 3 hundred thousand rounded)

    https://en.wikipedia.org/wiki/List_of_metropolitan_statistical_areas

    6.5 toronto

    4.4 montreal

3.3 san diego - no brainer

    2.8 vancouver

2.8 st. louis - not sure if the support is there... they were really pissed off after losing their 2nd nfl team

2.7 great salt lake city (slc is only 1.3 by itself, but the addressable market includes ogden (.7) and provo (.7) thus the placement here) - no brainer, BYU-graduate-pro-team

2.6 orlando - will the transient population buy in?

2.6 san antonio - no brainer

2.5 portland - the oregon antifas - or even better, the oregon warriors..... just do it

    2.4 sacramento - no brainer

2.3 austin - do we *really* want this? .... they would have to play on campus..... do we really want this?  wouldn't a team in san antonio moot this?

2.1 columbus - proximity to canada trumps jortitude

1.9 milwaukee LISTED FOR COMPARISON, includes green bay (.3)

1.8 hampton roads (va beach, newport, etc.) NOT AN OPTION due to transient navy population - 80% of the disposable income rotates out every 3 years

1.6 providence NOT AN OPTION foxboro is equidistant to boston

    1.6 calgary

    1.5 edmonton

    1.5 ottawa

    1.4 okc

there are 7 us sms areas underlined above, and with 9 cfl teams that rounds out a nice level bracketable league of 16

    1.4 raleigh-durham

    1.3 memphis

    1.3 richmond

    1.3 louisville

1.2 hartford (an interesting idea for a team in the north east with proximity to ontario and quebec, far enough away from the ginajets and hoodieland)

1.1 buffalo LISTED FOR COMPARISON, this is the smallest smsa in the nfl when milwaukee and green bay are combined

    1.1 birmingham - vulcans holla

1.1 grand rapids - there's enough hate for lions suckitude that the proximity to toronto and winnipeg might make it viable.... maybe

1.1 rochester - central new york is another option for a team close to ontario & quebec

1.1 tucson - very stable population but huge number of retirees, we are getting in to speculative territory

1.0 tulsa - 2 teams in oklahoma?  maybe a franchise to split games between okc and tulsa?

1.0 fresno - 2 teams in central california?

1.0 oahu - not until the boomliner is operational

    1.0 corn - chefs fans

.9 worcester mass - part of hoodieland

.9 bridgeport ct - additional hartford market

.9 greenville sc - getting very speculative here

.9 albuquerque - isotopes holla, we could have the california atoms (sacramento) and the albuquerque isotopes and that would be cool

stopping here for us markets as many of the smaller sms on the list are next to or part of larger conurbations already listed above and/or in nfl tv markets and i don't see any that i think could support a team by themselves

it would be useful to compare population data against tv markets as a check-sum

note: san francisco / oakland (4.7) and san jose (2.0) are considered separate MSAs but i left both out even though the 49ers play in santa clara so the peninsula and the city are "technically" available, and the raiders fan base which stayed solid during the 12 years in la means a bet on oakland as a market needs 10 years to see if the same thing happens after the move to vegas; i would stay out of norcal but go all-in on sacramento as a must-have

to round out the canadian comparison there is a big drop after ottawa:

    .9 winnipeg

    .8 hamilton

and the smallest pro football market in both the us and canada....

".6" the saskatchewan roughriders who play in regina, population 263,184, and have fans that travel from saskatoon, population 336,614, which is 163 miles northwest

for comparison, green bay is 117 miles north of milwaukee

We have the new soccer stadium. Perfect for minor league football.

I have a friend who is a mechanic at MB of Austin.  He bought his wife a used E63 wagon (not sure which year model, but got a good deal) and said he had to sell it six months later because she had two wrecks.  Couldn't handle the power.  That is a badass ride immamac.

That's weird because it's impossible to wreck if you have the safety systems turned on (curb rash is not as easily avoidable). It literally will not hit things and steers away from them or brakes without your input etc. - it must have been the previous generation without all the safety stuff. It's also completely tame if you leave it in comfort and don't drive in binary fashion with the accelerator (foot to the floor or off the gas completely). I am actually really surprised at how well behaved and docile it is in full comfort mode. I got the Acoustic Comfort Package and it's seriously dead silent inside the cabin in comfort mode unless you are doing a "passing pull" on the accelerator. Now...sport, sport+ and RACE mode are varying stages of insanity. RACE is full blown demon shit - the car is unrecognizable from comfort mode, doesn't steer the same, accelerate the same, feel the same on the road, sound the same. Completely different car just from a touch of a button.

