  1. Probably already covered but can't find it. Is there some magical bullet that will take care of bermuda grass in flower beds without killing the plants? Just had two flower beds built and filled with rock so mulch isn't the answer. One bed is butterfly iris and pittosporum and the other flower bed has sego palms, a Mexican fantail, salvia and gulf coast muhly grass.
  2. Haven't seen any official word on it, but depending on where they were, there's lots of hydrilla in areas. No life jacket, not a strong swimmer, rough water and getting caught up in that would do you in quick. I'm guessing that might be why they haven't found a body yet, but that is just a WAG
  3. I live less than a couple of miles from the lake and it was sunny, hot and calm until it wasn't. Would have never known anything was coming without the notice blaring on my phone (probably about 10-15 minutes before it hit). Even then, had to look at radar to see anything.
  4. Maybe clumsily worded, but Dual main drains (required for all newly constructed residential swimming pools and spas) consist of two separate main drains, placed a minimum of 3' apart, which are connected by piping to a tee fitting. This design allows the drains to be far enough apart that one person could not block both drains simultaneously. If one drain is blocked, the suction is able to shift to the second drain allowing swimmer to swim both freely and safely.
  5. This is why new pools have more than one drain. The pressure is spread over a larger area and a lot less dangerous.
  6. I think that is the driver of the truck. When they first clear the white vehicle, you see him walking away and then he collapses
  7. How was that possible with a lead of home run to start the fourth?
  8. No, they won't assess only on the land. It should be assessed on a percentage of completion type of calculation. If the home was 75% done, then they would give you a 75% of the finished valuation
  9. You really can't stop it from happening. A higher option fee might work, but you really aren't going to get much that way. Possibly the best way is to shorten the option period as much as you can and do all that you can to keep the other potential buyers aware of how things stand in hopes that they will wait a few days to see if the contract is going to progress.
  10. Further on in the email This could include Williamson, Milam, Lee, Bastrop, Hay etc. especially if you have a property that spans county lines and Travis county handles the taxation
  11. Yeah...about TCAD and access to MLS. Just got an email that the company running the Austin MLS, CoreLogic...well, here is part of the email Good luck with that
  12. I understand the process, I've been through it several times. My point is simply that if the protest company saves you $20K off of your valuation, all of the different valuations used by the various taxing authorities will go down by $20K whether they are affected by homestead exemption or not. Wouldn't it be easier to simply multiply the valuation savings times the tax rate to determine the amount saved in taxes?
  13. A little confused here...why wouldn't they just take the amount of the valuation reduction times the tax rate and take their percentage of that? Homestead would not factor into that since the reduction is across the board.
  14. My dumbass thought it was automatically in use since it's in the ATT folder. Just activated it. Many positive internets to you, good sir
  15. The usual wording is "$10 and other valuable consideration." I have seen the same wording on deeds from the 1930's and 40's. To be honest, I have never seen an actual price included in a deed (although I haven't read more than 4 or 5 dozen and I"m not a lawyer).
  16. Yeah, my dad had a logo golf ball collecting disease. He had/has over 11,000 golf balls (I'll bet there are fewer than 30 repeats) on his office walls and probably another 3-4000 (lots of repeats) around the office. When he passed away, I bet he had over 15,000 balls at his house in egg containers. We gave them away here and there and got tired of it, so we donated about 12,000 balls to the First Tee. It was funny when we pulled up with a pickup load of golf balls in egg containers and 2 full 55 gallon trash cans full.
  17. Okay, I'll bite. Which recorded document show the purchase price? I guess you could back into a price on an FHA loan by assuming a 3.5% down payment, but where are you going to get the down payment on a conventional?
  18. No worries. Technically, the county is not supposed to have access to the MLS data, but you'd be hard pressed to convince me that they don't have a backdoor in. They also "prey" on first-time home buyers who don't realize that they don't have to report the sales price when they file for the homestead exemption. It's disclosed on the form but you'd have to read the fine print...and nobody got time for that
  19. Why would the county know the sales price unless it has been used in a previous protest (or the owner is an idiot)? Texas is a non-disclosure state and there is no way to determine sales price from the recorded documents
  20. Not that it will affect my string of ineptitude when it comes to the lottery, but Shit's rigged, yo
  21. The chances of getting a positive return on the appliances, flooring (unless the current flooring is ruined), AC and fence are practically zero. At best, they might save you a little bit by selling the home faster (but not for much more money). It's been a while since I've paid attention to the research, but several years ago the best bang for your update buck in Texas was kitchen and master suite updates and they showed a return of around 65-70%. Of course, this research is done by the Real Estate Center located at Texas A&M, so take it with a grain of sheep...whatever
  22. Yeah, I missed the time stamp on rage's post.
  23. Pretend I'm really dumb. I'm currently on ATT. If I buy the Pixel 3XL and activate it on Google Fi for a month, I can still put it on ATT at the same time and then cancel Google Fi after a month correct?