Proliferation of disinformation, combined with a lack of critical thinking skills to actually validate information past a headline and actually check sources cited is how we get to where we are today.

It's so much simpler than this. People just suck and are racist garbage afraid of things that don't look like them, talk like them etc.

After some time I have decided that renting is the way to go.  I have been advised that I need to create an LLC and transfer the title to the LLC for liability purposes.  I am reviewing how to create an LLC and have questions.

    1) Choosing a Registered Agent - I assume that this is something that I can do.  I see that you can hire companies to fill this role but all the LLC will be is one house.  Am I missing something here?

    2) Member managed vs manager managed - I think Member managed is for me since the LLC will just be me.

    3) Do I really need an operating agreement?

    4) Should I add a family member to the LLC in case something happens to me?

    5) Is there any other advise that anyone has?  I have never owned a business before so I am sure I am missing something.

I wouldn't do this unless you have substantial other assets. This is a huge headache and pain in the ass that really only makes sense once you have many rental properties or a bunch of assets that aren't protected by judgements.

You do need to get a much different insurance policy with at least a 1M umbrella.

Super weird. It's almost like anyone who wants good fuel economy has FI.  Ecoboost from Ford. Eco from any vendor. Most Subaru have a small turbo. Its weird how stupid you are even the damned Chevy sonic has a turbo.

This isn't 2010, you are the stupid one. Its not for performance anymore its for fuel economy. Shut the fuck up about things you don't know about and save yourself some embarrassment next time.

Is that stock exhaust? It sounds great, but figured it would have been quieter.

That's the quiet mode. Loud mode crackles and pops and snarls and the turbos dump boost so hard the pavement clears underneath. It's a fucking insane machine.

    Holy fuck, that sound…congratulations immamac.

You’re gonna be smoking so many dumb bastards out there (wait would people even try to race a wagon? Lol).

Gunnar has been saying VROOM VROOM all day pointing at the car and wanting to go for a ride. He woke up early from a nap and was literally just screaming VROOM VROOM all afternoon.

Went out and got a good video. The car wasn't on anymore so the horn didn't work.

We went to the "carwash" after and found a nice quiet place to do a race start with launch control after the drivetrain was properly warmed up. He was fucking loving it. Then we went to the car wash and it was one where you put the car in N and let it pull. If you are stopped and put it in N the car automatically applies brakes to keep from rolling away. I was telling the guys and they were both like what then I showed them on the dash and said "idk man it's a fucking racecar" then revved it to like 1.5K rpm and then they were like ok you can go through in drive. Hahahaha, weird that you can switch into neutral if you are moving, just not stopped.

There are no good political discussion forums anywhere on the internet.  They have all polarized and solidified around their own particular dogma.  Two things happened to drive this, neither have anyhting to do with Trump.  It began before Trump and will continue long after he is gone:

    1. Game psychologists figured out that points systems with upvotes & downvotes keep people checking back more frequently.  All forums have adopted a system of the type.  To get points and not get banned or posts not shown, posting behavior gets culled and shaped to the collective views of the few most active posters.

    2. Professional marketing groups use the internet to quickly disseminate their messages, and these slogans and messages have infected the entire internet.  Virtually everything that gets discussed is on the latest selected hot topic and the same crafted talking points gets repeated (or simply just linked to) over and over.

Go check out any forum on the internent and within two minutes you will know what type of messages will be well received and which type will not.  The general consensus on poltical forums of all types is that everyone else has gone extreme or crazy, and they are simply being rational centrists.  They all think others who challenge the dogma are trolls who flee in fear from their brilliant irrefutable logic.  I have no idea why they think this, because true trolls do not flee from being countered; that is what they are after.

That's not true at all - there's lots of good discussion here that isn't driven off of an agenda or current events. I know that the threads with that as the focus are what you are talking about - but there are many other threads that are just great discussions on general policy and stance. Those are actually the ones that are the least polarizing because people aren't starting from a position of defending or attacking, just simply thinking and positing.
